September 12th, 2022 police arrived at my door to tell me they were investigating sexual claims made against me, outlandish as they were I immediately panicked because as everyone knows, once these rise against you, you’re pretty much screwed. I immediately reached out to any attorney and was recommended Vindicate law, I spoke to the receptionist and explained the case and was assigned Carrie Fulton Brown. She accepted my case. The path to freedom was long and arduous. After the arraignment they told me I was facing 60 years in prison. Many continuations later, my anxiety and stress were at an all time high. Me and Carrie never really talked to each other about the case itself except a few times as my case was entirely hearsay, but because of the fact that it was from a minor the case was stacked against me 10 fold. Communication with Carrie was very rough, as most people sitting in the hot seat just want a shred or a glimmer of positivity but Carrie did NOT deliver on that front in the slightest. But that was okay, because she was dedicated to working against the state in a screwed up system. Most of the beginning of my case I knew most people and even Carrie didn’t believe me when I say I didn’t do it. Later on I passed 3 polygraph tests trying to prove I didn’t do it, and only after the 3rd one when I passed it with the actual prosecutor / State did Carrie tell me she strongly believes I didn’t do it. She gave me the best options to follow forward and going to trial with a minors words against mine was bleak, Carrie fought for the best outcome, I served 0 days in jail, no fees or Fines, Didn’t have to sign a sexual registry, all 4 counts were dropped to a Class C Abuse of a child. And 1 year of DOC Probation in which I spent 3 weeks on before the DOC discharged me from probation saying my crime didn’t fit criteria of having probation as I was a zero risk person and this was the only thing I’ve ever gotten on my record. All said and done, I’m glad Carrie pulled through for me and allowed me to stay out of prison and remain with my family and to continue working she’s a tough person to understand and rough around the edges when talking to her but she’s nothing but business which is what you want in an attorney. Thanks Carrie for giving me my life back! 60 years was a long time to be away.

I am absolutely appalled by the complete lack of professionalism and utter disregard for my situation shown by Carrie Fulton Brown from this Law Group. I entrusted her with my case, believing her promises of dedicated representation, and instead, I received nothing but empty words and an empty bank account. She happily accepted my retainer, and then proceeded to do absolutely nothing. During the 6 months period she was my attorney, before her withdrawal, phone calls went unanswered, meetings/appointments were canceled for no apparent reasons. No investigations were done on my case, she did not interview no witnesses, and the so called ”victim“. Furthermore, Carrie had the audacity to tell me I was borderline harassing her by calling her and her incompetent paralegal Lisa too much. She literally took my money and vanished into thin air. Carrie Fulton Brown is a trash of attorney. I suffered significantly due to her inaction, and I was left feeling completely abandoned and betrayed. I would strongly advise anyone considering hiring her to look elsewhere. Save your money, save your time, and save yourself the immense frustration and disappointment. She is a disgrace to the legal profession.

