I don't even know where to begin. It's now been a little over a year since my husband and I made the call to Hallaq Law. It was the BEST decision we made and a huge burden was lifted! It was the end of 2022 and we were in so much debt after going from a 2 income household to 1 due to the pandemic. We thought we'd be able to catch up on paying our bills that was accumulated but we were stuck. I vividly remember googling Law Firms in my area and Hallaq Law was at the top of the list. After reading the reviews, my husband and I discussed our options and made the call. It took us a while to finally get the ball rolling, but Brian and Diem walked us through the whole process and was always available when we had questions. It's long over due, but I wanted to THANK Brian and Diem for their guidance during the whole process. Look no further, Brian and Diem are the best and we can't thank them enough.

Ryan was the only attorney who listened enough to actually help me define what I needed to do. Other attorneys I sought out didn’t listen and just dismissed my situation as too niche, and to go to the Bar Association for a referral (which they don’t do, by the way). Not only was he efficient and effective, he was soooooo incredibly kind and educational. Please go to him if you are the curious type and want to understand legal matters because he’s got a knack for clarity and extremely patient and sensitive, too. He made me feel supported and empowered. Thank you so much, Ryan!!!

It is very true what they say about bankruptcy.....SCARY...and nerve racking. One local attorney declined to help, quoting the "complexity" of my situation. Another attorney was asking for an unreasonable fee and was not very friendly. A quick internet search lead me to Erin's practice and was impressed right away. Erin has a very confident and reassuring demeanor and I was so very relieved to have found her. Her rate is also very reasonable. Erin and her staff David are extremely prompt and reliable. They are both very easy to contact and again, very prompt. Lastly, I cannot say enough about how caring and detailed both Erin and David were with my case. We had a potentially devastating issue but Erin was very instrumental with ensuring that the outcome was favorable and positive; the Trustee during the creditor's meeting did not even bring up the matter, she's that good. I felt very very at ease and confident that my case was in great hands.

For several years I had tried to divest of my timeshare. Most of the services out there wanted five figures with no guarantees. Them I discovered The Abrams Law Firm. I called and talked directly with John Abrams and in less than 6 months I had a copy of a deed transfer relieving me of responsibility for the timeshare. I am very appreciative of Sheri and her empathetic nature. I called a lot of offices and they are always answered by someone who is not the attorney and not empathetic to my lack of knowledge in the situation that I'm facing. Sheri was a great help she listened to me and gave me advice and pointers on how to proceed. I am definitely hiring her for this (if needed) and other matters that might arise in the future. A sympathetic ear goes a long way and I feel that other Firms and attorneys need to take a page from Sheri.

I recently hired Mr. Di Furia to handle my foreclosure situation. He was really easy to deal with and down to earth. I like that he knew what he was talking about, but he also really made me feel comfortable. I was in a bad situation, but he really got me a great deal in the end. One of the best qualities about Paul is his communication. Unlike most lawyers, his assistant will answer texts/calls until late and she will also communicate over the weekends. That's excellent for a person like me that works 8-5pm. She was able to answer my questions and make sure that I calmed down if I got distressed. This was a great experience, I got lower payments, and it was very affordable fee wise. I would recommend Paul to anyone.

I’d called the state’s mediation counseling/referral line December 23, 2016 and the woman I spoke with said I’d probably miss my 30-day option for mediation due to the timing of the holidays. That godsend of a woman then called in a personal favor and contacted “the best foreclosure attorney in the business” because she said if anyone could stop the foreclosure at that point, it was him. Paul called me from the East Coast where he was celebrating Christmas with his family. He got my information and told me he’d enter me in the mediation program to stop foreclosure even if I didn’t end up hiring him to represent me, but of course I did. Paul’s fee was extremely reasonable, and he accepted it in monthly payments. After 4 years and 2 prior failed mediation’s, my case was a mess that took a lot more time, effort, and negotiation than all of his other clients, but he never complained or asked for more money. He even convinced my ex to sign and notarize documents he’d sworn he’d never sign off on! Paul worked ahead of deadlines, responded immediately, and walked me through every step with patience, humor, and a positive attitude. Both the lender and mediator had extensive prior experience working with Paul and at our first meeting, both commented on his reputation as a tireless professional they enjoyed working with. Their attorney told me I ‘couldn’t have chosen better’. The end result was Paul pulled off a miracle by not only saving our house, he also negotiated with the lender to get my monthly payment $400 lower than what I was paying before the divorce.

