Robin and his assistant, Sierra, were great. I had to have my property deeds corrected in order to be able to claim the proper tax reduction from the county on the land. It was a bit complex and took many steps to get it completed. I really appreciated all the time they took from the initial meeting, letting me know up front how the costs would be applied per month. I was glad to have the monthly cost breakdown that showed me exactly what I was paying for. This was not a quick process but Robin kept me informed all the way what was going on. Robin and Sierra got all the paperwork filed on the deeds and I was able to file the proper paperwork with the county tax office for the corrected tax breaks. The initial cost will be overshadowed by the savings in future property tax deductions. Thank you, Robin & Sierra PS. Robin holds monthly workshops on Real Estate, Wills, Probate & etc. I have attended at least one and plan on more. I recommend the workshops. Just call his office and ask about the workshops, you'll be glad you did. W. G., Creedmoor, TX.

Called Gary L Britt. Brief phone call. He mentioned that his services would cost a thousand dollars, after asking me to repeat what I was saying several times. He then said goodbye and hung up, as I was responding. Although he is welcome to conduct himself as he pleases, I found him to be quite rude. He will be the inspiration for many future jokes regarding hypothetical dotard attorneys that are nearing retirement. May the fleas of a thousand camels infest your armpits, sir! Reply to owner's reply: To quote this box before I started typing my initial review of your business: "Share details of your own experience at this place" In my initial review I used levity in an attempt to illicit an apology at most, make you aware of my impression of you at the very least. I'm still looking to establish a long-term relationship with an attorney and was not looking for free advice. I have paid thousands of dollars to attorneys in the past. I will be talking to one of those attorneys next week. You have given me something new to seek legal advice about... In response to an honest review today, you have attempted to include personal information about me in a public forum, most of which is inaccurate. You have verified my comment exponentially.

Really poor experience. Hired him to do a very simple contract that he said he could knock out in one afternoon and he literally took months to work on it, was not responsive and at the end , after wasting about 4 months of our time couldn't deliver it. He did refund the money but it was a very poor and unprofessional experience.

I cannot express enough gratitude for the outstanding legal support provided by Marshall Thompson during my divorce proceedings. From our very first consultation, I was impressed by their professionalism, honesty, and dedication to achieving the best possible outcome for me. Marshall not only possesses an in-depth understanding of family law which helped me to navigate agreements for my best possible outcome. He provided clear guidance every step of the way, ensuring that I fully understood my rights and options throughout the process and was very straightforward around what was and was not reasonable to help me focus on the most important matters of mine. What truly sets Marshall apart is their genuine concern for their clients' well-being. They took the time to listen to my concerns, answer my questions promptly, and alleviate any anxieties I had about the proceedings. Their compassion and reassurance were invaluable during such a challenging time in my life. I am incredibly grateful for their efforts and highly recommend their services to anyone in need of a skilled and compassionate divorce attorney.

When I first hired Marshall, I really felt that he was going to help my and my daughter, or at least that's what he said. Although, I had years of well-documented evidence to provide to the court, Marshall's poor decision-making and lack of planning led my family down a nightmarish path. When I became so fearful for my daughter's safety that I asked him to non-suit the case, he refused. Then, he strolled into final hearing with very little preparation, despite our pleading, and erased any progress we had made. His poor and reckless decisions and final positions were not at all what I wanted, and angered the judge who made me and my young child pay the price. He then tried to imply that my situation was not that bad by disclosing details of other cases and terrible outcomes, in order to minimize his failure. We will forever be paying for Marshall's poor judgment and poor planning. My family will never be the same.

First off im going to say wow!! Marshall exceeding everything in what I was looking for in a custody attorney!! I came into this a nervous wreck and beyond scared for any down outcome. Marshall immediately reassured me of the good mom I am and how these steps are not easy but we will get through them together and that we did! After over a year battling this divorce I came across Marshall and immediately my nightmare was going to come to an end. I have primary custody got everything I desired for my kids and now finally getting divorced. He was so patient, listened to everything crazy and not I had to say and remained so honest and kind through it all! I recommend Marshall to anyone needing a great divorce attorney he will exceed your expectations to the fullest!! Thank you so very much for all of her time it means so much to me and my family!

