I’m hoping to reach Melody, I work right across from her old office and she left in may- from what I remember she said she was moving into another office but I don’t remember if she specified where. I’ve had a few of her clients come in and ask where she’s at now, I’ve had to hold their numbers for when I do. I guess I thought a new address or update would be left. If you can reach out to our office Melody, I’d be happy to leave a note on your door so your clients can know where to find you- your neighbors :)

Ms. Butz does a disservice to her profession. My husband and I met with her in February to rewrite our wills. After REPEATED attempts to reach her via emails, voice messages, leaving messages taped to the door at her "office" (loosely used term), all of which went unanswered. We FINALLY got our original wills returned to us in late JUNE, with absolutely no work done on them. So disheartening and unprofessional.

I would not recommend Melody, I would have given 0 stars but google required I select at least 1 star. She was difficult to get a hold of and went months without returning multiple voicemails and emails attempts. The one time we did meet in person, she did not present herself in a professional manner.

Stephen Fieweger is amazing! He won my case in less than 2 months. My old lawyer took 2 years. He was so easy to work with. I am eternally grateful to have such a great person on my side. He always returned calls and answered any questions. He worked very hard on my case and knew exactly what he was doing.

Mr. Fieweger was highly recommended to me. I was not disappointed. He was well versed, communicated effectively, and was able to resolve my issue fairly. His charming and quirky secretary's warmth and kindness will not soon be forgotten. I hope to never need another lawyer, but if I do I will definitely choose him again.

I would put zero stars if it would let me. but mmm where do i start? definitely NOT a place I would recommend to anyone. she was uncompassionate, rude & snotty to me. didn’t wanna believe what I had to say about MY situation that I WAS IN. because she works for the dude that supposedly “served me”. witch is a complete lie. so i’m just saying if you think about going, i wouldn’t. no point in having a lawyer that’s supposed to be on your side not even believe what you have to say when your literally telling the truth & have proof to back it all up.

Anthony Gericke was a court appointed attorney for me after my arrest in the Winneshiek county. I was not represented properly by this attorney and I felt like I did most of the wormost l gathering evidence in my case against 3 officers that wrongfully arrested me. A dash camera in the cups vehicle was withheld from evidence even with it I had eyewitnesses of my arrest that stew never connected by my attorney for whatever reason despite being told numerous times and given context information. My case is still in the axial process all of the evidence that I have that was not admitted for whatever reason can only be added of my appeal fails. Overall I would not recommend this attorney even if he is court appointed, you can likely manage better on your own. He is so very difficult to contact and when you do end up meeting with him it is a complete waste of time.

Gericke law office is a general practice law firm located in Postville, IA. My business goal is to provide a broad range of legal services to a wide range of clients, including both businesses and individuals, throughout the greater northeast Iowa area. If you need a lawyer for the formation of a will, negotiating a lease or contract, litigating a breach of contract, income tax preparation or any other legal matter I will act on your behalf, aggressively and competently, to get you the results needed for future success. I will act on your behalf, aggressively and competently, to get you the results needed for future success. (1. Properly or sufficiently qualified; capable) i had him as a court appointed attorney for allamakee county Iowa and he did not even come close to acting aggressively and competently on my behalf like he claims he will on his website. he said he would send me copies of every thing he received from the court for my case and keep me in the loop with what was going on with my case on a regular basis but never did, he was also very difficult to get a hold of. (for example several voice-mails and emails sent and i wouldn't hear any thing from him for several weeks after those were left.)

He was doing work on a simple will for a family member who passed away.Several times I and other beneficiaries called him to see if he could answer our questions, never called us back.he was always out of town. When he was in town,he was too busy? We never knew what was going on ever.It took him a year and ahalf to finish a will.My understanding they shouldn't take more than a year.my relative who passed wasn't a millionaire, there couldn't have been much work involved in this, and if there was we wouldn't know because of no communication!

He was my public defender in Cedar County. The case was simple; probation violation. All I have to do is pay my fine and show up for court. He simply repeated a line that he probably spits out to all of his clients "Pay as much as you can". I do not need a certified legal professional to tell me to pay my bills. Other than this all he did was call me a few days before court and make sure I was going to be there. I expressed my grievances to him and the court, he decided to withdraw from my case stating he was "wasting his time". Thank You Mr. Public Pretender!

I hired Jim Hayes to represent my son. He was a family friend. My 5 year old son was prescribed too much of a medication and ended up hospitalized. This firm never listened to what our complaint was. They went with a completely different angle that was not part of our complaint. It was dismissed with prejudice. Jim Hayes has been overtly rude to me since. The doctor is now in prison for Medicaid fraud fraud. You decide if he and his firm are decent judges of character.

CeCe Ibson is the worst attorney I have ever come across. I filed a complaint against CeCe Ibson where she lied often, but one shocking aspect of her responce was that she said she is allowed to discriminate because she is a sole proprietorship. She charged me $250 dollars for a three sentence email to which she never got a reply. CeCe Ibson inserted false claims into a final settlement agreement and she said if I didn't sign the fraudulent document, she would have me committed. She was my attorney, but there is no evidence she ever represented me.

The only time he pays attention to you is right before you have court. During any court proceedings he ignores anything you wish to bring up and acts like you haven’t said anything. He is a yes man for the other side. He does not follow through even if he tells you he will. He must be over loaded with cases because he seems to not have time to actually care about your case. He has no business practicing in family law. And it may just be time for him to hang it up.

This man is terrible, never met the guy until the day of court and the only reason I found out who he was before court is because the judge in the previous case mentioned he was there lawyer. Also, he will charge you for every phone call you make to him, every call he makes on your behalf. Every letter he sends out on your behalf. Every document he files and reaffirmation agreements. I reaffirmed with three creditors and he sent the paperwork to me to sign. I signed them and took them to his office and what happened to them after that I have no idea. Two of the creditors said they never received them and one creditor filed the agreement themselves. I received a bill from this guy for 681.00 for this. And that's on top of the 1650.00 I already paid him. I have not paid it. We call down there and they say that they did every thing on their end and that I still owe them. My Mortgage is still in bankruptcy "limbo" because they never received the reaffirmation. I have still made my mortgage payment, but according to their records I am still in bankruptcy. My discharge date was in November of 2016 and I'm still dealing with it. BEWARE

I have not hire Ms. Goosmann but hired her firm to represent me and had the worst experience ever. Please note that with my 40 years of experience in Higher Education I have worked with many law firms and am capable of assessing one. The firm is totally ineffective and has a revolving door. During one year plus time I have had at least four different attorneys working on my case , one left another took over and the process keeps getting repeated four time, two were competent attorneys, the other two were awful. One of those two ineffective attorneys who has waisted my money and time was Mr. Jeffrey T. Myers. In addition, every time a new attorney was assigned to my case I had to pay for their time to read and catch up. As a result I lost a substantial sum of money. I absolutely would not recommend this firm and certainly not Jeffrey Myers.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
