From the moment I met Laura I knew she was the only attorney for me. My case was going no where fast and I needed a change in attorneys. Laura took my case on and quickly changed the odds in my favor. Laura really cares and takes her time with her cases. I truly am not sure where I would be without her. My family and are forever grateful for her!

Laura is very professional and excellent lawyer. She handled my mother's case in a very timely manner. She gets straight to the point and resolves the issues for the client sincerely. I would definitely use her again and recommend her to anyone I come across that needs a exceptional lawyer to take care of their case appropriately. Thank you Laura for helping my mother through her tough case for divorce! Well deserved and appreciated all the way through!!!

Going through another company, I was referred to Black and Jones for my SSDI case. The first phone call I had was just a consultation with a lawyer at the firm. I will be taking my business elsewhere. I did not appreciate the condescending tone and the scoffs I could clearly hear while I was answering questions. Also, was ASKED to send info to a specific email to which my email was DENIED BY THE COMPANY per the email from Yahoo mailer. Then I sent an email through the inquiries email on the website, to which I have yet to receive a response. Lawyers exist because we non social paths don't know the law, maybe try to pretend to care just a little bit, or at least treat a potential client with some respect. Find another place to do business. EDIT: It gets even better! They have zero information about my case and send me a letter claiming they have reviewed my case. If they are looking at the current case on file with SSI, they have incorrect information. That's what happens when people don't actually do thier job.

Attorney Schreiber did a wonderful job working on my family law case. Just go in for a consultation and you'll realize that he will take your case personally and fight for your satisfaction as his client. I am speaking from experience as there were fast results instead of the typical dragged on litigation I experienced with other less competent Rockford area family law attorneys. 10/10 would recommend.

Being an RN, I personally see attorneys as legal providers of care. That being said this is how I feel about Attorney Bradley J. Schreiber that recently helped me out of a bad situation with an ex fiancee. As does a medical provider have the schooling needed to practice. He had the care, and compassion to understand my situation both legally, and emotionally. and that being said would be one of my main reasons I would definitely recommend him for whatever you're legal problem would be. I believe he would handle each case to the best of his legal ability while adding in the human component that is definitely a plus during such stressful times. He achieved our desired outcome without nickel, and diming me as many professionals do. Thanks again Attorney Schreiber your are greatly appreciated by me, and my family. Be proud of the difference you make in people's lives.

I cannot recommend Jim Zuba highly enough. I hired Jim to represent me through my stressful parentage case, and it was an absolute pleasure. All legal situations are stressful in their own way, but family law cases are a whole different experience with its own unique challenges. Choosing the right attorney can make a huge difference, and I am incredibly glad I chose Jim. Jim is an impeccable communicator, relaying each bit of correspondence—no matter how small—in a timely manner. He never failed to reach out to me immediately following each court hearing, email or phone call exchange with the other parties, or as updates arose. I was always involved and informed, ensuring I never sat in the dark. Perhaps the most rewarding aspect of Jim is the way he can reduce stress during one of the most anxiety-ridden experiences a person can go through. His level headedness put nerves at ease, allowing me to remain focused on what truly mattered.  As each phase of the lengthy process came and went, I never lacked a firm understanding of what was happening and what was on the horizon—something that can be hard to come by with other attorneys. Jim strategically coached and guided me in the right direction so I was well equipped every step of the way. If you are looking for an outstanding family law attorney, Jim Zuba will not disappoint

I would give her zero stars but had to give 1. She is 1 sided and cares only about money. She is not about what is best for the children. We had her from 2018 to 2024. She came to our home 1 time and met with her twice. Was supposed to have a phone appointment with her but she never called us at the scheduled time. We Called her office and her assistant said Mrs. Erin tried to call us, which we had the phone in hand and we had no missed voicemail. So she lies and she lies in court. Her billing is a joke so make sure to check your billing! SHE NEVER returns your calls and can never talk to her only her assistant. It's been hell having her. So if you are appointed her for your GAL ask for a new one asap!! She destroys family's and cares more about the money instead of the best interest of the children. Aweful experience with her.

$3,500 dollars down the drain from a lack of communication, false promises, and excuses of why it took 4.5 months to write a motion/petition to modify parental allocation which oddly referred to me as the mother (she/her) in the language. I switched counsel because of no movement and had $200 left from my retainer which was never reimbursed even after calling the firm’s office asking for payment. Moreover, she was unprepared for court and got talked over by the other party’s lawyer. I got the results I was looking for elsewhere.

Thompson is not worth your time and money. He believes the slander from unethical peers rather than the facts and truth of the case and his client's best interests. He will allow you to suffer further due to his negligence, while charging you nonetheless, then drop you due to the damage his negligence caused without accomplishing what he was retained for. He will argue with you, further slandering and damaging you, to defend himself rather than admit any wrong doing. He is not in it to work. He wants easy cases that he will decide what is best for him, not you.

We made an offer on a country house that had an issue with the existing well. Three days before closing on the house our attorney, Ray Ferguson, called to say if the problem couldn't be fixed that the seller would set money aside in escrow to dig a new well. We expressed reservations about going through with the sale given that the well wasn't clear and there was a limit on the amount the seller had set aside to fix it. Our attorney told us that this was the customary way to handle the problem and he did not offer us any other options. We were discouraged from cancelling the transaction in spite of our concerns about the well. We trusted that our attorney was representing us and our interests. After the sale when we found out we indeed needed to dig a new well we discovered our property was within a certain distance from the nearby city's zoning limits and thus we would need to hook up to city water rather than dig a new well and because of that we would also be annexed. Long story short - we had to hire a new attorney, go to numerous zoning hearings, have meetings with the mayor, the water department, the health department, get quotes from well diggers, plumbers, etc. It is nearly 8 months from the closing date and we are just now getting a new well in. It cost us several thousand dollars more in new attorney costs to obtain a satisfactory outcome, not to mention the loss of time, expense, inconvenience and delay in not being able to move in to the new house or list our current house for sale. If Ray Ferguson had represented our interests at all he would have known that our situation wasn't "customary". We were not aware that being required to hook up to city water and being annexed were potential consequences and we certainly were not aware that it would take nearly 8 months from the date of the closing before we would actually be able to get a new well with clean water so that we could move in to the house. Never trust a lawyer that is recommended by your realtor.

He is horrible at returning calls or emails. I have contacted him multiple times and it takes him forever to get back to us. What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