The housing market in Austin is pretty crazy right now (2/2021), with multiple offers over asking price for every listing, appraisal values lagging behind offer values by a month or two, and a number of developer-flippers on the scene doing work of varying quality. I am an attorney and felt uncomfortable with some of the hand-waving "don't worry about it" kind of responses I heard from other professionals involved in our transaction. Kevin patiently confirmed that our concerns were valid, discussed multiple options for remedying some of the fixes we agreed to in the face of a recalcitrant seller, and spent time explaining to our realtor what the legal significance of certain covenants and other documents were. I highly recommend hiring Kevin -- even if yours is a relatively routine transaction. Values are climbing every month and the peace of mind a good lawyer can offer is invaluable with so much money on the line. I understand Kevin is also a licensed architect -- something which was apparent as we combed through surveys and property records with an extraordinary level of detail.

We gave Attorney Kevin Childs a bundle of problems to unravel and solve, to save our retirement income property. This included two banks, a delinquent tenant, watchful International Corp, prospective new leery tenants and the possibility of losing it all. Kevin worked through the maze with a diligence and professionalism that brought this project together and saved our property. His expertise & ability to work with various personalities got the results we needed.

I hired Mr. Childs to represent me in a landlord/tenant lawsuit. He was highly recommended by my personal injury attorney. Kevin and his staff were very attentive and kept me informed every step of the way. They were always just a phone call away if I had any questions and any messages I left were promptly returned. I know I wasn't his only client, but it felt like I was given his full attention whenever we met/talked. I would recommend him to anyone looking for a civil attorney. He won't let you down!

The lawyer (Paige Frankenberry) does not return client phone calls, emails, or letters. The lawyer made false promises, failed to schedule appearances in court and has missed deadlines. The lawyer refuses to provide an itemized statement, return the file and refund the remaining balance paid after firing the lawyer and making several requests. For no less than 3 months the lawyer went completely missing. If you want your case to move, you may want to retain a more responsive and competent attorney. A full year was wasted on this one with nothing to show.

I'm not sure what is going on in her life that has her so distracted, but, stay away - I think it is the real estate she mentioned managing... Just attempt searching Chaparosa Apts. on any apt rating site, she is mentioned by name several times. A neighbor of mine here in Far West Texas attempted to steal 2/3rds of my one acre parcel of land with what was proven to be a fraudulent claim of adverse possession. The neighbor is a retired county judge and his brother is also a lawyer; he had free legal services at his disposal. My neighbor is a long standing member of the good old boy network down here in Far West Texas; his track predatory track record not withstanding. Jodi took my case; she took on an ex county judge along with his brother’s law firm and beat them both handily. I retained possession of my property. The one acre parcel is all I have, and I am so thankful to have had Jodi and her team in my corner fighting for me every step of the way!

After 3 years of being classified disabled and not given work clearance by a group of 5 doctors, and having gone through all my savings paying bills, mortgage, insurance, taxes yet continually denied for Social Security Disability, and no money for a lawyer, my medical staff signed me up for legal assistance. A couple of days after, Jodi called me. Explained she’s ‘criminal defense’ but she wanted to help. We met at least weekly for about 2 months. From my memory, stories etc, she tracked down doctors, police officers, etc etc. she demanded that the Social Security Court hear my case. We got a court date 5 weeks ahead. We appeared before the judge with well over 3000 pages of evidence. She told the judge she was not a specialist in medical law but defense. After a hearing that lasted about 3 hours, she and I both thanked the Judge for his time, at which time he congratulated Jodi on a spectacular presentation and research in a ‘strange’ field. He adjourned advised we’d both be alerted after he reviews the evidence and makes a decision. About 2 weeks, we both received a judgement. She won for me! Got maximum allowed AND total reimbursement for back pay dating back over 3 years! Jodi, in my case, was prepared, had a stellar plan and saved. me from life on the street! I owe her my Everything! Thanks again Jodi! I love you!!!!!!

