I live out-of-state but I own a commercial property in California. In 2015, I needed an attorney to handle litigation with my property manager who was defrauding me by embezzling money he collected from tenants. I found attorney Natalya Byzova Kavanagh online. I hired her after talking with her on the phone, we never even met before I hired her, but I never regretted my decision. She is my attorney up to this date, and I used her for another legal dispute with one of my tenants, as well for any other real estate and general business needs. Natalya is great. She definitely knows her stuff, and she is very thorough when it comes to legal issues. She is always quick to return my phone calls or answer emails, she can answer my questions in a way that I can understand and she was always prompt and proactive in moving the case along. What I specifically like is that she is fair and honest with her bills. She would always advise me on the course of action most beneficial to me even if it meant less billable hours. We use Natalya of Imperium Law to review contracts and especially lease agreements or anything real estate related. She has helped us avoid problems and save a lot of money by finding things that we didn’t see. I feel like her billing practices are very fair, which is kind of a pet peeve of mine. when I got into a car accident - all I wanted was to go see a doctor to get rid of my back pain but not all doctors accept patients from a car accident. - I called Iris and she got me assigned to a doctor right away. The doctors she sent me were really good. She took genuine care of my health and checked up on me to make sure that the treatment was working.
No need to follow up with her - she is always on top of the case.
I'd hire her again - but hopefully I don't get into any accidents in the future :)

I wish I could give Mr. Barth more stars than five. He was very responsive from the beginning. As you can imagine, I was scared and didn't know who to turn to when I found out that I was named in a $2,000,000.00 lawsuit.
Give this man a cape, because he is a true superhero attorney.
Mr. Barth figured out right away that I should have never been named as a defendant in the case, but we still had to fight it. He clearly explained my options from the beginning and was thorough about what the worst outcome could be.
There were 4 serious charges against me, and Mr. Barth was able to get 3 of them shortly removed and the last charge was negotiated down to a $1,000 payment for me to be removed completely from the case.
I'm thinking, $1000 and I'm out, let's do it. However, Mr. Barth even got that removed and I was released from the case.
I recommend Jason Barth to all in need of a smart and tough negotiating attorney.

Thanks Foglight! T. Khan helped me with a traffic matter. I was driving and was arrested for a warrant which is a misdemeanor and he got it reduced to an infraction! All I can say is Ms. Toubi is a star. Tenant/landlord disagreement that ran for 6 years. I was the tenant dealing with the most unreasonable landlord. I reported them to agencies and the landlord's attorney to The State Bar. No help whatsoever.
Enter Ms Toubi... how she could be in a room with these people I will never know. Despite outright lies from landlord's attorney to her, Ms. Toubi remained professional and on point. The best possible outcome came my way. I won despite the thug tactics of ownership, her management company and her attorney.
Ms. Toubi is smart, professional with an attention to detail. She laid out all possible scenarios and worked with me to resolve this matter. I get to move on with my life, and I have an attorney for life!

I was faced with a situation where my neighbor had unjustly built a structure encroaching on my property which jeopardized my property. I consulted with a prominent real estate attorney who told me that I had to incur 3 years of legal battles as well as around $100,000.00 of expenses with no certain positive outcome.
I was very much devastated, sad and desperate since I thought that common sense and justice should not put me in such a dilemma.

How often do you find someone that goes out of their way to help you never expecting anything in return. That is a First Class kind of Person. That person is Neil Popowitz at Freilich & Popowitz. They are a Real Estate, Land Use, Law Firm. The next day he was in touch with me. I didn't expect anything and was truly shocked when he contacted me.
I'm in another state New Mexico and have a problem with the small city we are in trying to make everyone hook up to the sewer they are about to put in. If you don't hook up they can shut off your water. In California the code is anything within 200'. I'm just over 200'. I will find out next week what it is in New Mexico. I was having a hard time making my son, a college graduate, see that the business deal he thought he had was not really there. So I arranged a consultation with attorney Neil Popowitz who, besides being an outstanding Real Estate attorney, also has an MBA and a lot of business law experience.
After the introductions Mr. Popowitz tactfully drew out my son to tell him his business predicament. Mr. Popowitz listened patiently, asked my son some key questions and gave us his opinion. My son paid close attention and so did I. At the end of our consultation my son clearly saw he did not have a good business proposition from "his friend". Another words, there was no real upside potential for him on the proposed deal. So he avoided making a potentially costly mistake. My son and I are sure there will be other business deals for him with real upside potential.

I found Douglas Weitzman on Avvo related to my real estate dispute. Weeks after signing the P&S the buyers attempted to cancel the contract using the ‘inspection contingency’ as their stated basis—and wanted to back out—but I thought ‘changing their minds’ was not a valid reason to cancel the contract since I provided the buyers with a full disclosure—which described in detail all the current conditions of the property. The buyers commissioned their own inspection report—and the conditions identified in the buyers’ inspection report were the same conditions identified in my disclosure—revealing nothing new—as there were no repairs needed.

Despite the fact that there 'weren't any' new unsatisfactory conditions on the property—the 'inspection contingency' is obviously a scapegoat that buyers can use to back out of a deal.
Weitzman asked me if I issued a 'notice to perform'—a real estate tool designed to make buyers stick to agreed-upon deadlines that are defined in the real estate purchase agreement—issuing a notice typically gives the buyer 48 hours to remedy the situation at hand—if the buyer has still failed to comply with the agreed-upon action, the seller can keep the earnest money deposit in some cases.
Thus, we learn that the buyers have 'no obligation' to buy until they notify sellers that all contingencies are satisfied. Weitzman gave me a free consultation and in turn helped me define the 'notice to perform' and how to use it—which can be advantageous to both buyers and sellers in the California residential purchase agreement. In this case, I am not at the 'distinct advantage' of issuing the Notice to Perform.
