My Deceased husband has been a client for 15+ years at Kelley Ferraro. Over the years I have dealt with many professional employees from attorneys to secretaries to probate, etc. I have two employees that have stood out over the years one being Bidea Kelly. I met Bidea through a business that I had had and she had turned me on to Kelley Ferraro. At that time she worked in probate and always was very personal. Bidea would give you as much information as she could or turn you on to another employee that would be able to answer your questions. The other employee is Valerie, the settlement coordinator. sometimes in a large law firm It's almost the luck of the draw what employee you get to speak to and for the last eight months I have been blessed to get Valerie. When speaking with her whether it's a question or she calls to give me information it's almost like she takes it personal as if she understands what I'm going through. I have gotten more information from Valerie in eight months then I have in the 15 years that I've been dealing With this law firm. There is much protocol / paperwork dealing with a lawsuit, as well as different departments. I always felt in the last 14 years that my case had been Unintentionally lost in the shuffle. NOT with Valerie, she knows exactly what chain the protocol has to take before a settlement and never hesitates to explain why a settlement would take as long as it does! Valerie has worked very hard on my case and I'm sure she does this for other clients as well. Of all the employees I have come in contact with I feel confident in saying Valerie enjoys her job and takes pride in being the best she can be for Kelley Ferraro !! She's a keeper!!! Thank you , Linda Messina

The attorney that handled my wife mesothelioma case didn't want to do anything. I had to do all of the research. She stated that she didn't know where to get the legal records from. I gave her phone numbers fir witnesses and she never wrote the correct numbers down and nor did she contact anyone. They only want easy money, they don't care about thier clients. They only want an easy payday.

For anyone considering hiring this firm for divorce representation, I highly encourage you to reconsider. Upon retaining them for my own proceeding, I had thought I was hiring the best in Cleveland. In every aspect I felt I was under-represented and there was a complete disregard for communication and explanation of processes. Unanswered emails, phone calls never returned, attempts to reach out to senior partners (that never responded) to try and resolve matters. In short, I can only say that as one of the most stressful situations you will face in life, it is my opinion that you will only be compounding that stress in hiring this firm. A truly disappointing experience.

People try to find lawyer because they need help. They have a income guideline, $60,000 a year. If I have a child and need the child support, isn't obvious I don't make that kind of money. Especially while in school. Terrible. Layers just don't care anymore

This attorney is a DIAMOND in legal representation! At the time I hired her in 2022 I was in the most horrific private custody battle. My previous attorney was horrendous. The majority of other attorney's either flat out turned down my case or wanted a $20,000 retainer. Mary Jo listened to what was happening and jumped in with both barrels blazing. For the first time in 2 years, I felt like my attorney was on my side. She fought and advocated for me. She contacted me the morning of hearings to check in. My previous attorney NEVER provided guidance on hearings. Money - remember how I said most attorney's wanted an outrageous retainer? Not Mary Jo. She asked for a reasonable retainer and throughout my case has not over charged. My previous attorney billed 8.50 for an email with less than 5 words. Mary Jo does not believe in that predatory billing. Choose her, I promise you will be forever grateful you did!!!

My wife and I engaged Mary Jo Hanson for a step-parent adoption, confident in her claim of expertise in such cases. Despite promptly paying a retainer, to say that our experience with her was less than satisfactory would be a gross misscharacterisation. Over two years, communication was scarce, and it became evident that she requested unnecessary information and purportedly filed documents that were never submitted. After deciding to navigate the process ourselves, we discovered that the adoption procedure was more straightforward than initially presented. In a matter of months, we successfully completed all necessary forms and procedures independently. Subsequently, we requested a refund from Ms. Hanson, who declined, leading us to pursue legal action. Throughout the court proceedings, Ms. Hanson exhibited a consistently rude and disrespectful demeanor. Fabricating information and providing conflicting accounts during phone conversations, she demonstrated a lack of professionalism. In court, she continued with false statements and repeatedly referred to my wife by the wrong name, despite corrections. We discovered her actual lack of experience in these cases and her main intention being to use our money and case to learn from...that is not what we paid for. Despite her requests for numerous continuances, we eventually had our day in court. The judge found Ms. Hanson's claims of filing documents to be untrue, while our case was supported by clear evidence. Despite a judgment in our favor, Ms. Hanson has made no attempt to fulfill the court-ordered payment. We are currently exploring additional avenues to collect but it has been nearly a year since the judgement was ordered and over three years since we paid her. Our intention in sharing this experience is to inform others considering legal services from Ms. Hanson. Had we known about her unprofessional practices, we would not have chosen her for such an important matter. We hope our story aids others in making more informed decisions when seeking legal representation.

Mary Jo is an unorganized liar and only wants your money. She will not do anything right for a client who is African American. She will lie her way through to be retained and after she is retained she will not do anything you ask even if it’s beneficial to your case even if you give her enough evidence to do so she will find reasons not to. If she knows anyone personally on your case, she will side with them and set your case up to fail. She will not keep you updated with your case nor with your fees and overcharge you constantly for the smallest things. She will constantly request you to come into her office so she can over charge you for nothing. She will also overcharge you for every call or text message you send her. If she tells you she personally knows anyone on your case do not hire her. If your African America. DO NOT HIRE HER!!!! She will secretly work with them against you. She will even try to call you a liar and say you didn’t request something. Every African American client is treated as if they are ignorant of the law and as if she knows best. I suggest everyone who has an issue with her to make a review for everyone to see and to file a Grievance against her through the Supreme Court and the American Bar Association. The more grievances the greater outcome of her being disciplined.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