I had an issue with a collection agency. I was referred to Sam via Legal Aid because I actually had a case against the collection agency and didn't even know it! He helped me understand the complexities of my case, handled everything, made no decisions with my consent, and safeguarded me through the process. I felt protected. My journey with this collection agency was years long, but Sam had experience with them and knew how to deal with them. He never pushed me to make a decision one way or the other. We discussed all of my options and moved forward only after I felt comfortable with the information provided and was sure about the next step. He is hard working, thorough, generous with his knowledge so that I had full understanding, patient, respectful, and kind. You won't find a better attorney.

I feel very fortunate to have met Kokie through my son who asked the Senior Project Manager of the utility company which he worked for for a referral. The Project Manager had utilized Kokie's services for utility right-of-way negotiations. I needed someone to complete my father's probate action that had stalled. It was a very complex probate that involved the sale of real property. When I first met with Kokie, she volunteered to pick up the case file from the previous attorney. Kokie immediately took charge of my father's estate and through her legal expertise and knowledge she reworked a complex and lengthy Purchase and Sale Agreement that led to the successful sale of the real estate. That was the "easy" part. Next, she worked to create an equitable solution to the Asset Distribution process. Kokie communicated with each of my five siblings and proposed a TEDRA agreement that allowed some of the remaining real estate to remain with some of the family while the others received their share in monetary value. She then connected me with an outstanding CPA who worked out the dollars and cents and the capital gains issues of the distribution. Oh, and also during this process, I hired Kokie to create our wills and Community Property Agreement. I then referred three of my sisters to Kokie to have their wills and directives drawn up as well. Kokie is a very sensitive woman that worked with compassion and professionalism in helping my sisters. I could go on an on. I will say that if you only want an attorney to hold your hand, then don't hire Kokie. She is an aggressive, intuitive and knowledgeable lawyer who will take charge of your legal needs and work with diligence and efficiency in seeing them through to resolution. In closing I would like to say that I have made a friend for life in Kokie and will most certainly call on her in the future for all of my legal needs.

Last year I started my private practice as a Naturopathic Physician. I felt incredibly overwhelmed by the legal side of setting up a medical practice. Max assisted me throughout this process, and I don’t know what I would have done without his guidance. He taught me what I didn’t know I needed to know in order to set up a successful practice. Max helped me write my consent forms and financial agreements, ensuring they clearly defined my role and the limitations of my scope as a licensed provider. Max is quick to respond to my questions and spends time not only researching the topics that arise, but takes the time to explain confusing concepts so that I feel more empowered in my choices. If you're reading this, you are looking for a attorney. Such an endeavor is very stressful and you're likely in an extremely emotional state of mind. First, let me point out that even though lawyers take a oath, most are very crooked and just out for money. Once the money runs dry, their services do too. You are in need of someone that is honest and has your best interest at heart, willing to see things through to the end, not just throw in the towel when things get complicated. You are in need of someone that is knowledgeable, understanding, and dedicated. I can tell you that Emily Brooks meets these things, and they are very, very hard to find in today's society. I hired Emily in 2015 with a real estate issue where the other side had millions of dollars to spend on attorneys and corruption, and I have an extremely limited income. I had first used Northwest Justice Project (NWJ), but when they found out how complicated the case was due to the unethical conduct of the other side, they suggested I hire an attorney with more resources that can devote more time and energy to the case. Emily was fresh out of school and just opened her own office. Even considering how inexperienced she was, she regularly went up against attorneys with 30+ years of experience and had an impressive track record. As a matter of fact, she had to deal with over 4 of them all having over 30+ years experience in real estate law for our case alone! The other side kept filing frivolous motions, appeals, and any other delaying tactics throughout the entire 4-year battle (starting with NWJ), despite strong verbiage from judges on how fruitless such actions would be. Emily fought tirelessly and stayed focused on our case, always saying this was about justice and making things right. Because of our income, we only could afford to have Emily write us some letters initially, but when she saw the injustice, she fought the entire case at trial with minimal further financing from us. A lot of the work was also done by her paralegal, Jonathan, who also was despised at the unethical behavior of the other side, and took a considerable amount of time out of his own personal life to help fight this case. In the end, Emily won our case! Actually, she won on three separate occasions on three different angles the other side kept trying to pursue before the other side took things to an appeals court. Unfortunately, we did not retain Emily for the appeals case because we were not sure what to expect, but our appeals attorney (who also had 30+ years of experience) was able to keep the case from trial purely because of the excellent documentation and work Emily had done. Let me also point out that the appeals attorney didn't seem nearly as efficient or knowledgeable as Emily. We are so thankful for Emily for all she did for us and highly recommend her to anyone needing an attorney.

