In 2011 my wife and I hired Real Estate Attorney Mitch Abdallah to help us with an allegedly fraudulent bank action by a major American bank. In all his dealings with us Mitch was thoughtful and caring and we are pleased with how our case turned out and how he regularly communicated with us during this extremely difficult and stressful time. He also helped us quickly understand some of the more difficult to understand legal aspects and timing of events of the Real Estate process. Because of his knowledge and experience in Real Estate law and processes, we were able to remain in our home for several years while in the loan default situation. Because of his pertinent and timely filing of the suit in our behalf, we were able to work out an agreeable solution with the bank which allowed us to remain in our home during negotiations. Unfortunately, the sole wage earner of the family suffered a stroke during this time, which made him unable to work, cutting the household income by more than 50%. At this point, the bank wanted to foreclose. Mitch negotiated a favorable settlement with the bank; which allowed us to attempt to sell our home, which we promptly did, saving us additional heartaches and avoiding severe financial loss. Mitch was the right man for the job.

I initially went to Mr. Abdallah for help with a loan modification. He provided excellent service, but during the process my circumstances changed. He therefore ended up representing me in a bankruptcy, which was handled professionally and expediently. Just to be clear, I made the initial call regarding bankruptcy due to a significant change in my financial situation. I was not "steered" or coerced in any manner in this regard. I am now buying a home, and have sought Mr. Abdallah's assistance in navigating this process. For this review, I have put Real Estate and <1 month, as that is my current relationship with him. However, I was first a client over 5 years ago and will return for any need in his area of specialty in the future.

This attorney should never be used for foreclosure defense. Charges 5000 for retainer and does NOT tell you when how or what he is doing with your money until it is spent. I have filed with BBB and CA Bar associate. He uses his brother who is obvious just out if law school and knows squat aboutforeclisure defense. They mixed my trust account with another and did not know where it was. Run dont walk from this guy!

I paid him upfront for services I thought I would get (his request) for a TRO. He took forever to get this done for me. By the time he copied and pasted a generic one, the party had left the country. He has ONE client who he does work for day and night and would not make time for my case even tho he asked for payment up front. He should not be practicing law. I asked for a refund and he said no! He said he carried out the work. How? The party was never served because he left the country. I am very disappointed in his capability to practice law. Very unprofessional. He practices out of someone's apartment currently and has no office. Do not hire him.

I'm a creative artist based in Northern California and I previously worked in the entertainment industry in Los Angeles. Having dealt with many attorneys over many years I can 100% say that Noel Knight is one of the best lawyers I have ever worked with.  He's focused, highly professional, communicative, and result-oriented. He's represented me in contracts and also serves as my representative to the art gallery world. I personally know other artists for whom he has successfully handled bankruptcy and real estate matters and I'm aware that he has restaurant, nightclub, and vintner clients from Sacramento to Solvang who will also sing his praises.

I've been working with Noel for the past year and a half. He's managed to help me win 100 thousand in a nasty business dispute. A case in which I had hire other attorneys and they weren't able to help. Noel Knight came into the case and handle it with 100% interest and was on top of the case. He has also handled a lot of my business and personal legal affairs. I've recommended Noel to two different individuals and they were both very pleased with his performance. I not only consider Noel my attorney but a friend. I will continue to use him as my attorney for all matters.

It has been over a year and I’m sorry it took me so long to finally take time out of my busy life to write this well deserved 5 Star review. Mr. Bones is not only a Estate Planning Attorney but also a compassionate Conservatorship/Family Law Attorney. Mr. Bones is an attorney who will go beyond the call of duty for his clients. Ours was not an easy case with my adult disabled sister, but with Mr. Bones very busy schedule, he always made me and my sister feel we were his #1 priority. Needless to say Mr. Gordon won our case with his dedication and perseverance. Given his experience as an attorney over 30 years, Mr. Gordons knowledge, compassion and dedication to our case was was superb! Mr. Gordon was also generous with his time when I had questions about estate planning being a homeowner. I would definitely recommend Mr. Gordon Bones for anyone wanting a compassionate, intelligent lawyer.

I have used McCann & Associates on many different occassions. Robert McCann has been there for my family and I through thick and thin. I have been trying to post this preview for about the third time. I have known Robert McCann since 2001 and been represented by him in a familly case which I won. Another case was settled recently thanks to Mr. McCann. Mr. McCann helped me as well with another case back in 2011. Mr. McCcann is very professional , very ethical and conscientious. I am represented still by Mr. McCann in other cases that are pending. Mr. McCann is very knowledgeable about the law and very experienced and can advice you for the best and better outcome af your case. He can represent you in a civil matter, familly matter in all its aspects from custody, divorce issues, restraining orders issues etc.. in bankrupcy and criminal cases as well etc.. I recommend Mr. McCann as an attorney.

I have used Ronald Roundy for most of my business and real estate legal issues since 2014. As a former court clerk and paralegal, I have to say that I have never been disappointed with his work and is a consummate professional. Ronald is an outstanding attorney. Even my ex-employer, a former state court judge, has complimented him. I know that Mr. Roundy used to work in finance and I appreciate that expertise. He is able to help me make decisions in my real estate business that make good sense. It is great to find an attorney that actually helps me with my problems, rather than just creating more.

I encountered multiple problems 1. The office put wrong address on the Writ which I had to verbally correct the judge when I was in court. When officer went to serve eviction the Writ STILL had incorrect address on it. The office blamed the court the court blamed the office. 2. Office workers SAID they gave me status report telling me when deputy would do the actual lockout. They DID NOT, the only info I received from office said the lockout would take place in "approximately 1 and 1/2 weeks. Office worker argued with me. I sent her the emails that I received showing that she never gave me an exact date. I didn't hear back from them. 3. Lawyer and office workers said they'd give me paperwork from court. Court date was May 4, today is May 17th!! How much longer do I have to wait?!!! One of the office workers eluded to the fact they may have sent my paperwork to the wrong person - my property was previously being managed by a management company but I had long since let this office know they are to deal with me now. Apparently they had conflicting information in my file. I WILL NEVER DEAL WITH THIS OFFICE AGAIN AND I'M WARNING ANYONE ELSE WHO CONSIDERS HIRING THEM TO CONSIDER SOMEONE ELSE.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