07 Jan, 2023 by Brian
I hired Mark in the summer of 2019 to work my case after firing another law firm in Port Orchard. With the other firm, the lawyers were just in it for the fees. They admitted they had no expectation that I would be successful in court and were simply pushing to go to mediation. They and their paralegals, being polite, were subpar. I fired them for either negligence or incompetence, hard to tell what the situation was. When I was interviewing for a new lawyer, I talked to several other Kitsap County and Seattle lawyers, but as soon as I started talking to Mark, I knew he got it. Without going into details, my case was fairly complicated both in storyline and legally. I had really gotten myself into a pickle, but Mark got it immediately, understood what had happened and knew what needed to be done. In the first few months, I was actually worried that I was getting played with used car salesman skills because he seemed to agree with and understand everything I was trying to convey, but once I saw the first artifacts he drafted outlining the case, I realized he really understood and was truly advocating for me. Then COVID hit, and I am not going to lie, there were many times in 2020 and 2021 that I was getting very frustrated with the pace. COVID obviously delayed things in an unprecedented manner, but there were also other cases that Mark was waiting on that were being litigated at the same time that he wanted to see the decision on before proceeding with mine. This period was painful mainly because of the portion of my income that I was not paying as alimony left me essentially penny-less at the end of every month. These changes in circumstance were part of the reason for the court case to being with, but Mark recommended I make sure I pay 100% if I could. Once we got into court proceedings, Mark continued to be a superior advocate for me, while at the same time being the aggressive lawyer that I needed him to be against my ex-spouse and her attorney. Mark was able to take my situation and explain it in terms that the judge clearly understood the deceptions executed by my ex-spouse and her lawyer. In the end, the judge ruled very favorably in early 2022, overturning “lifetime” maintenance and granting that it would only continue for 3 additional years at very reduced terms. One of the things the judge noted in my favor was that I had made every required payment and more, taking the children into account, despite sometimes having negative cash flow for months in a row. Mark’s early intuition on this matter proved critical. My case involved active duty military considerations, military retirement considerations, older minor children, college age children, dependent parents and revolved around termination of deceptively worded lifetime spousal support at $4000/m that was cleverly inserted in the divorce decree contrary to verbal agreement and understanding. There is quite a bit of additional nuance, but regardless, Mark was able to overturn essentially the entire decree. So here’s the bottom line. If you are looking for a lawyer that will listen, understand, and advocate for your story (not just mechanically process your situation), then I have not found anyone better than Mark. And this is after having talked to at least a dozen lawyers, some free consultations but mostly in paid consultations. He is not afraid to be unconventional when required and not afraid of a hard fight. I don’t want to speak about all family law matters, because I think that is a very broad field and I don’t want to over-project my experience, but in matters of divorce-related litigation, I recommend Mark over any other lawyer.

I reached out to Mark to inquire about my options for a legal issue in my family’s life. He was very understanding and caring in his thoughts and recommendations for us. He took the time to talk to me the moment I called and helped me to understand what my next steps should be. He also followed up with a kind email to remind me of my options, offer his sympathy towards my situation, and offer his service if ever needed in the future. I highly recommend Mark for your legal needs.

I purchased a foreclosure home and the former owners would not leave on their own, so I hired Danny. He has been very to the point (which is great), quick, and we're getting the eviction order from the judge. I hope to never need to evict someone again, but Danny has officially been added to my landlord tool belt and I recommend him!

We hired Christopher J. Marston to advise and represent us after we discovered several construction defects and contract violations by our general contractor. As it turned out, I couldn’t have chosen a worse attorney than Mr. Marston. Mr. Marston claimed to have experience and success with defending clients like us and convinced us that we had a good case against our contractor. Unfortunately, we discovered too late that Mr. Marston was not competent to advise or to represent us with our claims against our contractor. Here is a brief summary of Mr. Marston’s performance: *Failed to ask relevant and pertinent questions of the defendant while deposing him and his expert witnesses and to use the collected deposition information effectively during the arbitration hearing. If used, the defendant and his expert witness’ deposition answers would have clearly proved that the defendant had lied under oath. He also failed to effectively use the supporting exhibits and expert witnesses’ testimonies to challenge or discredit the defendant’s false statements. *Flustered and confused during the arbitration hearing, Mr. Marston shuffled through his scribbled notes and four-inch thick exhibits trying to find what he needed next. On occasion, he would mistakenly refer to the defendant by my last name or forget where the exhibits were located in the binder. The arbitrator’s report shows that she never saw or heard our most incriminating, convincing exhibits and expert witnesses’ testimonies that would have easily exposed and discredited the defendant and his expert witnesses’ false statements. *During our final meeting, Mr. Marston ignored our request for an explanation of why he felt he did a good job of presenting our case when the arbitrator’s written report clearly stated otherwise. The arbitrator’s written decision indicated that she found the defendant and his attorney’s well-prepared and articulated defense to be more creditable than Mr. Marston’s. He concluded by saying that we should take some solace in knowing that the defendant did not get away completely because he had to pay his legal fees too. Mr. Marston took no responsibility for his poor preparation, performance, and advice. He appeared more concerned with being paid for his services than his losing our law suit. *By hiring and following Mr. Marston’s advice, we lost over $170K that includes legal fees and repair costs for the construction defects.

Nothing can prepare you for the passing of your Mother. The daunting process of probate can debilitate anyone. I was looking for an attorney, via a referral ... I had 2 names. Was able to connect with Grady Heins. Grady has been more than a warrior for my sister and I during this dragged out process. My Mother has another child & did not update her copy of a will from 2015. The other child ended up with everything. But decided he was above the law. We are still grappled with this tedious process. Grady has been forward thinking, thoughtful, fair & strategic. Grady and his team have been the best assembled group to take care of my sister and I.