My wife and I rented a house in Ellensburg WA. for a year. Prior to leaving we made sure the house was spotless and looked better then when we arrived. After moving we found out the landlord, who was use to renting to college kids, tried to keep our deposit stating the house was not properly cleaned and had reported damage that we did not do. We really didn't care about the money so much but hated the idea of this person taking advantage of people who couldn't do anything about it. After a quick call to Gonzaga University's law department, I was referred to Emily Brooks from Brooks Plumb Law Firm. Within no time, and after sending off a well crafted letter to the landlord, she got us a 100% refund and compensation to pay legal fees. We were out nothing and the landlord learned an important lesson. Emily showed why she is in the profession she is in. We highly recommend her and very much thank her for the support she provided to our family.

In the final meeting with Ocwen, she cued me to let her and the other legal person she'd brought with her speak. She'd already learned how i can shoot off my mouth and she kept the meeting on target. When we left Ocwen's offices, i had a new, far more affordable and reasonable mortgage. We had a very difficult situation with our neighbors, trying to claim adverse possession on a very big portion of our land. They threatened us with their attorney on how the land belonged to them now and there was nothing we could do then just give it to them peacefully, cause they have had it for so many years. I called like 20 attorneys in 4 Counties and no one gave us a solid plan. Other than how much they would charge us cause our case was difficult , up to 12k deposit and over 600 an hr. Until I call third street law and immediately Mr Steve Hansen called me back and advised me the plan of attack and my possibilities to win our case if we went to court, at a more affordable rate then the other lawyers. He was able to get the other party to back down and come to a agreement. And we get to keep our dispute property. 100% I recommend them

Brian Sommer is one of the most amazing attorneys that I've ever met. He's a world class negotiator and mediator. When I found myself in a very difficult landlord-tenant dispute late on a Friday, he made great personal sacrifices to attend to the situation that I was facing, and dedicated himself to working on it through the weekend. His approach to the complicated situation was calming and professional. He deescalated the emotional reactions and work with the parties involved to bring them to common ground over a matter of days. What could've been a very costly, lengthy and stressful litigation, was resolved equitably and quickly. Based on Brian's steadfast dedication to his clients as well as his skill in matters of law, mediation and humanity, Brian has my highest recommendation as an attorney.

Gary handled the estate of my mother. He was very timely, thorough and pleasant to work with. When we were trying to sell my mothers house he settled an issue with the water rights of an old community well. Later when I sold my half of some property to my sister we hired Gary again. I trust his advise on any number of issues.

James Howsley and I worked on a joint Land Use project near Ridgefield, Washington.several years ago. What a Foreclosure Lawyer Can Do for You

A foreclosure lawyer specializes in helping homeowners navigate the legal complexities of foreclosure, working to protect their rights and potentially save their homes. Foreclosure lawyers assist homeowners facing foreclosure by negotiating with lenders, filing legal defenses, and representing them in court. They also help with loan modifications, short sales, and other alternatives to foreclosure. Whether you’re behind on mortgage payments or already in foreclosure proceedings, a lawyer can help you explore your legal options and work toward a solution.

