Recently, my wife and I were sued and faced with the conundrum of either not defending ourselves and being steamrolled by the plaintiff or hiring a really good attorney to prevent that from happening.  We didn’t see this as much of a choice so we scrambled to find the best possible real estate attorney.  We were referred to Chad Ahrens by a highly qualified and common friend, who happens to be a real estate attorney and a partner at Perkins Coie.  Since our friend practices law in another city, he promptly recommended Chad without hesitation – endorsing him as an attorney that he would hire to represent his interest if he ever had a need for a real estate attorney in Pierce County.     With such a credible recommendation it was a no brainer.  Chad Ahrens proved to be a brilliant attorney while representing our family in a HOA dispute.   We are glad we hired him because he and his team masterfully dismantled the plaintiff's argument and we were ultimately awarded a fully comprehensive victory.  I must point out that Chad was able to achieve such a comprehensive victory because he proceeded with integrity, has extensive expertise on the subject of real estate law and he is ridiculously smart.   Vindication was the ultimate goal, but I appreciate the experience of working with him.  He’s an outstanding communicator and always took an ethical approach.  In spite of the opposing party's motivations, he demonstrated an earnestness at finding and negotiating a resolution by agreement.   With this in mind, I recommend his work without reservation to anyone who requires strong representation in Pierce County.  He protected our family and we believe ourselves very fortunate to have been referred to Chad Ahrens.  I wholeheartedly endorse him because he has impeccable integrity and is a highly capable individual.  Should you or someone you know need a strong attorney, I highly recommend you hire Chad Ahrens to represent you.

We hired Chad for a property issue involving a neighbor that could potentially interfere with our ability to build on our own lot. I received multiple bills from Chad for a draft of a letter to the neighbor. I paid each bill immediately. No letter was ever drafted or sent. When I called, there was always an excuse from Chad assistant(s) and I was repeatedly told the letter would go out the next day. Smith Aling moved their office, and that was another excuse for poor service and delays. After awhile, Chad refused to take my calls. He never responded to emails(about 50 of them). His staff continually put me off with excuses by phone and email, and eventually would not respond either. He drug his feet on this for over a year. We finally gave up and hired another attorney. When we went to pick up our file, it was completely empty. He charged us thousands of dollars for either no work done, or for some reason refused to give it to us. I suspect he never prepared or did very little. He appears very disorganized. We interviewed 3 attorneys to replace Chad. We had to start at ground zero, since Chad refused to give our file. All of them told us that Smith Alling has a lot of young, inexperienced attorneys, and they have heard complaints similar to ours. To make matters worse, Chad did enough meddling to alert the neighbor to a possible legal matter. The neighbor had already retained the best Land Use/Real Estate attorney in the region, and was prepared when we brought in our new attorney. At this point we cannot build our house as intended. Hiring Chad wasted a lot of our money, but most importantly, caused escalation of a small matter and has delayed my project for potentially years. We never understood why Chad did not have the professional courtesy to tell us why he neglected our case so badly. We would rather him admit he could not handle it or was to busy, such that we could have found appropriate counsel, rather than be strung out for so long. We trusted him to be our advocate. Hiring Chad was a disaster for us and actually caused us harm. We do not recommend this firm. Another complaint about the firm: they have errors in their accounting office. I actually used Chad for two separate issues, so they were assigned two account numbers. The billing statement reversed the charges on the two accounts. When I called to straighten it out, I was told "oh it doesn't matter to us, since you are paid up on both accounts." I had to argue that mattered to us, and wanted the bills to accurately reflect the work done for each issue. This is another example of the lack of attention to details by either Chad and/or the firm. By the way, Chad did to properly handle the other issue either. It is still a festering problem for which I will likely have to hire another attorney to get resolution.

Stuart Morgan is the best litigation attorney in town! We were so lucky that Stu was so highly recommended by many people within our community. Stu helped my husband and I through a very difficult time in our lives, he was so supportive, honest and fought hard for our family’s rights! We are thankful for Grady Heins, who stepped in at a hearing when Stu was unavailable and Grady was outstanding! Stu and Grady’s legal assistant, Amy Shackelford was also amazing! She was so quick and efficient! Stu, Grady and Amy is a outstanding legal team and Ledger Square Law is highly recommended to all my family and friends!

