If you're looking for someone fluffy, this is not the attorney for you. He's down-to-earth, honest, trustworthy and, a bit brash at times, but if you need something done, this is your guy. He's assisted our family in several matters, from divorce, custodianship, guardianship, will prep and conservatorships. I highly recommend.

Melder & Melder has assisted myself and family with several items from divorce, real-estate and bankruptcy over the last few years. Aric Melder is not only well versed with many different legal matters but an excellent litigator for all of them. He is responsible, ethical and you can count on him and the firm to get the job done. The firm cares about their clients and go out of their way to take care of them. Their fees are very competitive. It is hard to find the right attorney, for a price you can afford. Melder & Melder surpassed my expectations and am confident that they will do the same for their other clients as well.

Glenda was very professional and always available to answer any questions we needed answers too. She made sure that we were not taken advantaged of by the people who were dealing with and stood toe to toe with them at the closing demanding them to do right by us since this was or first experience selling rental property that belonged to our parents. Glenda was highly recommended to us by a friend. We thank God for her wonderful spirit and knowledge of real estate law. We will recommend Glenda to other friends and family.

I have used Ian as an adviser and to draw up documents for 3 real estate deals. I found him to be very generous with his advice - certainly not the sort of lawyer who is always fishing for more billable hours! As I was somewhat of a novice in real estate investing, Ian's advice was instrumental in keeping me out of a couple of deals that I thought were great, but where I had missed some key details. I will certainly continue to use his services as I grow my business.

We hired Sam to represent my son in a juvenile case, he was absolutely incredible to work with. From our first meeting, I knew he was our guy (he also came highly recommended by someone in Oakland County Courts), he is down to earth, knowledgeable, and tenacious. Sam was able to get my son the best possible scenario through his diligence, relationship and cooperation with the prosecutors office in Oakland County. Prompt, Professional, and Pragmatic. Darren Findling at The Probate Pro called Monday following my Sunday voicemail requesting their probate consultation. Discovered them via their YouTube channel which is excellent and worth watching. Their telephone consult was informative and appreciated as they asked how they could help, patiently heard me out, provided factual answers, then once again patiently listened through my synthesis of their answers and clarified in return for my better understanding, which led to my feeling well heard and well informed. They were professional, cordial, and factual. At the conclusion of our call they wished me well in the process of probate and welcomed me to call back if I felt that their services could be of help. To be clear; my telephone only experience with Darren was remarkable, so much so, that I’m leaving this positive review for others to read. Best of luck to all of you in the probate process and my greatest life pro tip for anyone reading is: avoid probate at all costs possible and inform yourself, your family, and anyone whom you care for about the benefits of the “living trust” and how these instruments of the law are something that everyone ought to know about and consider having created, not for themselves, but rather for those who they care for in the wake of their passing. In my opinion; your trust is the best possible investment that you will never experience the benefit in return. Your family will thank you! -C.L., Metro Detroit, Michigan 09SEP24

Unfortunately an unhappy experience. We had a patent filed a few years back through this company and I feel there was a complete lack of explanation to us, and forethought by the company who obviously also missed the point of what we were trying to patent and protect about our product... so our patent is basically useless and unenforceable to us now. Of course we didn't know the right questions to ask which is why we trusted their experience to coach us and it all missed the marked badly. The people/staff a friendly, but the experience here was just wasted money for us. I can't recommend it.

I was really impressed with Dean the first time I talked to him about filing a defamation lawsuit against a social worker, and possibly a civil rights suit against some probation officers. He was excited and attentive - really gung ho - and also suggested that we might have a malpractice claim as well. I really did like him and wanted to work with him. When we met with him in person in October, I explained that I wanted to sign a retainer agreement and file the claim in January. He said he first wanted to conduct 6 hours of "legal research" to confirm the viability of the cause of action, and to ensure that the defamation claim would not be dismissed under immunity claims by the defendant. I was very pleased with this - it made me feel like he was genuinely concerned about not filing an unwinnable claim. I wrote him $1000 check on the spot and he told me he would get back to me in a week to let me know about the viability of the claim. A week later he came back with some initial research that that was inconclusive , and said he would get back to me with more in the next week after spending more time, presumably because he had not yet conducted 6 whole hours of legal research yet. Things quickly went downhill from there. SIX WEEKS LATER, after MULTIPLE CALLS he finally (and rudely - with an attitude) responded to my calls and asked us to come in to meet with him to talk about the potential of our case. Then, when we met with him, in person per his own request, he kept excusing himself from our meeting to take calls from other clients! Then he told us during this meeting that we didn't have a case because he though the defendant would be immune. I cannot comprehend why he felt we needed to meet in person for him to tell us this, rather than telling me in an email or over the telephone. It was a total waste of my time. Maybe he was trying to "use up" the leftover time I paid for, since he never followed up with any more research as he previously said he would do??? When I asked him what additional research he found to come to this decision, he circled back to the same inconclusive research he had sent me 5 weeks ago! Anyway, I found another attorney who wasn't full of it and we successfully filed and settled the defamation claim against the social worker. The defendant did try to claim immunity in a motion for summary disposition, and the judge ruled that she was not immune - so much for Dean's legal research and advice. Very disappointing, to say the least.

I have met with a lot of attorney's for my legal issue, and Dean seems to be one of those that has grown a little arrogant as he seasoned. For Christ's sake the man would not even listen to me or my problem. He read some information I gave him and assumed he knew everything about my case and didn't even bother to talk to me again. I was quickly wrote off and deemed "un-helpable" and he didn't even know what I wanted help with. He also told me I had no options left when infact I did and was currently pursuing one of them, which lets me know he may not know as much as he thinks he does. Find an attorney who will listen to you and THEN let you know if they can or can't be of service. 0/10 Would not recommend.

Dean listened to my thoughts and opinions even though sometimes I needed to be re focused he remained patient with me and never made me feel as if my questions were stupid or insignificant . All and all he listened to me and built a winning case from what he took from our conversations and the evidence .To go threw a trial with all its moving parts takes a lot of grit and patience on all sides . He proved to me that he was the right choice in my suit

My experience with Greenstone Legal Group was excellent and heartwarming. They seemed to have suffered multiple attacks after I started reacting to Capital One's [not known for hiring the best people] harassment campaign. The conflict with Capital One was published on December 31st, 2023. Also on that day, it seemed like the entire past of the US Army had possessed my spirit to chant the best possible cadence my lungs could muster. It's funny how there was a Green Beret on the bus as I joked about calling Capital One and threatening them for abusing their late payment fees immediately after I signed my contract.

Please, if you read this-and many other- review stating that Greenstone is terrible and not to get involved, BELIEVE THEM!!! Greenstone Legal Group is nothing but a scam, 100%. Yo make a long story short, we entered into an agreement with them to help negotiate some debt settlement and after 15 months of paying into the program…..nothing. We received several offers to settle or debt from the creditors which we promptly turned over to Greenstone only to have them do nothing. Then we received a summons from court after discovering that one of the creditors was suing us. We turned that promptly over to them also. Their whole spiel is that they are there to protect you from collection efforts while trying to negotiate settlements. Well they failed. Just recently we received a letter from the court stating that the creditor had won their case against us for “failure to contact the court or respond to the summons”. So basically, Greenstone did nothing! They keep about half the money that you send as “payment for services rendered” however, it is plain to see that they don’t actually render anything but lies. We have since canceled our agreement with them. We did get some money back but only about half of what we put in. And we negotiated directly with the creditors and had deals to pay half the original debt in one day. Wonder why Greenstone couldn’t have done that. I implore you to stay far far away from this group. They will tell you nothing but lies and rob you of your money.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
