Ms. Durham and her staff went above and beyond to help me after my car accident. They provided me with referrals for excellent medical care and took care of all the details to get my car repaired (as good as new ! ) They also got me DOUBLE the dollar amount the insurance company tried to offer me plus all medical expenses covered ! I highly recommend this law firm !

Needed to consult with Adam twice for a couple of different items and hired him and his team to help me get a retirement account I was a beneficiary of when the company that was holding it were being incredibly difficult to work with. At the end, I ended up being able to get the account I was entitled to. I communicated mostly with Holly, who kept me advised of all of the difficulties and changes as they happened. Adam also helped me when we needed to speak to a judge. Would not only use them again but would encourage anyone who needed a probate lawyer to use them as well.

I personally didn’t use Matt but my niece did and without getting the judge’s ruling yet I can still say he’s an amazing hardworking invested atty. He took on a high conflict case with a few days to prepare and he killed it. He knows what he’s doing and he is, without a doubt, built for this. I highly recommend him because no matter how her case turns out he did everything possible with very little time. I’m truly amazed how he handled her case.

I am writing to express my highest recommendation of Attorney Matt Schultz. When Matt took over my divorce case, the proceedings had been dragging on for almost a year with bare minimum progress under my prior representation. From our first meeting, he demonstrated his strong advocacy and skill as he got up to speed on the intricate details of my case. He took the time to answer all my questions and talk to me throughout it all. Matt was super helpful in explaining everything clearly, so I understood what was happening. In the few short months, he navigated the legal complexities efficiently and professionally. I was impressed by his dedication, strategic approach and ability to cut through red tape. Thanks to his leadership, I was finally able to resolve my divorce in a timely manner. Dealing with divorce is tough enough emotionally, so it really meant a lot to have someone as on top of it as Matt in my corner. He brought tremendous value as my counsel. I am sincerely grateful for his assistance during this difficult personal matter.

I cannot say enough about the firm Blake & Pulsifer, PFC. Blake & Pulsifer has represented multiple generations for our family and has consistently operated with the highest level of professionalism. ethics, respect and responsiveness. My Grandparents previously worked with Mark Pulsifer who was fantastic advising in all relevant areas. I recently had the opportunity to engage this firm alongside a family member who required legal guidance on multiple matters. Attorney Sarah Randolph, ESQ, and the team with Sylvia Bustamonte and Susie Milward were a blessing. They handled multiple matters quickly and efficiently, resolving current issues, making multiple recommendations to modify and update various legal strategies and docs. I appreciate the hard truths and the suggestions for consideration going forward. My siblings and I are in great care with Blake & Pulsifer and will be the 3rd generation to be represented by this firm. Thanks Sarah, Mark, Susie & Sarah!

When my ex-wife unexpectedly threw a “below the belt punch” when trying to receive custody of our son, I needed a no-nonsense, professional attorney. James stuck to the facts as he laid out all of my options. He refused to indulge in similar tactics as opposing counsel, and kept to his knowledge of the law and professional courtroom etiquette. He knew when to urge me to negotiate, and when it was time to argue in front of the Judge. In the end, I couldn’t have asked for a better outcome for me and my family. Not only did my son remain in the better home, my ex-wife ended paying my Attorney’s fees. It was a long exhausting case, but James kept a positive attitude, which helped boost my morale. James seemed to know when to be extra firm with me in order to help me make the best choices in one of the worse periods of my life. James Cork II, is not only an excellent attorney, but extremely patient and to the point as well. I would recommend him for any type of Family law. Thank you James!

When I finally realize my marriage was over, I was overwhelmed with the idea of finding an attorney. Through my research and word-of-mouth, I hired James. I am very much a first impressions kind of guy, and I can tell you, James won me over quickly. He was very professional, but personable, well handling my difficult case with confidence and integrity. My divorce was quite challenging, with several major issues to resolve, but due to Jameses extensive experience, and broad knowledge of family law, we were able to resolve and ultimately win our positions. James was very thorough with his approach and since this was my first divorce he was very patient, as he walked me through the process, while always keeping my goals in mind. One thing that really impressed me with the James was his ability to never lose his bearing, and to always stay on task. He never lost sight of our position and worked hard to solidify our case throughout the entire process. In addition, his court room etiquette was impressive, and he tackled the fax with the right level of tenacity, and professionalism. At the end of the day, we won our positions and I was very ecstatic with the results. I would and actually have recommended James to others for any family law matter, and thus far his reputation precedes him. Thank you James!

talked to Jason about a case and paid him for the consultation time and a response for my case. He gave me a flat rate for the case if i were to hire him for the court. Months later, after the court set up a trial date and i had some stuff from the plaintiff mailed to his office, i went back to see him, he question why i had some stuff from the plaintiff mailed to him so i told him i was going to have him represent me, but he just said there was a great chance of winning for my chance and i can handle it by myself. So at that time he had no interest of taking my case after the consultation because he believed I can win. He has really bad workmanship, if you going to give someone a flat rate for the case, you should get it done right from start to finish. And during all the time i tried to call him, either no one answered the phone or you leave a message with the front desk person about the issue, but you never receive a call back within 48 hours, it was more than a week. He finally called back because I had to call the office every day asking for me. Their office is really bad at returning calls. And one more thing, 8 out of 10 times that i called the office, no one picked up the phone and went to voicemail, but when i blocked my number before i called, someone picked it up. So you can figure it out what's going on. definitely don't hire this lawyer if you expect someone to stay on top of your issue and return your call within 24 hours.

I would say that my experience was very good with Wells Law and Realty. Your office was able to change what could have been and likely would have been a highly stressful situation to one where I could push it to the back of my mind having confidence it was being taken care of. I felt like all of the staff were respectful, honest, and diligent. I appreciate being given regular e-mail updates on what was happening with the property. Although there were many setbacks in the sale of my property, I was given honest and timely updates. I attribute the successful sale to the diligence your office made in getting appropriate offers and in your persistence in negotiating with the lenders. Thank you for a great experience. I would highly recommend Wells Law and Realty to others.

My experience with Ms. Reynolds was completely a fairytale. She promised to do several things for my case, and consumed a lot of my time and resources waiting for her to complete fulfill her promises. Some as simple as sending an email. Prior to contacting Mr. Reynolds, I tried to contact a few other attorneys. They would not give me the time of day on a issue, probably minor to them, evidently, but important to me. Ms. Reynolds took the time to listen and respond promptly. Not only was she professional but it also showed that she has a great heart. I will have no hesitation in recommending Ms. Reynolds to anyone seeking legal help in her area of specialization.

I trusted this attorney because he TOLD me he knew what he was doing. He told me that I was right, and that my case had merit. I asked multiple times for an explanation of WHY he thought this would go to superior court in my favor and I never received an answer. The judge ruled, I lost. Still, no return call from Patrick. I thhink he presented himself as too experienced, and therefore I trusted him for my case. He should have told me he knew very little about how the superior court worked. I did almost all of the paperwork myself. My papers were to be delivered to my daughter. He mailed them certified, she never got them---she isn;t stupd, she wasn't going to the post office and sign for the legal papers she knew were coming. I PAID a process server. The only communication I have received lately was a few days ago---"the billing cycle is ending, are you going to pay?" no comment about my request. I sent my check out that day to the adress listed online for the office. It came back to my home saying "NO business at this address. I cannot figure him out. I am not a confrontational woman, I wish he would have told me at the start that he was inexperienced and I should look elsewhere, I now need that money to do what my next step is--AT THE SELF HELP DESK WHERE I KNOW THINGS WILL GET DONE. So very unfair. I trusted him.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