To be fair and honest, I would not recommend this lawyer to a friend, but to maybe somebody with a very small case. She was a waste of my time, ( I stayed in Houston, TX at the time), money, and effort. I traveled to her office from Houston, with faith, thinking that she had it all for this case. She talked about how she was going to do it all, plan, write memo's. The thing that I remember mostly is that she kept emailing me to "hang in there". Hang in where!! Are you working on and are going to take on this case or aren't you?! Don't waste my darn time! If she did not think that she could take on heavy case, such as a writ of habeas corpus (our case) then don't get us excited in the beginning having we think that you are going to be dedicated, don't take our money as a d*mn retainer, and don't keep sending emails stating that you are working on it and how I'm hanging in there! I DON'T WANNA HEAR IT! She took "her fees" out of the retainer that we paid her and told us that she had other cases and was too busy. WHAT!? She basically took on other cases and left ours, an innocent family, after having been fighting the stupid state of Texas for 28 years, and resigned. Was it money the reason?? Was it lack of knowledge for a writ of habeas? Or was it really fear? Was this case too heavy for you? She should have stated this crap way in the darn beginning! She then refunded my $$ to my parents when it was I who paid her from my bank card. Which kind of a lawyer is this and what kind of business is she running? She could have gotten sued for that alone! Do not waste my time, Lady!

The Fowler Law Firm truly embodies what it means to empower those they represent. In my line of work, it's all too common to see hardworking folks in construction not getting paid by greedy general contractors. When one of our Spanish-speaking clients faced this issue, I knew exactly who to refer them to. Laura and her team were exceptional—they prepared our client for their case, clearly communicated their leverage, and fiercely advocated on their behalf to ensure they were supported every step of the way. I'll continue to refer clients to The Fowler Law Firm because they’ve proven to be a trusted advocate for small businesses. Thank you for standing up for our community!

1. Gratitude: Stephen Jon Moss cares and serves as a model for all lawyers seeking to do pro bono phone consultations. He promptly replied to my time-sensitive appeal issue—listening and providing invaluable advice July 7, 2022 free of charge, ending around 6:20 PM after normal business hours—nothing short of a miracle! I will forever value his advice, knowing that high-profile school districts and other clients pay top dollar for his expertise. He even offered me a follow-up call, if needed—illustrating character beyond reproach. 2. Process: Within about 2 hours after completing the Lawyer Referral Service (“LRS”) succinct online form, Mr. Moss’ profile appeared in my Inbox. I thought I needed a lawyer to represent me, immediately, but realized as we exceeded the 30-minute window that what I needed was sound pro se legal advice to comply with the court timeline. I noted my visit to the June 29, 2022 Austin Bar Association Lockhart Veterans Legal Clinic. Seeing attorneys eager to help with few veterans present made me vow to bridge the disconnect. Too many veterans need help to thwart homelessness or other legal issues despite attorneys like Mr. Moss willing to help through LRS or in-person. 3. Anecdote: At the outset, Mr. Moss reminded me of my value as a veteran. His ROTC experience connected us, too. “I’m a quick learner,” I said. “Just point me in the right direction.” Mr. Moss listened intently and answered all of my questions then strategized, helping me create a “To-Do List” to plan what, when, and how to file along with next steps. The following day I headed to Texas State Law Library then filed an answer and timely submitted my appeal, accordingly. 4.Hope: Now, I see the glass as half-full and plan to share the value of LRS and Mr. Moss’ legal expertise. Responsive, respectful, resilient: He was a perfect match. I highly recommend Mr. Moss’ service. It was, indeed, a blessing!

Some say that it’s impossible to prove a negative. Stephen Moss was able to do just this when I was unfairly terminated over a 7-year old’s misrepresentation of a short conversation we had in public in a school cafeteria. While an employee can be terminated in Texas without cause, Mr. Moss was logically able to explain to the Texas Education Agency’s investigator how the allegations against me were not only illogical but impossible. As a Foster and Adoptive Parent of two now grown kids I was appalled at what I had been accused of and summarily dismissed without being given a formal chance to defend myself. And I knew I needed help. Mr. Moss listened to what I had to say, researched the law in question and with a single letter to the State Agency’s investigator explained that not only was any part of the law violated, the school district’s investigation was woefully inadequate and the conclusions reached preposterous. Mr. Moss’s written correspondence was so compelling that the State investigator closed the investigation without even a formal hearing, potentially saving me thousands of dollars in unnecessary legal fees. Thank you Mr. Moss for protecting my reputation!

I have been dealing with them for almost 5 years now in regards to the 3m lawsuit. After 5 year, I’ve learned that they only care about making money and do NOT care about the client. I have sent tons of emails over 5 years. Sometimes I get a generic response, but the email doesn’t come close to answering my questions. I know they are dealing with a lot of clients but not one answer from them in 5 years. That’s ridiculous. If you’re looking for a firm that will listen to you and take their time, look elsewhere.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
