Bob and his partner were very nice, courteous and their intentions were genuine. The reason this is not a great rating is because unfortunately he and his partner on my case did not effectively understand or know what my options were. I continued to pursue my dispute and found out at the end the strategy we put into place was useless because of a miscalculation on their end. I will say they were attentive and professional, just a little light on overall knowledge of the area of law I needed help with. They came highly recommended, so very much worth a consultation over the phone and you can make your own decision.

I am an Arizona small business owner and have known Bob Itri for 14 years. Initially, I retained his service on a personal matter and he was able to settle the matter quickly without the need for litigation and obtained a very favorable result. Since that initial representation, I have used him exclusively in various business endeavors where representation and advice have been necessary. Bob is a very knowledgeable, trustworthy individual and attorney and has provided me with excellent service with outstanding results. I would highly recommend Bob, and have referred several business associates over the years.

I hired Bob on a recommendation from a friend a few years ago. Bob represented me as plaintiff in a very complex litigation matter. The litigation was long and painful for me but Bob was always supportive and patient in the process. Ultimately he helped me obtain an acceptable resolution. I was very happy with his representation.

I did not hire the attorney only had a phone conversation. I do not reside in AZ but was told that I needed to hire an attorney in order to obtain an Affidavit of Succession in order to sell the property I inherited. I called her office and asked how much the service would cost me and was told eighteen fifty plus required filing fees.(approx $235) I said eighteen fifty??....do you mean to say One thousand eight hundred fifty dollars?? She said yes. Please be advised that it is probably less than one hour worth of work for her. $1,850??? Seriously!!? Please beware!!!!! Another attorney called me back today and confirmed that this is about 1 hr worth of work and he charges $300 for that service. Although, I know that one needs to hire an attorney for some things, I was able to obtain my above stated Affidavit w/o an attorney. The ladies at the Pima County Supreme Court/probate/trial department are super nice and super helpful. It only cost me my $235 filing fees plus my FedEx $24. I gave her 2 stars because she was nice on the phone. Please beware!! Will take you for your money!!!

I have used Rita going on 20 years now. I refer many of my clients from my business to her, as well as she has handled several real estate transactions, 2 estate matters and she has completed wills for me and my wife and other family members. I have never had any bad feedback from clients I have referred to her. I feel she has been very fair in what I have been charged, in each legal matter she has handled for us. I all ways tell anyone who uses any attorney that it will cost more than you think it will, and if you write your question or keywords to jog your memory, and stay on task you will reduce the time you are billed for. As I learned a long time ago, lawyers are not cheap and if you waste their time in their eyes, they will bill you for that time. I will say again Rita has all ways been fair in her billing. I have learned that dealing with attorneys in the legal arena, is that the outcome is never like you see on TV, and the expectation by the average person is too high. The results I have seen with Rita have all ways been better than I expected. Rita has gone the extra mile literally, by meeting one of my clients I referred to Rita at the clients home, as she was dying, could not leave and needed a will done immediately. Rita has also met me at the clients home to finalize a real estate transaction on a Sunday. What attorney does that???

Good afternoon all, I highly discourage anyone from retaining services from Rita or any of her affiliates. It's a kangaroo court set up for each of the local lawyers to line one another(s) pocket(s). I donated $3,000 and received little to no counsel. Her staff isn't punctual, inefficient, and unprofessional. Please stay as far away from this firm as possible at any and all cost. In addition to that, I'm still waiting on a returned phone call from approximately two weeks ago that has yet to be returned. Once again, stay away from this place. Kindest regards, A customer who was taken to the cleaners

I hired Ms. Daninger to help me get guardianship of my partner of 7 years, Mike, after his brain injury. I was already Mike's POA and MPOA. His father, who wanted to pull the plug on Mike, was opposing me for guardianship. Not only did Rita not stick up for me or for Mike, she let the father's attorney walk all over me both in and out of court. I had to raise my hand to talk to the judge while Rita sat there silent in court, and I had to hire a second attorney to help me. This was all while I had to get an order of protection against the father to protect me and Mike from him which I made Rita well aware of. Mikey and I are both here and doing well, no thanks to Ms. Daninger.

