I recently had the pleasure of working with Steve Waterkote on a case that needed prompt and effective resolution. From the very beginning, Steve demonstrated exceptional communication, ensuring I was informed and comfortable with every step of the process. His diligence and hard work were evident in the meticulous attention to detail and the thoroughness with which he approached my case. What stood out the most was Steve's kindness and professionalism. He not only provided expert legal advice but also showed genuine concern for my well-being throughout the case. His ability to combine empathy with expertise is truly commendable. Thanks to Steve's efforts, my case was resolved with a very satisfactory outcome. I couldn't have asked for a better lawyer. I highly recommend Steve Waterkote to anyone in need of legal assistance! Great guy!

I'm almost two years into a very complicated divorce and Stange Law came into play about a month ago. The team had made a huge impact. Dakota is the lead for my case and he is outstanding. He has tremendous knowledge, a heart in the right place, and he fights hard for what is right and true. We are not done yet but I know he is doing all he can to protect the life of an innocent 11 year old. Thank you Dakota.

If you want the best criminal lawyer in Kansas City, don’t hesitate to go with David Bell. I’ve spoken with several other firms in the area and no other attorney was as knowledgeable or as empathetic as David. If you want an attorney who is responsive, experienced, organized, prepared, empathetic, intelligent, and communicative about costs, go with David. You’ll be lucky if he agrees to represent you. An added perk is that he is very funny and puts you at ease.

John helped my father with a difficult claim against a nursing home. my father was in the home for rehabilitation after surgery. while there, he was attacked by another resident . the nursing home knew that this other resident had attacked other people in the home, and had a history of violence, and did nothing about it. the claim had to be mediated, and john allan did a great job in mediating the claim and getting my father a monetary award.

Mr. Allan filed a suit on my behalf against a former employer who for no reason stopped paying me. It was not related to anything I had done. He had done this to several employees in the past. This former employer owed me half a year's wages. Mr. Allan doggedly pursued him through the courts and stayed in contact with his lawyer. He obtained a judgement for me. Unfortunately, my payments stopped when he filed for bankruptcy. He also quit paying his lawyer who he probably owed money to as well.

I have worked on several cases with John Allan over the past fifteen years, initially on an appeal in the United States Court of Appeals, which we won, and then as an expert witness in legal malpractice cases, an area in which he has developed a high degree of skill, experience, and expertise. John has shown good judgment in realistically evaluating cases, only taking those cases with real potential, attention to detail, organization of the file, his time, and available resources. I have seen him show care and concern for his clients while maintaining control of the case and the client in a professional manner. Because of the complex, intricate, and intense nature of legal malpractice cases and their past dissatisfaction with the legal system and their legal representaion, leagal malpractice clients can be difficult to please. John Allan is the best lawyer I have encountered at accomplishing that task. I have come to value his insight and instincts and often ask his advice on a variety of matters, including reviewing cases before I take them. He once found a medical expert for me on a case where I had all but given up hope of finding the expert I needed. John is a skilled and accomplished lawyer and I would highly recommend any lawyer or individual with a valid legal malpractice claim consult with and choose John Allan to represent them.

I was not satisfied with my experience with Stock Legal and would not recommend. I did not receive much value or benefit from their services, especially considering the amount they billed me for. They advertise themselves as more cost effective and client- and people-focused than large law firms but I did not find that to be the case. They were just as or even more expensive and focused on hourly billing than other attorneys I have worked with. I would have been more ok with paying their fees if they would have actually helped me with my issue but it quickly became clear it wasn't really their expertise. Their website says the initial meeting is complimentary but they charged me because I had worked with a lawyer who is not even with their firm any longer on a separate issue years ago, which felt kind of sneaky to me. The website also says they will avoid sticker shock when seeing their fee invoice, but I was definitely surprised to be charged when I had really received very little in the way of helpful legal advice or services in return.

Casey Elliott provided top-notch legal service to a friend of mine who was an Air Force veteran with cancer and in hospice care. Casey came to the Hospitals at both Boone and later at VA to get the information needed and to get the necessary legal documents executed by him in a timely manner. Because of her speedy assistance, when my friend passed away only weeks later he did so with the peace of mind that his legal affairs were in good order and that his wife would also be in good legal shape. I am glad I was able to help my friend become a client of Casey and am writing this review on his behalf.

I first became aware of Henry "Hank" Miller when I met my now wife who was in a child custody battle. Hank Miller was appointed as the guardian per the court. The father in the custody battle failed multiple drug tests. The father was put on supervised visitation for a period of time. Following that period the father took another drug test and still failed terribly from there the answer that we got from Hank Miller was that even though he failed the drug test again we should give the father MORE privileges and gave him UNSUPERVISED VISITIATION. His answer to most everything was "well we just really go backwards". So Hank Miller thought it was a great idea to take a child and allow the child to go with a drug addict who had just failed a drug test and give the drug addict unsupervised time with the child. Hank Miller seemed to support the drug addict father more than the mother who never failed a drug test and was raising the child on her own at this point. Once a relocation motion had been initiated for the mother and son to move out of state, Hank Miller even fixed his mouth to say that "even if it is better for the child to go with the mother I cant support the move." THIS IS EVEN WITH THE FATHER ONLY SEEING THE CHILD ON SUPERVISED VISITATION FOR 4 HOURS A WEEK / 16 HOURS TOTAL FOR A MONTH. Hank Miller does not care about the safety of kids nor does he care about the people that are doing the right thing in the case. NEVER TRUST THIS MAN. TOTALLY INEPT AS A GUARDIAN.

THIS IS EVEN WITH THE FATHER ONLY SEEING THE CHILD ON SUPERVISED VISITATION FOR 4 HOURS A WEEK / 16 HOURS TOTAL FOR A MONTH. Hank Miller does not care about the safety of kids nor does he care about the people that are doing the right thing in the case. NEVER TRUST THIS MAN. TOTALLY INEPT AS A GUARDIAN.

Had an unfortunate speeding violation that resulted with a warrant being issued so I reached out to Grant, Miller, and Smith to help get the issue resolved. Scott Leeker was able to help me get the whole issue resolved fairly quickly and was very easy to work with. Would highly recommend!

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