We are thankful for Grady Heins, who stepped in at a hearing when Stu was unavailable and Grady was outstanding! Stu and Grady’s legal assistant, Amy Shackelford was also amazing! She was so quick and efficient! Stu, Grady and Amy is a outstanding legal team and Ledger Square Law is highly recommended to all my family and friends!

I can’t recommend Erica highly enough. From the moment I stepped into her office, I knew I was in capable hands. Erica immediately fostered a sense of trust and transparency that allowed me to feel informed and empowered every step of the way. From the beginning, she was readily available to address any concerns or questions I had, providing timely and insightful guidance that proved invaluable throughout the process. Erica has unparalleled professionalism and unwavering dedication to their clients. She listened attentively and empathized with the complexities of my case. Throughout the process, I felt understood and supported, which comforted me during such a difficult time. In addition to her legal prowess, Erica exhibited genuine compassion and care for me. Her unwavering support and encouragement helped me navigate the emotional challenges with strength and resilience. Her expertise in family law is evident in her attention to detail and thorough understanding of the legal intricacies surrounding divorce proceedings. I am immensely grateful for Erica’s exceptional representation and would not hesitate to recommend her to anyone in need of a family lawyer.

I thank God that Erica came into my life! If you are looking for a person who will fight for you, not give up, and win, then I say look no further! I was going through one of the most painful times in my life. My kids, my retirement and my name was on the line and she did not once give up on me. Erica went above and beyond what you would expect a lawyer to do, which is not only for fight, but fight with her heart and conviction! She believed in me, when I did not believe in myself, and showed the judge that I was not the person who I was portrayed to be. If you were like me, going through hell, I suggest you give her a call. On a personal note: Please don't give up on yourself, there is always another day and one day you too, shall find happiness again. Thank you from the bottom of my heart Erica!

Erica doesn’t seem to know family law or the court system. Due her her negligence, my divorce case is drawn out an additional 4 months. I switched lawyers due to her excessive billing. After going through the court process with another attorney for comparison, I am more confident that Erica is lacking in knowledge and over bills for her time.

Mr. Ewetuga is very good at what he does. I went to him in a panic because a past creditor had my wages garnished for an account that they thought was still outstanding. I knew I had paid off this account and fortunately, I kept all of my paperwork from three years ago. During our consultation, he recommended that I take action and contact the creditor first to let them know I paid the debt. Then I should fax over the documents showing them proof it was paid since the first collection agency failed to follow up with the original creditor. If that didn't work, then we would proceed to plan B. After gathering my thoughts, I went home and did what he instructed. I contacted the creditor, explained the situation, and faxed over the documents. A little bit later, I called back to make sure they received everything. They then explained to me that they faxed this information over to my employer to withdraw the garnishment, and they would stop collection efforts. That really made my day! I have never experienced wage garnishment before, and I was upset and full of anxiety that collections came after me again after I paid off this debt, but Mr. Ewetuga knew exactly what to do! I know some attorneys would have figured out a way to just drag this out and charge me a huge bill, but his payment was definitely reasonable as well as his services. Thank you Mr. Ewetuga!

Mr. Ewetuga kept my family informed and realistic as we navigated a very complex situation. He was patient and kind, making sure that we understood all of our options. He spent more time than we expected, communicating with our family member in need, updating us appropriately, explaining the process. We were very satisfied with our customer care with Mr. Ewetuga and appreciate his professional services. Highly recommended.

Words can't describe how helpful Attorney Michael Ewetuga was for me. I was desperate to find answers for all the questions I had regarding possible charges against me. He answered all of my questions and met with me the same day. I highly recommend him, he is an amazing attorney that knows what he is doing. Anyone that I know that needs a laywer I make sure I refer them to him. He has performed at levels for me and family that helped us be confident that the case would work out for a greater good and Attorney Michael Ewetuga is the key to that greater good!

