Ryan was part of "Civil Attorneys Group, LLC, a group of charlatans in Orange County, together with the office manager who harassed me for more money after payments made and after case was closed. Would constantly telephone me and would call me by a different name. Ryan was suppose to represent us on a civil case. Took our money but did NOT represent us in court, NOT saying a single word to defend us on a Civil case for harassment & defamations in our community & social media. After providing him him Legal documents from the County, audios, videos & witnesses. NEVER defended us on all five court appearances. His a liar and a thief. We lost $10,000.

I hired Ryan and Legis law for a case involving my granddaughter and daughter for Grandparents rights etc...Thanks to Ryan and Legis law my granddaughter is back with me and my wife where she is happy and belongs until my daughter gets her act together...We have to go against my own daughter one of the millennial entitled kids that gets pregnant and its all fun but puts all the responsibility on her parents .Kids having kids ..She went to the other grandma who's very educated a liar and knows how to abuse the system and hates me and my wife because shes supposed to be so God fearing and Christian but first she asked my daughter to get abortion and then she or her son(the father) didn't make a 10 minute drive down PCH to be at the birth and took another 4 months to come in the picture..And hates us because everytime my daughter can't get her way she takes our granddaughter and won't let us see her.And she always comes back...Ryan had to deal with a lots of foolishness on both sides and me being so mad and vocal because me and my wife were being punished for doing my daughters job while my daughter comes and goes when she wants ..Ryan is very good and remaining calm not getting rattled and doing his job...Trust me there were some at times funny things and ridiculous things to deal with.....I would recommend Ryan and Legis Law to anyone that needs a great attorney ..Thanks for doing a awesome job Ryan!We are so happy with the results and could not have been so happy without you and the work you and Jane Proctor did...Jane thanks for arranging everything and making it happen

Receptionist was rude and didn’t really offer any help outside of what you can find on google. Phone call took a total of 3 minutes if not less and it felt like I was taking her time. Cut me off a couple times while speaking.

I engaged the attorney for two months during my divorce proceedings, and unfortunately, the experience was unsatisfactory. Communication issues, particularly via email, led to the alienation and voluntary withdrawal of my previous attorney, adding complexity and stress. The initial referral lacked transparency, as the attorney was referred by one of her employees without disclosure, raising concerns about conflicts of interest. Despite being a business attorney, she involved herself in my divorce, to my disadvantage. The lack of specialization in family law became evident. Delayed invoicing, presented only upon my request for her removal, added unexpected financial strain. Her tardiness for a crucial forensic appointment resulted in additional charges and undermined its effectiveness. The two months became the most stressful phase of my divorce, with repetitive and lengthy communications, undisclosed post-termination charges, leading to my decision to terminate her services. This feedback aims to contribute to a constructive evaluation of her practices for potential improvement in future client engagements.

I consider myself quite fortunate to know Ms. Salisbury, Esq. I had the great pleasure of working with her in business matters. Ms Salisbury litigates as though the case is her own. Your run of the mill “bulldog” attorney is often a bully, and needs to compensate for a lack of knowledge of the law, weak evidence, or general incompetence. Lisa Is best described as a panther because she quietly hunts her prey, methodically and ferociously, leaving a stupid bulldog and their deceptive client, unprepared for her attack. All bite and no bark....she takes down the opponent, swiftly. Her strategies save huge amounts of money and you can probably avoid court because once the opposing party witnesses her strengths, they want to stay the hell out of court. I retained her multiple times, on matters for business, real estate, contracts, family law matters, and financial fraud. There is nothing like Lisa and I have hired probably 25 attorneys in my lifetime. If you want to win, hire her.

I don’t have the words to adequately express how much help Lisa Salisbury has given me through her extreme knowledge of the law as well as personal interest in making sure her client is completely taken care of. I had met Lisa through colleagues and considered her a sharp and bright and charismatic person, but never thought I would be using her as a lifeline and attorney. Her specialty may be real estate and business law, but I hired Lisa to help me with personal family matters as I trusted her beyond anyone else who may have practiced family law. She helped me every step of the way. Lisa utilized her extensive network of contacts to gather as much information to better position in a family matter. She gave me so much comfort knowing she was in my corner so I could focus on my newborn baby. She proved that she is able to tackle any issues and give the upmost attention to it. Whatever the situation may be, no one will work harder (or smarter) to find the best solution than Lisa. I am truly grateful for her help and would recommend her to anyone, for any of their legal concerns.