Then after another week, an assistant told me that they were too busy to help me. This is arrogant, unprofessional, and just plain rude. I wouldn't have persisted except that our attorney recommended them for another matter. Firms like this explains why lawyers get such a bad rap.

Sincerely one of a kind! It has been our experience that most attorneys are focused on the process and unable to hear the client but Mr. Powell listens. Don Powell is full of knowledge, wisdom and kindness. He is very wise and a tough opponent! Our case was complicated, and without justice; but Don never gave up and through his diligence, the truth prevailed! We would not have overcome the obstacles and succeeded without him. We highly recommend Don Powell!

Don was the best attorney I have had to date. I had my divorce in Spokane buy an attorney who lost the paperwork. The attorney I hired after that in Spokane was effective but rude. Once I moved here, right on schedule the ex was finding things to go to court over, since abusing in person was no longer an option. I was so fortunate to find Don who was very well respected by his piers and served on the board of regents and as a Judge at times. Don was effective, considerate and thorough. What a pleasure under such a stressful situation to have someone who was so competent. Thank you Don!

I had hired Ms. Caulkins in 2009 she seemed great at first meeting , but once paid the retainer fee everything had changed , I could never reach her to get details on my case and she over charged me for just simple emails or phone calls which added up to me paying thousands of dollars more than I should have. my case never went to trial due to Ms. Caulkins lack of commitment to my case instead she just sat back and kept charging me but I ended up receiving nothing in the end only a huge bill that I could not afford. if you are smart and are looking for a good lawyer trust me save your time and money go some where else.

When I first meet with Caulkins she seemed like she was a go getter and very organized. The first time we went to court she was amazing. Then it changed. She waited until the night before our documents for court were due to have me review them. When we went to court she was completely unprepared, she had this little file folder with papers just jumbled and shoved in it. She dropped it and everything fell out, she just shoved them back in not even caring what they were. His attorney completely slammed me with false allegations, she said nothing. I had told her before my ex threatened to kidnap my kids and she completely disregarded this when he has the means to do it. I was so appalled I didn't know what to do. She put my kids endanger and me in financial ruins.

this attorney was part of a bankruptcy firm I went to after I was divorced in 2012. One of my main concerns was what I was court ordered to pay my ex. I asked this attorney if I declared chapter 7 if it would discharge all debt and she assured me it would. However I found out now that it never discharged debts owed during dissolution, so ironically it discharged a debt I had been paying on but not the ex and so now I am facing even more financial and dissolution hurdles.