My family hired Stu to transfer a conservatorship from Washington State to Arizona. Stu worked diligently and quickly and got the job done in a professional manner. Wish he was in Texas so I could hire him again! Pick Stu Morgan for your attorney, you can be assured you will be taken care of and your bill will not be padded . Stuart Morgan is the best litigation attorney in town! We were so lucky that Stu was so highly recommended by many people within our community. Stu helped my husband and I through a very difficult time in our lives, he was so supportive, honest and fought hard for our family’s rights!

Sincerely one of a kind! It has been our experience that most attorneys are focused on the process and unable to hear the client but Mr. Powell listens. Don Powell is full of knowledge, wisdom and kindness. He is very wise and a tough opponent! Our case was complicated, and without justice; but Don never gave up and through his diligence, the truth prevailed! We would not have overcome the obstacles and succeeded without him. We highly recommend Don Powell!

Don was the best attorney I have had to date. I had my divorce in Spokane buy an attorney who lost the paperwork. The attorney I hired after that in Spokane was effective but rude. Once I moved here, right on schedule the ex was finding things to go to court over, since abusing in person was no longer an option. I was so fortunate to find Don who was very well respected by his piers and served on the board of regents and as a Judge at times. Don was effective, considerate and thorough. What a pleasure under such a stressful situation to have someone who was so competent. Thank you Don!

I am extremely disappointed in the service I have received from Mr. Gossing although it’s not GHG legal if you run into this attorney it’s hit or miss. I have read several reviews as to how great and attentive he is however at this point I feel it’s just personal because he is so unresponsive to me. I try not to be a bother but apparently that gets me nowhere as well. Throughout my bankruptcy I pretty much received the same service and when he and his previous business partner parted ways I felt a loyalty to him and stuck it out with his piss poor service because when he is responsive he is AMAZING!! Unfortunately that type of service an unresponsiveness is truly unacceptable. It seems as though he is way to busy to even attempt to make you feel as a priority. Less

I had hired Ms. Caulkins in 2009 she seemed great at first meeting , but once paid the retainer fee everything had changed , I could never reach her to get details on my case and she over charged me for just simple emails or phone calls which added up to me paying thousands of dollars more than I should have. my case never went to trial due to Ms. Caulkins lack of commitment to my case instead she just sat back and kept charging me but I ended up receiving nothing in the end only a huge bill that I could not afford. if you are smart and are looking for a good lawyer trust me save your time and money go some where else.

When I first meet with Caulkins she seemed like she was a go getter and very organized. The first time we went to court she was amazing. Then it changed. She waited until the night before our documents for court were due to have me review them. When we went to court she was completely unprepared, she had this little file folder with papers just jumbled and shoved in it. She dropped it and everything fell out, she just shoved them back in not even caring what they were. His attorney completely slammed me with false allegations, she said nothing. I had told her before my ex threatened to kidnap my kids and she completely disregarded this when he has the means to do it. I was so appalled I didn't know what to do. She put my kids endanger and me in financial ruins.

this attorney was part of a bankruptcy firm I went to after I was divorced in 2012. One of my main concerns was what I was court ordered to pay my ex. I asked this attorney if I declared chapter 7 if it would discharge all debt and she assured me it would. However I found out now that it never discharged debts owed during dissolution, so ironically it discharged a debt I had been paying on but not the ex and so now I am facing even more financial and dissolution hurdles.

I RETAINED HELEN TO REPRESENT ME ON A CHAPTER 13 BANKRUPTCY. SHE MADE PROMISES OF DEBTS THAT WOULD BE INCLUDED THAT WERE NOT AND ULTIMATELY COST ME MORE TIME AND MONEY TO ATTORNEYS TO ASSURE MY FINANCIAL FUTURE WAS ACCOMPLISHED WITH THE SET PURPOSE OF FILING BANKRUPTCY. I SENT DOCUMENTS MULTIPLE TIMES THAT WERE LOST, HAD TO RESEND THOUGH I HAD CONFIRMATION. WE WERE IN COURT AND SHE WAS TOLD OF SEVERAL MISTAKES IN HER PETITION THAT NEEDED TO BE CORRECTED BEFORE MY CASE COULD MOVE FORWARD. MOST DISTURBING IS SHE DID NOT ADVOCATE FOR WHAT SHE PROMISED. AND THEN UP AND LEFT THE LAW FIRM SHE WAS WORKING AT WITHOUT NOTICE.