If you’re at risk of losing your home, a foreclosure lawyer can provide guidance on how to stop or delay the foreclosure process and protect your financial future.

When Should I Hire a Foreclosure Lawyer?

You should consider hiring a foreclosure lawyer in several situations where you are facing financial difficulties with your mortgage. Common reasons to hire a lawyer include:

  • Facing foreclosure proceedings: If your lender has initiated foreclosure proceedings, a lawyer can help you file a legal defense and explore options for stopping or delaying the process.
  • Loan modification: If you want to modify the terms of your mortgage to make payments more manageable, a lawyer can help you negotiate with your lender and ensure that the modification complies with legal standards.
  • Challenging the foreclosure: If you believe your lender has violated foreclosure laws or the terms of your mortgage agreement, a lawyer can help you challenge the foreclosure in court.
  • Stopping a foreclosure sale: If your home is about to be sold at a foreclosure auction, a lawyer may be able to file for a temporary restraining order or injunction to halt the sale.
  • Short sale or deed in lieu of foreclosure: If you cannot afford to keep your home but want to avoid foreclosure, a lawyer can assist with arranging a short sale or a deed in lieu of foreclosure, where you voluntarily transfer ownership of the home to the lender to avoid foreclosure.
  • Filing for bankruptcy: If you’re unable to manage your mortgage debt and other financial obligations, a lawyer can advise whether filing for bankruptcy might stop foreclosure and help you restructure your debts.

Hiring a lawyer as soon as possible - especially when foreclosure is imminent - can provide you with more legal options to save your home or limit financial damages.

What Does a Foreclosure Lawyer Do?

A foreclosure lawyer provides a variety of legal services to homeowners facing foreclosure, working to protect their rights and help them avoid losing their homes. Their responsibilities often include:

  • Negotiating with lenders: A lawyer can negotiate with your lender to modify your mortgage or create a repayment plan, helping you avoid foreclosure by securing more favorable terms.
  • Filing a legal defense: If your lender is improperly foreclosing or has made errors in the foreclosure process, a lawyer can file a legal defense, challenging the foreclosure in court. Defenses may include violations of foreclosure laws, predatory lending practices, or failure to follow the terms of the mortgage.
  • Representing you in court: A lawyer can represent you in foreclosure proceedings, whether you are defending against the foreclosure, seeking more time to negotiate with the lender, or filing for bankruptcy.
  • Stopping or delaying foreclosure sales: If your home is scheduled for a foreclosure auction, a lawyer can help file a motion to stop or delay the sale, giving you time to explore other options.
  • Advising on bankruptcy: A foreclosure lawyer can assess whether filing for Chapter 7 or Chapter 13 bankruptcy would be beneficial, as bankruptcy can temporarily stop foreclosure and give you time to reorganize your finances.
  • Arranging short sales or deeds in lieu of foreclosure: A lawyer can help facilitate a short sale (selling the property for less than the mortgage balance) or a deed in lieu of foreclosure (transferring the property to the lender), which may allow you to avoid the foreclosure process.

How Are Foreclosure Lawyers Paid?

Foreclosure lawyers typically charge for their services based on the complexity of the case and the legal work involved. Common payment structures include:

  • Hourly rate: Many foreclosure lawyers charge by the hour, with rates typically ranging from $150 to $500 or more, depending on the lawyer’s experience and location.
  • Flat fee: For specific legal services, such as negotiating a loan modification or filing a bankruptcy petition, some lawyers offer a flat fee. Flat fees can range from $1,500 to $5,000, depending on the scope of the work.
  • Retainer: In more complex foreclosure cases, especially those involving ongoing negotiations with lenders or court appearances, a lawyer may require a retainer. This is an upfront payment that is billed against as the lawyer works on your case.
  • Contingency fee (rare): In some rare cases, particularly when suing a lender for wrongful foreclosure, a lawyer may work on a contingency fee basis. This means they only get paid if they win the case or settle on your behalf.

It’s important to discuss fees and payment arrangements with your lawyer upfront, especially if you are facing financial difficulties.

