I met with Todd Kotler to assist me with obtaining a Letter of Authority for the estate of my deceased spouse. I had explained what I needed by phone, prior to this meeting, and he said he could help with that. He was late and unprepared for our meeting, without apology. When he learned there were basically no personal assets to report, and I just needed the LOA to get the medical records of my deceased spouse, he asked if I was planning to file a wrongful death action. I explained I was having a medical lawyer review the records at this point. He then had a cryptic conversation with his paralegal about fees, then insisted that he would have to open and close probate, and coordinate that with the other attorney. He advised me to list $100,000 as personal assets for my deceased spouse, which is completely false, in anticipation of a lawsuit award that may not ever happen. He then claimed he would be entitled to 4% of any potential settlement for which he would have had no part in litigating. I ended the meeting at that point and consulted another estate attorney. He was shocked that Mr. Kotler would take advantage of someone in a tragic situation. He said there was a very simple way for me to obtain the medical records without unnecessarily opening probate, and explained exactly what to do, at no charge. How unethical and desperate do you have to be to exploit someone who is grieving? In my opinion, Todd Kotler is a very small, arrogant, unethical man, out to line his own pockets. If I decide to file a wrongful death action, I will certainly not hire Mr. Kotler to handle probate.

The attorney that took my case talked a good story but could not accomplish much without an expensive law suit. Then without the courtesy of at least letting me know, handed my case over to a freshly graduated attorney. I had to prod this attorney to make any moves and had to ask for any updates. I had to pay upfront for a law suit. The attorney extended every courtesy and kindness to the person I was opposing, while I was billed for it all. I even had to call and ask for the remainder of my retainer. This attorney was done but failed to notify accounting. I do not recommend.

Arnie has been my first call attorney for over 20+ years. He has helped friends, family and has always been direct, fast and informational. Cost has been worth the services because he makes you aware of potential outcomes regardless if it is not favorable. Reimbursed for services not used which speaks volumes of his character.

I don’t understand how it’s legal to give contradicting statements, but in one of the secretary tells me that I will get a call back in the other one said that I would have to be in an apt to be a hard-working American and not have any flexibility in speaking to a lawyer is ridiculous so to have a job you’re not allowed to have any kind of needs that require a lawyer. Looks like it’s time to hit up those offices in Cuyahoga county because can’t get any local help

I've been working with Andrew for a little over a year now with help for a protection order as well as custody. I can not put into words how grateful I am for Andrew and thankful I am for the dedication and hard work he has put in to help my child and I. He was very passionate and caring of our situation and that means worlds. He's been very prompt responding to any questions or concerns during the entire process. Dude puts in the work. I appreciated the way Andrew would explain things and include me in everything pertaining to the case. There was never a moment of not knowing what was going on. I'd give more stars for the review if I could.

Collin Wise represented our family in a wrongful death legal malpractice suit. We were skeptical of lawyers and the legal system before meeting Collin. He exhibited compassion, respect, knowledge, and professionalism with regard to our case and family. He was in constant communication with all of us in all parts of the country and ensured we made decisions based on facts. We cannot speak more highly of a professional and recommend him enthusiastically!

It has taken me 5 years to write this. She may be knowledgeable in family affairs. But if your divorce includes a business and or property not so much. In my experience with her she let the opposing attorney pretty much lead her around. The whole process took much longer due to the number of consultants she had to bring in, it also drove the costs up. Good Luck.

This attorney provided representation in our divorce; our marriage was under 4 years with no kids. I am semi-retired; my business is in real estate; we acquired our marital residence and a rental home, and 2 used cars during the marriage, which is essentially all the significant assets that should have been at stake. We have similar middle-class incomes, so there were no spousal-support claims. Wife filed the divorce, and husband did not counter-sue her, but simply defended his assets; wife brought no financial assets into the marriage. Wife sued husband for close to $100K, representing her perception of real estate equity of husband's investments along with her attorney fees to be paid by the husband. Although Rubin subpoenaed all real estate mortgage documents, Rubin missed the obvious that substantial mortgage debt was originated during the marriage, negating any assumed positive real estate equity, and instead leaving each party liable for half of the actual negative real estate equity of over $90K; Rubin had used her own appraiser for valuations but that did not help; she just didn't do the simple math to subtract marital mortgage debt from appraised property values when the appraisals came in over 6 months before trial. Rubin dragged the case out to being 15 months long, ending in an absurd 3 day trial, instead of a simple 1 day trial, designed primarily to run up attorneys' billable hours for their clients. To increase her in-court time she even had an "expert witness" attorney appear in trial strictly to support her attorney fees, a tactic that may have ethically worked against the best interests of the client. Rubin failed to research appropriate real estate case law to support her case; the bill from Rubin was over $20K.

I was being pounded with false lies and statements during our divorce to keep me away from my child. Some lies were arrests some at the felony level. Once Rosemary gained my trust she work me quickly out of safe haven visits and into where my daughter could see me . Other lawyer I believe would not of cared. Rosemary told me my divorce was one of the worst messes she ever seen. (still is) With out rosemary I would have a 5 year protection order against me and never see my daughter. I Wish I could afford to hire her with the new stuff going on But if all goes the way it looks everything I told is now coming true and I pray I have custody and my new lawyer is just as bright and gogetter as she was! BTW just because you do not get everything you want in a divorce that is being picky. It is getting what is ultimately important. For me that was time with my daughter. I can re-buy all the stuff I lost. Rosemary also gave me her private number knowing I was in danger with what was going on and gave me ways to avoid the tactics of my ex wife. Rosemary also had to testify in a criminal matter because my ex used a court accident to harm me.

RGR settled my case and did so unsatisfactorily; any and virtually all concessions in the agreement were made on my behalf as the overall strategy to settle the case. As it turns out, unfortunately, the concessions I made under representation were well and above guidelines.

I paid over $10,000 to him to merely have a court-ordered visitation order enforced. I paid his girlfriend to serve subpoenas for witnesses that never testified. I gave him videos and instructed him to get Guardian ad Litem appointed. He never did it. I've got the emails to prove it. I gave him text messages from minor child which I cannot divulge in this review to inform court. He never did it. I had hearing and he never called ex-wife to testify then the transcripts DISAPPEARED. He did and did not do things that defied logic. You cant make this stuff up! I terminated him and had private investigation done and it turned up things that are so unbelievable that I would NEVER had hired him had I known these things. Immoral and unethical. Don't fall for the trap that he knows all of the magistrates and judges. He may very well know them but he uses that as a ruse to sell you out. Ive got the proof and there's a WHOLE lot more. There's a reason why he's not at Day-Ketterer anymore. He's as smooth as they come, that's why he's got away with everything before!

Hired this attorney to complete some paperwork including wills. After the paid consultation ($125) I was given no time frame on when the documents would be completed. After a few months I emailed to follow up. Was told things were almost done. Fast forward 8 months and I still have no documents. Repeated calls and emails have been completely ignored. Awful experience that cost $125 for no results

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