I hired Nathan for a simple real estate matter, he sent two letters (one to the wrong address). Advised me to tear up a check, and now I am out the reimbursement and his lawyers fee for the two letters(hundreds of dollars). The office did not keep me informed, and I have called several times with no response. Now I'm out the cost plus lawyers fees. He recently sent a letter stating the matter was closed. My father set up a special needs trust fund for me with Attorney Gerald Hunt. My father passed away 5/31/2018. The money in the special needs trust fund is still not available to me as of 1/15/2019. I contacted Mr. Hunt by letter in November of 2018 asking for information that was needed for the Section 8 program I am enrolled in. I clearly specified the information needed for my Section 8 worker and requested that the information be supplied by 11/20/2018. I received no response. I called Mr. Hunt's office in December, asking to speak to him. I was told he was out of the office. I called twice more before a date and a time was set up for me to talk to Mr. Hunt on the following week. In the meantime I received a letter from Section 8 stating that they needed information from the attorney handling the special needs trust fund in order to process my Section 8 information. When I finally talked to Mr. Hunt, for all of five minutes, he agreed to fax the information to Section 8 in a few days. He transferred me to his secretary to take care of setting up the fax number for Section 8. I also asked his secretary to email me a copy of the information sent to Section 8. I also sent Mr. Hunt an email detailing what exactly was needed to be sent to Section 8. A few days later I received a copy of the information sent to Section 8. The information didn't include the list of what the special needs trust fund couldn't be used for, which was the most important piece of information that needed to be sent. I had specified this in my letter sent in November and in the email sent after I spoke with Mr. Hunt. So I had to contact Mr. Hunt's office again to get that information sent to Section 8. Mr Hunt charges for every contact made to his office. The money comes out of the funds being set up for my special needs trust fund. I am being charged for the November letter that was ignored, the phone calls I made to Mr. Hunt's office and the extra call I had to make so that his office would send the all the information I specified to Section 8. If Mr. Hunt had responded to my November letter, I would not have needed to contact his office in December, calls I will also be charged for. I don't believe this is ethical. In addition, in an earlier bill, I was charged for a phone call to his office regarding a dental bill. This is not accurate. I called to see when I would receive paperwork about accessing a special needs trust fund which Mr. Hunt had told me he would send me at a meeting about my father's will held the first week in June. The secretary told me I would receive the paperwork after the meeting with the trustee which was to be held the next day. Not only is the notation on this earlier bill incorrect, I still have not received paperwork telling me how to access my special needs trust fund when it is finally set up. In letters I have received from Mr. Hunt's office, there have been a number of inaccuracies, including incorrect monetary amounts, incorrect name of one of my Father's accounts which was with Unify Credit Union but was incorrectly called Unity Bank, and address errors. This is not what I would expect from a professional legal office. I live in Minnesota and Mr. Hunt works out of Arizona, which means I can't just make an appointment and go see him and get my questions resolved. He has not been clear, helpful, or responsive, causing me to have to make unnecessary additional contacts which I will be billed for. I read online that the cost for a simple probate is usually $1,500.00. Mr. Hunt's charges are nearly $2,000.00 so far. I would not recommend this lawyer to anyone.

I was forced to use Craig Irish as part of a group of investors and despite winning the case, I can say he is one of the worst lawyers and people I have ever dealt, even those I've gone against. I will say Mr. Irish has a decent grasp of the law, however that is where his skills as a lawyer worth hiring end. His temperament is so bad, I was often forced to yell at Irish to stop screaming during otherwise civil settlement discussions of a very large (9mm) case. He is so focused on being right, he ignores the nuances required to navigate a complex negotiation which had I not been involved would have unquestionably led to prolonged litigation instead of an acceptable settlement. Irish is also predisposed to yelling and screaming in court, which in my opinion only hurt our credibility with the judge. Furthermore, it is my opinion he is unethical, disorganized, unprepared, untimely and generally not someone you want representing you in an important legal matter. He may be qualified drafting simple contracts, but if you require more than that or are engaged in a matter that will require court appearances by your attorney, I would avoid Craig Irish at all costs.

