Ryan Cari and Chris Anderson are amazing and have provided great service for my business and I in the past but did not handle divorce. I have referred them several clients with the excellent service from them. I was passed to Sam Cari to handle my divorce and my unfortunate experience began. I was charged for everything yet had no progress in my divorce and it dragged on! The divorce was very simple (no children and only a house to sell) yet became complicated for no reason. I was charged for every photocopy, email (even emails and calls from the man I was divorcing if he had a question or comment), and quick phone call with a question (rounded up to the nearest 30 minutes). I fired Sam Cari and hired Angela Olson in Hudson. She did a swift, terrific job for a fraction of the cost. Despite the high fees and poor service, Sam will not negotiate the bill to reduce his ridiculous charges despite my attempt to reason with him. As with most reputable businesses, if the customer has a poor experience the fees are usually reduced. Not here...

My only experience is with Chris. I hired him paid a retainer ($5k if I remember correctly) for a small business matter. It was over a customer trying to personally Sue me. I had zero personal involvement in his contract or pricing, and our contract was between the company and the customer, as well as having a very strong arbitration clause. Rather than fight them and make them abide by the contract, Chris almost strong armed me into settling. I paid the customer a portion (shame on me I guess) then Chris and the law firm sued me for addition “fees”. I personally think these people are fraidulant in there practices and violate their commitment to their clients. They charged me around $10-15k for a paper push. Go elsewhere!

T Wickham Schmidt was referred to us by another Green Bay attorney. We called him 2 months ago. He said he did NOT have a conflict of interest with any parties we want to sue. Said he would represent us for $2,500. I wanted to think about it. On January 19, 2024, I called his office again to say that matter have gotten worse and we could not resolve this case with the other party. I told him that I could send him a detailed e-mail and He agreed to read it. I sent it Sunday, January 22, 2024. He wrote back to me saying he wanted $500 for an opinion on my case and some information to help us resolve it in small claims court. I wrote back saying we would send him $500 after we got some detailed and useful information with some questions answered. To our shock, we got today, January 24, 2024, a 2 sentence message saying HE COULD NOT REPRESENT US. No explanation. No anything. We are very upset that this lawyer, in whom we put our trust treated us in such a shabby manner. We sent him confidential information, and put our trust in confidentiality. I can only hope that he, at least, destroys the sensitive and confidential information and sends me a postal letter that he has not shared the information we provided with anyone else.

Attorney Geyer represented me during my divorce and, most recently, helped me prepare my will. His long tenure practicing law is clearly evident after speaking with him. He guided me through every step of the process. He addressed any concerns I had very promptly and made any changes necessary to documents right away. He was always available through the entire process. One of his greatest attributes was his ability to provide me with advice and guidance, but ultimately left it up to me to make a final decision. He would give honest, objective feedback on every decision. He showed great care and compassion through this difficult time in my life. I have recommended his services to friends. I would highly recommend Attorney Geyer to anyone who needs a knowledgeable, seasoned lawyer.

I wanted to add that since I wrote this review I have gotten a hold of emails she sent saying that I refused to give her my taxes. Which is ironic since i had a letter from her dated before these emails saying that she had my taxes. If she says anything different I can send proof. So if you want an attorney that is going to lie about you to other people in the court system then hire her. There is no free consultation. I hired her for a child custody case. My ex lied about her income she did nothing, my ex lied about where she lived at so that I had to drive a mile past where my daughter lived for the exchange. she did nothing. I am self employed and I was not allowed tax deductions she did nothing. I getting a temporary placement of 50/50 and I had to pay her over 30% of my income. I gave her the proof she said she didn't believe it was legal I had consulted two different attorneys and multiple online articles. The online article should have been plenty good because when I asked her question about a law she told me to google it. I told her about what I was told and found on the internet she promptly withdrew from the case. If you want someone to represent you based on her beliefs then hire her if you want to be represented on actual laws hire someone else. Or just google it and save a lot of money. She charged me over $2000 for one court appearance and a very little amount of paperwork. She is equal to flushing money down the toilet stay away. She is a one star lawyer because the website makes you give her a star. I personally wouldn't give her negative stars.