How Much Does a Foreclosure Lawyer Cost?

The cost of hiring a foreclosure lawyer depends on the complexity of the case, the lawyer’s experience, and the amount of time required to resolve the issue. General cost estimates include:

  • Hourly rates: Foreclosure lawyers typically charge between $150 and $500 per hour. For example, a simple case with 10 hours of legal work at $300 per hour would cost $3,000.
  • Flat fees: For straightforward services such as filing for bankruptcy or negotiating a loan modification, flat fees typically range from $1,500 to $5,000, depending on the complexity of the work.
  • Retainers: In more complex or ongoing foreclosure cases, a lawyer may require a retainer ranging from $2,500 to $10,000, depending on the length of the case and the lawyer’s experience.

In addition to legal fees, you may also need to cover additional costs, such as court filing fees or expenses related to property appraisals.

Top Questions to Ask a Foreclosure Lawyer

Before hiring a foreclosure lawyer, it’s important to ask key questions to ensure they have the necessary experience and approach to help you. Key questions to ask include:

  1. What experience do you have with foreclosure cases?
Ensure the lawyer has experience handling foreclosure cases similar to yours and has successfully helped homeowners avoid foreclosure or negotiate better terms.
  2. How do you charge for your services?
Clarify whether the lawyer charges by the hour, a flat fee, or requires a retainer, and ask for a detailed estimate of the total cost of their services.
  3. What are my options for stopping foreclosure?
Ask the lawyer to explain the different legal strategies available for stopping or delaying foreclosure, such as loan modifications, filing a legal defense, or bankruptcy.
  4. What is the likelihood of success in my case?
Ask the lawyer for an honest assessment of your case and the chances of successfully avoiding or delaying foreclosure.
  5. How long will the process take?
Foreclosure cases can vary in duration, so ask the lawyer how long they expect the process to take and what factors might affect the timeline.
  6. Will I need to go to court?
Ask whether your case is likely to settle out of court or if a trial may be necessary. If a trial is possible, ask what steps the lawyer will take to prepare.
  7. What steps can I take to protect my home?
Ask the lawyer for advice on steps you can take to protect your home, such as making partial payments, negotiating with your lender, or exploring foreclosure alternatives.

How to Check the Credibility of a Foreclosure Lawyer

To ensure you are hiring a reputable foreclosure lawyer, take the following steps to verify their credentials and experience:

  • Check their bar status: Verify with your state bar association that the lawyer is licensed to practice law and has no disciplinary actions against them.
  • Look for foreclosure experience: Review the lawyer’s website or professional profile to ensure they specialize in foreclosure law and have successfully handled cases similar to yours.
  • Read client reviews and testimonials: Look for reviews on platforms like Avvo, Martindale-Hubbell, or Google to see what previous clients have said about their experience with the lawyer.
  • Ask for references: A reputable lawyer should be able to provide references from past clients who have worked with them on foreclosure matters.
  • Check for certifications or memberships: Look for lawyers who are members of organizations like the National Association of Consumer Advocates (NACA) or who have specialized certifications in real estate or foreclosure law.

What Should I Prepare for My First Consultation?

To get the most out of your first consultation with a foreclosure lawyer, it’s important to come prepared with relevant documents and information. Here’s what you should bring:

  • Mortgage documents: Bring a copy of your mortgage agreement, payment history, and any correspondence you’ve received from your lender, including foreclosure notices or demand letters.
  • Financial information: Provide information about your income, expenses, and debts, as this will help the lawyer assess your financial situation and determine the best legal strategy for your case.
  • Previous communications with your lender: If you’ve already tried to negotiate with your lender, bring any emails, letters, or records of phone calls that document these communications.
  • Court documents (if applicable): If foreclosure proceedings have already begun, bring any court documents related to the case.
  • Questions about your legal options: Prepare a list of questions about the foreclosure process, your options for avoiding foreclosure, and how the lawyer plans to help you.

By preparing thoroughly for your consultation, you can help the lawyer assess your situation more effectively and provide the best possible legal advice for protecting your home from foreclosure.