I was the trustee working through my father's tangled estate and Mr. Romley was terrific at helping me negotiate with the creditors and other issues. He kept me informed when there was information to know and things to do. He was attentive and resolved the estate promptly once we had waited the entire time period. I could not be more relieved. In response to the previous review, sometimes he didn't call me back because frankly there was nothing he could say or do, somethings take time. When you are wading through a tough situation, waiting for phone calls can seem like forever. However, his calling me back immediately when he had no information to provide would have only served to rack up my bills. I highly recommend Mr. Romley.

As an executor, I didn't think it was any of his business what I did with items left to me. I could have chopped them up and burned them and it still wouldn't be any of his business. I have known and worked with Terry Dunmire for years- decades, in fact. As a sole practitioner, he has tremendous experience in many areas of the law, including family, real estate and commercial law and litigation. Terry is a thoughtful and persevering lawyer who thinks through strategy and diligently prosecutes client matters. Among other matter, I retained Terry to structure the ownership and management of a real estate rental project. The work was done quickly and economically, with no trailing legal issues. Terry has flexible fee and compensation arrangements available for his clients. His services are very reasonably priced.

Terry handled a contract dispute and counterclaim for my partner and I in 1999. It was a frivolous business sale contract/breach/fee for services suit. The original claim was based on the fact that I had invested in an llc that was under contract for sale and that investment constituted a sale and therefore a broker fee was due the listing agent. Pretty straightforward up til this point right? The plaintiff's attorney and the broker had been strong arming people in this manner for years. That is they would sue for fees even if no actual sale ever occurred. They had a horrible reputation and my partner wanted to hurt them. My partner was advised that they would settle for 25k, I offered to pay just to make this go away. But Terry told him that he could counter sue based on damages arising out of the original suit. He said that we had a case against the plaintiff because were not able to re-sell our business in a timely manner, it was a night club and we had a buyer who backed out because of the pending litigation. Terry convinced my partner that he could win huge, upwards of a half a million dollars, I remained very skeptical. Once we arrived in court however Terry's case was systematically dismissed piece by piece. Not by the arguments of the plaintiff's attorney, but by the judge!!. Finally the judge started to insult Terry, questioned where if ever he had studied. The spectators and witnesses were all laughing. Years later when Terry finally brought his fee dispute with me to arbitration the court reporter claimed that she still remembered the case because of all the laughing and said it was the worst she had seen in her 35 yr career. What could make this worse? After the judge had dismissed both sides cases against the other was the fees. Not only were they outrageous, nearly 90k, but under the manner the judge ruled Terry could have filed for re-reimbursement from the plaintiff but didn't!!!!! Yes you read that right. Terry continued to hound me for years, 8 yrs., before he finally got a lien on my property out of state. I had to pay Terry 20k to sell my home.

It hurts when you've been screwed in a home transaction, worse is when the person hired and paid to help you in this situation puts in about 10% effort, I think! As far as I can tell, he took my $7500, sent one or two documents to the court and then went dark. I'm such a fool. I should have known that no attorney of real merit would have the second question he asked be, "How much money do you have in the bank?" Run, run as fast as you can.

We obtained his services around Sept 5. And by April 20 th he had not filed one thing for the fraud. Needless to say we let him go. He did give me bad close to $2,800 but we never got any results for the house, which as been sold 2 more times. Sat in the lobby and did other business on the phone in the lobby He charged for the complete day. I called my lawyer who was on the case. He wipes out but 30 minutes to charge and asked me how long total was he in the room. I replied 30 minutes total.

