We have used Margot Pequignot for a variety of legal issues ranging from business to personal matters. She is very bright, savvy, honest, loyal, and tough. Margot stays on top of changes in legal rulings and has good relationships with other area attorneys and judges. You will get an excellent attorney if you choose to hire Margot Pequignot.

I began working with Attorney Scott R. Stark in June of 2012. My home was in foreclosure and I had interviewed eight (8) different attorneys and their firms before committing to Scott as he was the only attorney who demonstrated a sincere commitment to helping me and remained so during the entire three years that it took to resolve my case. My case was very complicated and I would not have lasted the length of time that I did had it not been for Scott’s dedication and perseverance, which I am truly grateful. I would again want Scott as my counsel and would recommend him to anyone in need of legal services.

We hired Paul several years ago to help my mother establish her last wishes and later to help close her estate. Paul also handled a contract with our son when he bought our house and just recently Paul provided us with and filed a satisfaction of mortgage. In every situation, Paul handled what ever needed to be done with efficiency and professionalism. In my opinion, Paul is a truly honest, knowledgeable and expedient attorney.

Joe Perlman is the first attorney I really trust. His depth of knowledge in both real estate and business law is unmatched. You will find Joe to be personable and reachable, even returning emails at night and weekends, you always know what is going on with your case. I have refereed several friends to Joe and each one has reported back the same positive experience. I was referred to Joe by two friends, a large real estate investor and a private commercial lender who both use him and spoke highly of him. Interestingly these two friends did not know each other and both use Joe as their attorney. I could not more highly recommend Attorney Joseph N. Perlman for you business and real estate law needs. Tell him Ed O. sent you!

Mr. Perlman knows his stuff and does his homework. He is both knowledgeable and trustworthy. He keeps me well informed every step of the way and personally speaks to me. He is NOT one of those attorney's who has his assistant speak to his clients for him. He personally gets on the phone, returns my calls and/or e-mails in a very timely manner. He dedicates his personal attention to every detail in his cases. I would HIGHLY recommend him to anyone! He is such a nice and compassionate man.

Would absolutely NOT hire this firm (Bridgette Domingos’s). Breached her contract one week prior to first hearing without notice and after being solicited by another attorney for hire. Lack of communication during entire three month period and after requesting communication, Bridgette herself stated “one week is an average response time” for an attorney. A formal complaint to the Florida Bar has been done as Bridgette has refused to return any monies paid ($10,000.00) stating she “charges that for bond hearings”. ALL THE ABOVE IS IN WRITING (emails and texts). If you want representation throughout your process DO NOT HIRE THIS FIRM!

Attorney Danielle Nobel and her team went above and beyond the "call of duty" to help my parents with their estate plans and in record time. Our family was going through a very difficult health crisis and McManus & McManus Law firm came highly recommended from my parents life long neighbor, a current client. The team came to the rehabilitation facility to help us after hours, WOW! I was so impressed with the performance and personal touch from this law firm, I am going to hire them to handle my estate plans as well. Pinellas county is fortunate to have such experience and expertise in McManus & McManus.

My firm specializes in business brokerage and we often need to recommend an attorney to represent a business seller or a business buyer in a transaction. We have referred Steven Moore in many of our deals because he is a " get the deal done and get it done correctly" attorney. Our clients really like the service he provides and look at it as value added from us. In addition he has served as corporate council for our firm since our inception in 1994 when I was a sole practitioner and continues in that role as we have grown to a franchise system of over 150 Offices throughout North America. Attorney Moore represents us on any litigation or contractual matters that arise in our business.

Steve Moore has been my Florida corporate and real estate attorney for many years. I have closed the majority of my real estate transactions with his title company smoothly and in a timely manner. In addition, over the years, I have referred many of my business associates to him as new clients. As a result, all of us have been very satisfied with Steve's consistent professional performance. Thank you Steve.

Fifteen years ago I was referred to the attorney Steven Moore by an associate of mine. Securing his services is one of the best decisions I have ever made. He has represented me and my corporation on various legal affairs such as Incorporation, Financial & taxation, Construction law, Real Estate & Title work, Strategic Planning and adoption, to name a few. My wife and I have also used his services for personal estate planning to protect our family. Steve’s breadth of knowledge and representation has always been professional, unquestionable, and timely. I have recommended Steve’s legal counsel to many of my colleagues and friends in the past and all have been more than satisfied.

I met this Lawyer based on a referral from another Attorney that attended an open hearing outside a courtroom as I was solicited by this person to give me the referral based on how my case turned out that day. I was involved in a Family Law case and called set up a meeting and Mr.Waldman told me he could handle my case as he did Family Law and he would need a retainer 2,500.00 I wrote him a check and handed it to him and he promised he would take care of the matter. During my case he was incapable of filling the proper Motions that pertained to my case.that I asked to be filed. Mr.Waldman never returned phone calls , He never did what he verbally agreed to during any of our conversations. I and my witnesses interviewed before an important hearing and he did not write down any of the information he was told when in front of the court he "fumbled through" "forgetting any important information" he confused the hearing as it is all on the CD as it was taped for purchase. Mr.Waldman said he did family Law and after the fact it was found he specializes in Real Estate , he had no business taking a retainer and stating to me as I had a witness with me when I retained him. My bank and I caught that the check that was written a digit and a number was changed for an extra amount as I have proof and Mr.Waldman 's signature was on the check date cashed! I complained to local law enforcement as they are a small division which I was referred to a State Agency to research , investigate the matter further at this time. Mr.Waldman was very hard to get a hold of and he never returned my phone calls. I have phone records as well . My experience was a nightmare and caused detriment to my family as precious time was wasted on promises and in- experience .

I think law is like medicine: both and art and a science. Mr. McLane is knowledgeable about real estate law. What I think is lacking is on the personal side. I believe it is important to keep your clients in the loop at all times and occasionally take the time to reassure them and allay their fears. This is not their world and being involved in a law suit is very frightening and Mr. McLane's attitude was very cavalier. It is awful to be left feeling like your lawyer does not care about your situation and that he is not your advocate. I also feel like Mr. McLane nickels and dimes his clients in his billing. For example I called his office to make an appointment with his assistant to see Mr. McLane. Mr. McLane got on the phone and said" we really don't need to meet at this time." " If you want to come in fine be there is nothing to discuss at this time." I received a bill for 1/10 hour or $25.00 for that interchange. I think that is excessive. After deposing the plaintiff for many hours we finished up. This was a new experience for us and we wanted to get some sense on how Mr. McLane thought it went. Where were strong points made, where could we have done better, did he accomplish what he set out to do etc. But Mr. McLane was literally backing away from us towards the stairs as we were trying to ask questions and get some reassurance if you will. Mr. McLane couldn't wait to leave. After he took off, we looked at each other and said, what just happened? It was very disconcerting and rattled our confidence in this attorney. Unfortunately, we were too far into this case to make a change and quite frankly, I just couldn't afford it either. I think Mr. McLane should stick to real estate contract and transaction law because landlord tenant disputes are not his forte. It is too personal and emotional and if you cannot extend simple human kindness to your clients then stay away from this type law.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
