Mr. Knott's office handled a real estate closing for a local property. Even though sellers and buyers are all Florida residents, his staff (especially Lamour) made it very easy for us to handle this from afar. The seller had used Mr. Knott's office in the past and we're glad we selected him for this transaction.

Mr. Knott is a competent attorney and a nice man. The only suggestions I have pertain to out of state closings. If it is a complicated closing, I recommend using a notary that will come directly to the out of state buyer/sellers home or business and complete the paperwork on site. This would eliminate paperwork that is not deemed legible or potential mistakes in completing the paperwork. It is also much more convenient for the out of state participants that don't have to go find a notary and the additional expense is minimal. As noted above it also eliminates a lot of potential mistakes using a seasoned notary who regularly completes closing documents. I would also wire out of state funds instead of sending a cashiers check. We did not need the money from the proceeds of the sale immediately, but the bank put a 10 day hold on the funds. We have completed two (2) other long distance closings and the funds were wired. This is standard practice in most real estate closings these days.