I got transferred to this attorney after my car accident, and well frankly. He is the worst lawyer ever. He will ignore your calls, drag his feet every single step of the way, and never call you back when you leave messages. I will never use this lawyer again and I hope nobody else has to deal with the pain of this man.

This Attorney represented me on a criminal matter that took over two years. He was paid over $300.000.00, and to this day I was never given a statement. And the worst part, I took a plea. This is not a case that went to trial. I was made so many promises, I never even thought to talk with another Attorney. Very dumb on my part. I even found out later, while sitting in prison, that Mr. Dichter is not even recognized by the State Bar as a criminal specialist. Every time I went to court for a continuance, this Attorney was more interested in shaking the hand of the investigator than mine. The bottom line, talk to several Attorneys, don't just listen to the promises of one.

This attorney represented me in a criminal matter. This attorney received over $300,000 to represent me during a two year period. Such a joke. First of all, hire a lawyer who is a specialist in that field. Steve is not a certified specialist in criminal defense. He always had lots of promises.

She was the lawyer for the other side. It was truly unbelievable how she continuously lied and fabricated stories about the defendant's character to try and win the case. She is disgusting and unscrupulous. It was discovered her lies had no merit. The law ethics committee should investigate her unscrupulous tactics.

Mr. Allred was hired to do a judicial foreclosure. It was a very simple matter that he was paid for in advance to file a form and appear in court. We hired him 11/2015 to complete this matter and as of 10/14/2015 we are still awaiting our deed. He lied 3 different times saying that he had filed paperwork that he had not filed and was awaiting the court/the recorder/the treasurer to get back with him so he could proceed. Follow up calls to the court clerk, the court recorder and the treasurers office all proved that he had not done anything on our behalf. Only when confronted with the fact that he had lied were we able to get him to do the job that he was paid in advance for and repeatedly lied about doing. If you need an attorney in Cochise County Arizona, I strongly recommend that you DO NOT use Justin Allred

Ryan was handling a PI matter against Emerald Springs for our deceased friend's estate. She was seriously injured on her way to a doctor's appointment in the facility's van. I am one of her executors. When the other executor went to his office to discuss the status, his office was shut down and his name was off the door. We have no idea where he is or where our file is. Not sure how to go about finding him and getting our file so we can give it to another lawyer to handle. She's been deceased since October 2020 and he has done nothing except send a few letters. We need our file. I've been in the legal field for 30+ years in Connecticut and Ryan is the worst attorney I have ever had dealings with. If my friend hadn't started the PI work with him, I would never have hired him.

As a client of Ms. Abernethy, I offer the following assessment: Ms. Abernethy appears to value her ego over resolution of issues and disagreements between opposing parties. Does not look for harmony and equity but rather conflict for personal and firm's financial interest and gains.Subsequently all parties were affected adversely.

Stanley is very quick to tell his story but has a problem with listening. Suggests that business owners pay 3% commission in case the retail outlet won’t give him enough money. Never heard that in 30 years. He brags about losing a lot of weight (congrats) and he makes certain you know he’s not just a commercial broker, but a CPA and a lawyer. ? Why is that relevant Stanley? Then, knowing I wouldn’t sign his ridiculous offer, sends a note of rejection. No sir, you were rejected far before you sent that note. Ego check much Stanley?

Lisa handled a partnership division of money for me and started out strong and then I was not included in the joint property appraisal that I paid half, to have done.. We were close to a settlement and I had provided a box of documents regarding back taxes paid and my grandfather's inheiritance that was taken and the only response was that I needed a $20,000 forensic accountant. She knew I could not pay for that and it was back and forth for about 3 years. I finally told her to settle this and then she "lost" me as a client for 3 months. I felt like I essentially did the paralegal work and she just bantered back and forth with an attorney that she also had another case with.. Finally ended up settling for under 1/4 of what the original numbers were,

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
