RJ Sohler has been with us since the VERY beginning of our business, eight years ago. He has helped us with the initial setup, issues, purchases, accounting, business growth, messy taxes, Quickbooks, my one million questions, and everything in between. His team covers so many areas and has been a vital part of our success. Marina Elliott has since joined Sohler Law and she, too, is knowledgeable and kind, always explaining things that seem difficult in an approachable way, and just straight up, she gets things done! We will always continue to use Sohler Law!!

Sohler Law has set up my family trust and done my taxes for the last 3 years. I can only say positive things about them. They respond to questions promptly, and are nice and "layed back" in true portland style. I am ancient, and they have patience with my lesser than perfect knowledge of technology. I no longer dread tax season.....

I hired Gottlieb to renegotiate a lease that was about to expire. He indicated that he had been communicating with my landlord and the lease was just in the bag. I spent several thousands of dollars in improvements in anticipation of the renewal of my lease to find out that Mr. Gootlieb had not suceeded in obtaining an extension of my lease after all. All the money spent in tenant improvements were lost. The landlord demanded immidiate surrender of premises at end of lease. Mr. Gottlieb still demamded his fee for services and threatened to sue me for his fee if not paid in full. Add insult to injury.

I run a computer consulting company and over many years Mr. Gottlieb has developed several legal documents for us including service agreements and maintenance contracts. In addition Mr. Gottlieb dispenses valuable advice on occasional matters and has helped these from becoming larger legal issues. He always answers emails promptly, is highly available by phone and is a pleasure to work with.

This woman’s complaint history speaks for itself. Her good reviews are from individuals who know her personally as friends or family, not real professional clients. This woman is a complete joke. She is condescending, unprofessional and has a really poor work ethic. I fired her on the spot.

I wish I had read George's reviews BEFORE we hired him. Although a really nice guy, George consistently does not follow through. After agreeing to file a suit on our behalf and accepting a retainer, it took him over 5 months to file it!! That was after more than 10 revisions. He could not get the information correct in the filing. His follow through has always been less than timely. George is not a detail oriented attorney nor is he timely or complete in his communications.

George got us through the most difficult time in our lives, so I would recommend him to anyone in need. There was some stress in not always getting replies to emails or phone calls on a complete or timely manner. I felt a frustrating lack of control throughout the ordeal, in that the case was decidedly in his hands and not mine, but that's hardly a negative in a qualified and dedicated attorney such as Mr. Mead. This case was outside of his ordinary field of practice, but he ably took on the task because he believed in us and became an expert on the technical aspects. I had the unwavering sense of comfort that he was advocating for our welfare and that we were on his mind each and every day.

I first contacted George by phone from California about a suit my sister and I wanted to bring against our brother in the Portland area. The case had to do with our parents estate and my brother's (ex bro!) theft of the entire estate after my mothers' death. After interviewing him via phone, I hired him and he started to work. I had to trust in him as it was some months before we actually met face to face. This was hard for me because I don't like to feel 'not in control' of a situation but he took up our cause and proved to be a sterling guy. George showed an intelligent and quick grasp of the situation and what steps needed to be accomplished and in what order to force an out of court settlement. He did his due diligence all the way such as flying to Florida to take an important deposition. His help with strategy in the conference room about the back and forth offers and counter offers enabled us to keep focused and even were able to share some humor in trying moments. In short, George guided us until we prevailed in an emotionally charged and difficult process. THANK YOU MR. MEAD! The outcome was worth the battle it took to achieve justice. And George is actually interested in justice. An honorable man and I recommend him thoroughly.

I hired Mr. Redden to assist with a family conflict over a trust. Mr Redden was always prompt, professional and kind in all of his dealings with my family members as well as myself. He even provided wise advice, words of encouragement and at times comic relief. I highly recommend him. I can't say enough good things about Mr. Redden.

Michal's office has been extremely helpful to us dealing with the IRS. Above and beyond what they charge, which is not cheap but inline or below what other tax prepares charge. His assistant Stewart is the best. He has worked very hard for us and I would recommend this office above anyone else we have used. Doug

My accountant passed away in 2010 - less than a month before my taxes were do. I had several real estate and business transactions and Michael and his preparer did a fantastic job putting the pieces together. They also reviewed my previous two years of returns. This was no easy task. I have used them since - excellent lawyer and a nice person to boot.

Mark is extremely well connected. He was highly recommended to me and he exceeded my expectations. I'm ugly and bipolar, and he did a stellar job defending me. It is unfortunate that people don't know how to work with attorney. They have a heavy case load and can't remember the details on the fly. They HAVE to refer to their files before giving an answer. Every case has it's own quirks. And people micromanage because they are infinitely more vested in the outcome (unless it's a contingent fee!--then BUYER BEWARE. you receive a 1/3 and get taxed on 100%). Mark even told me that. How honest is that? BTW, the outcome was better than I expected. Thank you Mark. You really helped me out of a legal nightmare.

Andy represented me and my companies while actively representing another client and misrepresented that he had a serious conflict. Compounding matters he basically charged me for service that did for this other company. He proclaims to be the expert related to Apartment owners but fundamentally seems to represent whomever is the biggest client while pretending to also represent another conflicting smaller client. He seems to ignore conflicts and does not do an adequate job of representing his clients. He simply just takes whatever clients he can in his industry and doesn't do conflict checks. In my experience he passes projects off to inexperienced lawyers and seems to over charge for simple tasks like forming an LLC. Also he is frequently on vacation and doesn't have adequate or responsive support. Again in my opinion its not worth hiring an attorney at any price that ignores conflicts, is unresponsive and is unsupported.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
