Joe Pippin was a great guy a great attorney he will be missed

Joseph F. Pippin is a fraudster in my book. Wrote two trust agreements, two wills, an two Quit-Claim Deeds, for my aged, deaf and impaired mother. $1.1M in liquid assets disappeared out of her allegedly trust. Of course Pippin never recorded any the paper work. When I called to inquire about my beneficiary status, he told me to hire an attorney. He's a senior- citizen financial predator in my book.

5 years ago, my father and I went in to update his legal paperwork which included a Trust for his property & the Quit Claim Deed to file that Trust with the county. All of that was created by Pippen in proper order, but for reasons I can't begin to understand, the Deed was never filed with the county. When I called the office to ask why, he said the way he does it is he waits for the person to die before filing. I thought for 5 years that this had been taken care of. *Why* would anyone do it that way?! If you wait, that means a parent's kid(s) have to be able to find that paperwork (if they even know it exists in the first place, because not all parents are communicative) then pay extra lawyer fees to get it filed if you can't do it, don't trust yourself to do it right, or don't know how to do that yourself. In my case, I was advised by a different lawyer to get a title search on the house done to make sure there weren't any liens or other problems with the title before filing with the county. Three different lawyers I called about this were shocked that it hadn't been filed at the time the document was created. All in all, I had to spend $900 to get this taken care of by someone else--something that SHOULD have been done at the time the Deed was created! EDIT: Changing from 2 stars to one. After having my lawyer file the Trust with Hillsborough County, the property appraiser's office told me that the filing was rejected due to an error on the deed that was created at Pippen's office. The Lot number was wrong on the document! I contacted his office (twice) trying to get him to correct his office's mistake--never got a reply. He's clearly not interested in fixing the error. It has now cost me even more money to get the error fixed & the documents filed with the county.

Attorney Pippen has served us for many years. His law firm employees have always been professional, courteous and helpful in answering basic questions we have on occasion to call in and ask on different particulars of the law. Attorney Pippen is extremely knowledgeable in areas of law in which he practices. Pinellas County is fortunate to have such an attorney available to its community. D.L.

If you have any assets at all, you need to call this office and get a trust set up. Avoid probate which can take up the two years and tons of extra fees that you don't need to pay and your loved ones don't need to pay. A trust will bypass all this. Call today and get piece of mind.