If you read this review and still hire Daniel Pizarro you can't say you weren't warned. I worked directly with attorney Pizarro as he was assigned to work my case by his employer Thomas Dickson. Perhaps the individuals that gave him 5 star ratings did so on false pretenses. I found Mr. Pizarro completely inexperience and lacking legal gravitas. I was forced to spend a great deal of time on the phone with Pizarro and sent dozens of emails to him to get him up to speed. This was a complete duplication of effort as I had already done the exact same thing with Pizarro’s boss – Thomas Dickson. Not only was this an extremely frustrating experience – I felt like I was paying for Pizarro’s continuing education. Having being a licensed realtor, real estate investor and rental property owner for ~35 years I felt Pizarro didn’t know much about real estate. Mr. Pizarro was working for the law firm Dickson/Frohlich when I was involved with him. Thomas L Dickson and his partner Daniel J Frohlich are both rated on AVVO as 1 star attorneys. Their reviews by others all indicate that they overcharge their clients, lack professionalism, and fail to communicate with their clients. I agree. Don’t take my word on it. Just type in their names and see for yourself. Same on Yelp and other attorney review web-sites. Unfortunately, as a senior citizen, I was not aware of these rating web sites before I hired Dickson/Frohlich law firm. I agreed to hire Dickson as he talks a great talk when I was interviewing attorneys to hire for my case. He claimed that he had more than ~30 years of experience. To me – experience equates into efficiency. And efficiency equates into value and cost savings. I had no idea that Dickson was going to turn over my case to Mr. Pizarro. What I learned from this experience is Dickson/Frohlich hires inexperienced new attorneys, i.e., Pizarro, and uses them to do case management. However, because these junior attorneys have little or no experience they have to consult with Dickson/Frohlich about every little aspect of your case. Both Pizarro and Dickson’s names appeared on the on the documents that were prepared for my case. The end result in my situation - I ended up paying for 2 attorneys. I received a bill for more than $4K for 5 pages, (double spaced, huge top and bottom page margins), for a simple standard summons and complaint for breach of contact. (1.5 pages for the summons, and 3.5 pages for the complaint). What a joke. These are cut and paste documents that should have taken a paralegal 15 minutes to prepare. Being shell shock after seeing my bill – I called other attorneys to determine if this was a reasonable price for a simple summons and complaint. The consensuses was – no is was not a reasonable price. From the 4 attorneys that I talked to I found that the average price for this work should have been around ~$2,500. Not more than $4,000.00. I fired Pizarro and hired one of those attorney’s. I can tell you my new attorney not only consulted with me to get the case going but consulted with apposing attorney, prepared and filed court documents, appeared at a hearing, argued and won the hearing, prepared and filed more documents, and debriefed me – all for less than $4K. If you want to pay double to get little or nothing – Pizarro is your guy.

Hello everyone, I feel the need to share my experience with Burns Law Firm. In 2019, I sought assistance from Mindie Flemins to help me with a situation involving the board and property management. Mindie was initially very effective in handling my case, which led me to return to her in 2022 when I faced a new issue with a different property management company. For the first three months, she was actively involved in communication and legal proceedings, but her responsiveness declined over time. The situation dragged on for over a year, with Mindie failing to return my calls or respond to my emails, leaving me feeling helpless and frustrated. Despite spending a significant amount of money and time, I felt that I made no progress. I trusted Mindie to gather necessary documents and represent me, but I was left feeling misled and abandoned. The emotional toll of this experience has been immense, leaving me feeling hurt, angry, and embarrassed. Before parting ways with Mindie, I requested all communication and interactions with the property and attorney to aid in transitioning to a new attorney, but my request was ignored. As a paying client, I believe I had the right to understand how I was represented. While I cannot speak for Mindie's colleagues, I can only share my personal experience with her. I share this review in the hope of raising awareness and helping others in similar situations. I urge anyone seeking legal representation to thoroughly research and interview potential attorneys. Unfortunately, I learned this lesson the hard way. I am grateful to have now found a reputable and trustworthy firm that is genuinely responsive to my concerns, even though it means starting over. Thank you for taking the time to read my review.

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
