Aaron Krolik Law - Be aware! Be warned! He is a prime example of what everyone calls the bottom of the barrel lawyer: unethical, unprofessional and extortionist. He is currently representing a former tenant of mine who did not pay their utility bills and left my house in neglected shape when they moved out. They did not pay their City of Chicago utility bills for the entire year. After multiple attempts to reach the tenant, I was forced to deduct expenses related to unpaid bill and cost of clean up from the security deposit. This is in agreement with Chicago lease agreement that was signed by the tenant along with City of Chicago bi-laws governing landlord tenant relationship. I returned the balance of the deposit to the tenant in a timely manner.
I suppose the tenant did not like paying for what they owed or wanted to go after the landlord who provided safe and comfortable home for them to live in. They hired Mr Krolik's company. When I called Mr Krolik and asked him what was the nature of this lawsuit and what was the complaint about attempting to provide my insights of what really happened, the first and only thing that Mr Krolik said was "Give me the number". He only wanted to discuss money we were willing to pay him and was not interested in discussing the nature or validity of the filed lawsuit or terms of settlement. He said he did not want to discuss anything else but the amount of money I was going to pay him. Is this how licensed attorney should behave? Is this the level of standards we want to hold our licensed attorneys to? Is this the way to treat anyone?
Aaron Krolik, if you can even call this guy an "attorney", is an extortionist who targets honest landlords in the City. Landlords like myself provide a valuable service of offering affordable and safe housing in the city of Chicago. Landlords are being targeted by people like Mr Krolik. A complaint against him and his company and request for investigation has been filed with the Illinois Attorney General's Office, Office of Inspector General.

Aaron helped me with a security deposit issue (landlord kept part of my deposit without following ordinance). He was very easy to work with and I walked away with more money than I originally thought possible. I thought if I hired an attorney I would have to pay a lot of fees, but actually I only had to pay the court's filing fees, which I received back as part of the settlement. If I ever have another security deposit or lease issue , I'll definitely email Aaron!

I used Aaron a few years back and can't believe it's taken me this long to write a review! Aaron is the real deal- I promise that these reviews are not exaggerated.
I was living in Printers Row and was paying $1,800 in rent (at the time this was pretty high for the area) and I had a security deposit of $3,600. I was diagnosed with epilepsy and was having several grand mal seizures a week- I couldn't live alone and was forced to withdraw from school and move back in with my parents at the time. My landlords lived out of state and weren't particularly friendly. They basically said they were sorry I was having health problems but I was SOL on the lease.
I initially reached out to my dad who was a law professor at the time- he didn't specialize in real estate law so he referred me to Aaron who had come highly recommended from a fellow law professor in the real estate space.
He asked for my full lease (which was emailed to me so I just forwarded it to him) and within 15 minutes he told me he could legally terminate my lease for $1,000.00 because my landlord failed to attached the correct RLTO Summary to the rental agreement. Long story short, I paid Aaron - and everything turned out as he promised. My landlords refunded my security deposit with interest, in full, and that was that. I still keep in touch with Aaron and refer him as many people as I can.
Don't hesitate to call him if you have any tenants rights questions - he's a pleasure to do business with. How refreshing it is to be able to say that about a lawyer these days!

Aaron has helped to retrieve my security deposit twice in 6 years. In my most recent experience my former landlord not only unjustly kept my deposit but tried to charge me an additional $1400 for all new carpeting. He sent me an estimate for the carpeting several months after the lease ended.
Aaron did an awesome job! Everything went smoothly and we were able to handle everything via email. In the settlement I got back even more than my security deposit and I was not responsible for any fees. I highly recommend Aaron !

Aaron Krolik helped me to retrieve my security deposit of $1300 from a landlord who wouldn't return my deposit. After months of trying to get my prior landlord to cooperate without him giving us the runaround; we finally came up with a agreement which He stop making payments after the 3rd payment. I can say Mr. Krolik never gave up and now I have received PAYMENT IN FULL for my settlement.
Mr. Krolik has a lot of knowledge, and if you didn't understand something he will take his time and explain it to you, he responds to all his emails and calls pretty quickly as well. I will forever be thankful I found you and I will recommend any and everyone that has been in my shoes that needs help with getting their security deposit back to you! Your awesome!!!!

So often everything favors on the side of the landlord, but Aaron's trust in you as a client allows him to ensure that you are not being taking advantage of. This is rare in this day & age and coming from an attorney. I had a perfectly fine relationship with my landlord of 3 years -- until I moved out and he paid me less than half of my security deposit. My landlord had used the money for minor wear and tear, including painting the apartment and replacing a light fixture that had never worked since I moved in. He also failed to provide itemized receipts for what these repairs cost.
After reading his reviews, I contacted Aaron to see what my options were. He asked me to send him a copy of the letter from my landlord as well as a copy of my lease. He got back to me almost immediately and said I had a great case. In addition to what I mentioned above, it turns out my landlord also hadn't paid interest on my security deposit, the penalty for which is twice the amount of the security deposit. In his defense, after I sent my landlord a letter, he offered to pay me half the remainder of the security deposit, but it was too little too late -- and if he had been willing to do that in the first place, why not just send that amount from the beginning? The whole thing felt dishonest on his part, which is why I'm glad I contacted Aaron.
Aaron emailed me often to keep me informed of how the process was going. We didn't go to court since my landlord basically had no case, and the whole thing was settled in about two months. I ended up with an amount that was more than fair without gouging my landlord, and Aaron was able to get his fees from the landlord as well. The only thing I paid out of pocket was the fee to file the lawsuit, which I gained back more than threefold when the lawsuit was settled.
If you have any kind of problem similar to mine, don't hesitate to contact Aaron. The whole process of filing a lawsuit was stressful and annoying, but these things are sometimes necessary to get what you deserve. Aaron took the reigns and basically dealt with it all himself -- making things much easier on me.

Aaron Krolik was extremely helpful with a landlord that had surprisingly and unlawfully withheld portions of our deposit. He explained everything and kept us informed in a timely manner throughout the entire process. He also handled things very strategically when the other party started waffling and being uncooperative. It was a pleasure to work with someone so straightforward and efficient. I would definitely recommend Aaron's legal services to others with similar issues!