I feel this attorney is not responsive or helpful. They only advise you and overcharge until the retainer is gone. Bogus bill for work that was never authorized and they make you do it to begin with. They literally copied and pasted my response on the court filing, how do they charge me for work I've done?

During our recent visit to Newport Beach to create a new trust, my wife and I had the pleasure of working with Mr. Max Alavi, who proved to be the most exceptional family law attorney I have ever encountered. Max and Diana, his office manager, were always available to answer our questions and provided clear and prompt responses, making the process easy to understand from the very beginning. Their commitment to ensuring everything ran seamlessly was truly inspiring, and I highly recommend their law office to anyone in need of such services. I hope to work with them again in the future. Thank you, team! Tony B.

There is a reason an attorney of this type markets himself as a "Christian". He feeds off his need for power/narcissistic fuel and takes advantage those who he sees as beneath him. After years of dedication to Tom Brownfield (previously known as Smart Law under Dean Smart), my family member was not paid for over 6 months of work. Not only have both Tom and his wife, Terrie, refused to pay my family member, but they adamantly deny that they have any wrongdoing of forcing an employee to wait over a year to be paid for 6 months of office work. Tom continues to travel out of state, including Nevada, and spend money on his new vehicles. All the while, my family member is unable to physically track down Tom to seek any compensation because he only lists his office address and is working from other states, including Nevada. Tom Brownfield is not fit to be a bankruptcy attorney for the "Christian" community, let alone anyone who is trusting, naive, and kind-hearted. Tom has made the statement to my family member that he has been "short on funds" for well over two years. How is a 'successful' OC attorney short on funds, anyhow? I will only remove or update this review after Tom has fully reimbursed my family member. Until then, Tom, you know what you need to do to prevent this from escalating to the State Bar of CA.

DO NOTHING LAWYER-DO NOT HIRE THIS GUY! I hired this guy who talked a very big tough game. In reality, he wasted 3 months just to serve my defendant and charged me over $2,500. Erik claimed the Sheriff cannot serve someone in a civil matter and must be served by a Process Server. That turned out to be complete nonsense and a total waste of my time and money. The Sheriff's office can and does serve in civil matters for $85 and does it routinely and quickly not the 3 months it took Erik and his law firm and Process server team. Erik also refused to inform me that there was a problem serving my deranged brother who I forewarned him about. Ultimately, I had to get personally involved to get the defendant served by scheduling appointments with his process server and make countless trips at different times and days to which none were successful. This process should have taken a day to a week by a Sheriff max, not 3 months of hell. Erik had to be micromanaged each step of the way. He took his sweet time returning communication and went on numerous vacations all over the world while I hired him and his so-called law firm of 2 people. He was made aware that my brother was a narcissistic sociopath and crazy. My brother broke my mother's Living trust and forced her to create a new Will cutting me out entirely with only $5,000 to each of my sons. He was able to do this because he mooched off of my mother for 35 years by living with her in her home and manipulating the hell out of her in a weakened cancer terminal state. When I became aware that my brother manipulated my dying mother and asked her about her wishes, she demanded her lawyer void her changed Will back to sharing everything 50/50 between my brother and I. Once my crazy brother learned that my mother demanded to correct her will, he proceeded to kidnap her until her death. He was able to do this by gaining a Power of Attorney on her and changing her door locks, which I had a key to. He also closed the cell phone I bought and paid for and dominated all incoming home phone calls. He took control of her home phone by moving it out of her reach and deciding which calls he would inform her about. He precluded my sons and I to visit my mother the last 6 months of her life. Erik's only court appearance proved he was unprepared and was reprimanded by the judge. He didn't even know the response time permitted to reply. Erik never subpoenaed my brother's finances who never had a nickel to his name. I knew he swindled the hell out of my mother and got away with murder. Erik stated I have a very good case to win a lawsuit and regain half of my mother's estate since my brother committed financial elder abuse. Meanwhile, my brother's lawyer advised him to file a legal document awarding him my mother's condo valued at $850k at the time of her death. So, filing a claim with the Probate court became a moot point. The final aggravation was trying to get the $10,000 for my sons from my brother's lawyer. That process took another extra 4 months despite that being in the manipulated Will of my mother. Erik sent me on one wild goose chase after another. First, he claimed I needed to talk to my brother's banker at Wells Fargo, which I did.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