I encourage anybody that needs something legal to go elsewhere! I trusted this office and I hand fed him everything and his associate Jordan Weekes guaranteed me to my face that my business was taken care of! I paid for my legal fees on May 1st and contacted him again with threatening phone calls because on July 3rd my truck was repo’d in Arizona after I had arrived here 5 hours later my truck gone!!!! and when asked what had been done with my bankruptcy absolutely not a dam thing! Then he has to scramble around and get a different attorney to do his job and I was suppose to get those papers via the internet on Wednesday well it’s Saturday and haven’t seen a dam thing! So if your affairs are important to you get someone else that’s competent! In the meantime I am stranded in a strange city without transportation and can’t even return back to Wisconsin because he didn’t do his job!

Be very very careful when requesting the services of Atty. Keating. He comes highly recommended but he did not meet up to my lowest expectations. As the buyer, he was hired to represent me, but never provided any support at closing and did not review any documents. The attorney was not aware of my closing date after receiving an official letter from the title company. Without any communication with the buyer or seller, he requested a separate title after we sent four emails about the title and an order confirmation was sent by the seller's title company. He gave a quote for services but we received a bill for over $1,200 for assistance with the purchase of a property. Plus after requesting the bill in June I finally received the bill on September 1st. Stay away from this attorney. He may be winding down in his career and no longer has the energy to meet your demands. I am sharing my truth to help you make the right decision. I just hate that I had to close on the home without his guidance. He seems like I could have learned a lot from him.

Didn't get the pleasure of hiring this individual, since he answered the phone and talked to me rudely. I suggest better treatment for potential clients in the future. I simply inquired about a free consultation. What I received wad a barrage of hypothetical scenarios that he won't do. Such as answer indefinite questions, since and I quote "that's what we get paid for." I understand you may get those people looking for free advice. I suggest you hold back the rant long enough to see if it's even necessary.

Atty. Roman did not represent me competently and diligently and did not earn her fee. Atty. Roman committed a criminal act in my presence; I rode with her to my first court hearing and she hit a parked car while she was parking then proceeded to say as we were walking away “I’m going to Pretend like I didn’t do that” I would never have assumed a lawyer could be capable of such disregard and shameless conduct. She said things to me such as “Please just sign the document and stop trying to add or change language” I never received a thank you, any inquires if was satisfied with services rendered etc. At no point in time did I feel like Attorney Roman negotiated in my name or on my behalf, advise or represent me efficiently in court, and before the GAL, communicate effetely, proficiently, or professionally, conduct research into the information provided to her and analyze provided information, nor did she interpret laws, rulings, and regulations for me to understand or advocate for me whatsoever. Attorney Roman certainly had no problem taking my money and, in my opinion, charging me for the same thing over and over i.e., going over the same emails and attached documents she had previously charged me for going over, she also had no problem charging me for all the "work" she had to do after her self-admitted mistake when she mis informed me during our settlement discussions. I had to pay Attorney Roman thousands of dollars, depleting my savings for email correspondences, phone calls and mistakes.

If you want a lawyer that will not fight for you at all, hire Greg. Every step of the way in my divorce, all he did was take the easiest route to ensure an easy $30,000 in his pocket. He did nothing to fight for my assets or my child. If it wasn’t for the fact that I already had $30,000 invested I would have fired him and went with an attorney that would fight for my rights, not my exes rights.

I believe I had one of the more contentious divorces for Greg's firm and I can attest to his above and beyond stance. He spent many a long hour into the night emailing or talking with me on the phone to ease my anxiety from all that was being thrown at me by a very vengeful Ex. The Divorce lasted a very long time with numerous calls back to court by the Ex for years after. Greg stood firmly beside me and protected me, esp. when leaving the court...as I had a retraining order and my Ex was very volatile. I Highly Recommend Greg and his firm. Good: He was courteous and respectful. He kept me updated on changes consistently throughout the process. He comes highly recommended based on his previous cases and knowledge. Bad: His presence in court was nonexistent. He basically got steamrolled by the other attorney and could not muster the energy to stop it. The other attorney even referenced being friends with him WHILE IN COURT. If you give him any feedback, he will become upset and instantly tell you to go find another attorney. I felt like my own private detective and attorney in my divorce case. I had to fire him. Within a month, my new attorney fixed his mistakes and started getting me results. If you are a male, get ready for him to do nothing for you.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