I SENT DOCUMENTS MULTIPLE TIMES THAT WERE LOST, HAD TO RESEND THOUGH I HAD CONFIRMATION. If you read this review and still hire Daniel Pizarro you can't say you weren't warned. I worked directly with attorney Pizarro as he was assigned to work my case by his employer Thomas Dickson. Perhaps the individuals that gave him 5 star ratings did so on false pretenses. I found Mr. Pizarro completely inexperience and lacking legal gravitas. I was forced to spend a great deal of time on the phone with Pizarro and sent dozens of emails to him to get him up to speed. This was a complete duplication of effort as I had already done the exact same thing with Pizarro’s boss – Thomas Dickson. Not only was this an extremely frustrating experience – I felt like I was paying for Pizarro’s continuing education. Having being a licensed realtor, real estate investor and rental property owner for ~35 years I felt Pizarro didn’t know much about real estate. Mr. Pizarro was working for the law firm Dickson/Frohlich when I was involved with him. Thomas L Dickson and his partner Daniel J Frohlich are both rated on AVVO as 1 star attorneys. Their reviews by others all indicate that they overcharge their clients, lack professionalism, and fail to communicate with their clients. I agree. Don’t take my word on it. Just type in their names and see for yourself. Same on Yelp and other attorney review web-sites. Unfortunately, as a senior citizen, I was not aware of these rating web sites before I hired Dickson/Frohlich law firm. I agreed to hire Dickson as he talks a great talk when I was interviewing attorneys to hire for my case. He claimed that he had more than ~30 years of experience. To me – experience equates into efficiency. And efficiency equates into value and cost savings. I had no idea that Dickson was going to turn over my case to Mr. Pizarro. What I learned from this experience is Dickson/Frohlich hires inexperienced new attorneys, i.e., Pizarro, and uses them to do case management. However, because these junior attorneys have little or no experience they have to consult with Dickson/Frohlich about every little aspect of your case. Both Pizarro and Dickson’s names appeared on the on the documents that were prepared for my case. The end result in my situation - I ended up paying for 2 attorneys. I received a bill for more than $4K for 5 pages, (double spaced, huge top and bottom page margins), for a simple standard summons and complaint for breach of contact. (1.5 pages for the summons, and 3.5 pages for the complaint). What a joke. These are cut and paste documents that should have taken a paralegal 15 minutes to prepare. Being shell shock after seeing my bill – I called other attorneys to determine if this was a reasonable price for a simple summons and complaint. The consensuses was – no is was not a reasonable price. From the 4 attorneys that I talked to I found that the average price for this work should have been around ~$2,500. Not more than $4,000.00. I fired Pizarro and hired one of those attorney’s. I can tell you my new attorney not only consulted with me to get the case going but consulted with apposing attorney, prepared and filed court documents, appeared at a hearing, argued and won the hearing, prepared and filed more documents, and debriefed me – all for less than $4K. If you want to pay double to get little or nothing – Pizarro is your guy.

Rather than state facts that - [a] copyright claims are the jurisdiction of the federal court with a minimum filing fee of 400 dollars [b] that the cost to litigate would run 10s of thousands of dollars for a 900 dollar claim that they would have to prove damages and [c] they weren’t a legal firm and had no basis to threaten legal action, he told me to just pay them. Stay away!! I requested a legal letter to address inconsistent payment against a promissory note that Mr. Gray drafted. The initial response was prompt, but the draft letter needed some work. I asked for some changes but never heard back. Emailed 3 times and called twice over 3 weeks. No response. I finally gave up and moved on. Months later, I was emailed to inform me that, because I hadn't responded, I was being billed for the letter and consult. I provided evidence of my correspondence and was told that "clearly" it was not received. Somehow, emails get through for billing, but not otherwise. Calls to discuss continue to go unanswered.

Judson Gray is not a good person or a good attorney. He threw me and my special needs daughter under the bus. I hired this attorney and showed him photos of my neglected non verbal daughter. Mr. Gray knew how desperate I was to save my daughter yet he didn't care. We went to court and lost so we discussed about my next option and that was appeals court. Judson was to send me a list of names because I only had 30 days to appeal. He never did send me the names until I contacted him and he lied and said he did. I finally got a few names but none of them could take my case because they didn't have time before the 30 days was up. I finally found an Attorney to help me and when he went into my file he said that Judson Gray didn't file his paper work in a timely manor of our court hearing and that I couldn't appeal now, What a caring loving person "NOT" how do you sleep at night knowing my beautiful daughter is being neglected and you just threw us under the bus. Don't hire this man he has no compassion. Maybe he got paid off..... Vengeance is mine says the lord I will repay!

Our family hired Mr. Frohlich to represent us in our property- boundary dispute. We had a horrible experience with Mr. Frohlich representing us. We invested a ton of money on his legal fees and he LOST every hearing! During our Court of Appeals oral argument hearing, Mr. Frohlich was lambasted by one of the judges for not properly including information in his pleadings. He apologized to the judge, admitting that he was wrong. When we asked him why he apologized he could not give us any legitimate reason. Overall, we would have been better off had we never hired Mr. Frohlich for our legal matter. The only thing Mr. Frohlich did well was get his firm's office manager to periodically bill us with his expensive legal fees. WE DO NOT RECOMMEND DANIEL FROHLICH AND WILL NEVER HIRE HIM EVER AGAIN!

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
