I have engaged Sarah Berry as my lawyer to represent myself as well as my business. In all matters, she has guided me through the process in the most efficient manner possible, and in each matter has secured legal outcomes that have been to my benefit. I could not imagine facing legal issues without her representing myself or my interests. She is consistent and clear with communicating all aspects of an issue as well as non biased opinion to procedural recommendations. I am grateful for all of her work.

I am a lawyer and represented plaintiffs in a breach of contract case. We used Houchins to help w/ a half-day mediation session with good results at a reasonable price. He was good at understanding the issues, getting to the point in the short time available and bridging the gap between the parties. If I ever need another mediator in Austin, I will call him.

Mark Alvarado is the best, most decent human being you will ever meet. It's a bonus that he is also a fantastic attorney. He deals with his clients in a very open and honest way that helped us to be able to relax and know that he was taking care of us. He won our Personal Injury Case despite the dirty tricks the insurance company's attorney used. We were incredibly happy with his services and would recommend him highly.

I am extremely grateful for the exceptional legal support I received from Fred Fuchs, a tenant lawyer at Texas Rio Grande Legal Aid (TRLA). From the moment I began working with Fred, he demonstrated a remarkable level of professionalism and expertise. He provided clear and concise explanations of the entire legal process, ensuring that I fully understood my rights and responsibilities. Even after our initial case concluded, Fred continued to assist and provide valuable information and advice to help me navigate ongoing legal matters. His dedication and commitment to my well-being were evident, and he genuinely cared about the outcome of my lawsuits. Fred's exceptional knowledge of tenant rights and the intricacies of housing laws in Texas were invaluable to me. Frank has helped me out on various civil matters...wills, real estate and trusts. He is very sharp, seeing potential problems and inter-relationships that are very obscure but could become troublesome if not tended to before everyone "signs on the dotted line." As well as being an attorney, he's also a CPA. Highly recommended!

I recently had the pleasure of working with Lisa Thorsen, an experienced M&A attorney who helped me navigate the complexities of an Asset Purchase Agreement as a buyer. I was impressed with Lisa's knowledge, professionalism, and attention to detail throughout the entire process. From the initial consultation to the final signing of the agreement, Lisa was always available to answer my questions and provide guidance. She took the time to explain the legal jargon in a way that was easy for me to understand, which was especially helpful as someone who is not well-versed in legal matters. Lisa's expertise and attention to detail were instrumental in ensuring that the Asset Purchase Agreement was thorough and comprehensive, leaving no stone unturned. Her ability to identify and mitigate potential risks and liabilities was a testament to her extensive experience in M&A transactions. Throughout the process, Lisa demonstrated a high level of professionalism, responsiveness, and dedication to ensuring that my interests were protected. Her commitment to achieving a favorable outcome for me as the buyer was evident in every aspect of her work. I highly recommend Lisa Thorsen to anyone seeking an experienced and knowledgeable M&A attorney. Her expertise, attention to detail, and dedication to her clients make her an invaluable asset to any transaction.

A few of us neighbors had a minor complaint against our builder. We tried for months (18) to rectify the issue, but got nothing from the builder’s attorneys. We felt it was necessary to contact an attorney to handle our complaint. We wanted someone that displayed ethics and intergrity. Gregg Brown came highly recommended. Though not in his normal area of expertise, his instant knowledge and understanding of our situation provided us with confidence that we would come to a swift and amicable solution. Within weeks our issue was resolved with positive results.

Steven Levatino is one of the best attorneys I know of for a wide range of legal representation - from estate planning to aggressive litigation. The corporate work he has done for my company has been highly professional, carefully researched and thought out, and quite successful. I have been particularly impressed by the level of his commitment to his clients, his personal integrity, his knowledge of the law, and his track record of legal victories. In my experience, he and his firm are dedicated to helping their clients meet their legal needs and, if necessary, to win in court.

Lester Ducote won a small commercial breach of contract case for me back in the late 1980s, and has become my trusted legal advisor in the years since for real estate and business matters. Frankly I can't think of too many nice things to say about lawyers in general, but Lester is definitely the exception to the rule. Perhaps another client of his that I spoke with once, put it best (paraphrasing) "There were several attornies in the room, and it become very obvious that Lester was the only one looking for an equitable solution...".

I hired Mr. Guequierre long-distance after receiving his name from the Lawyer Referral Service. I felt confident I had a solid case, but needed legal expertise to move past a stalemate in direct negotiations. After an initial call with Mr. Guequierre, and a few emails to clarify some questions, I felt confident that he had the necessary expertise and experience to help, and was trustworthy (of particular concern being out of state). In the initial call, Mr. Guequierre also clearly explained how the case might unfold, and what legal costs would be involved, so I knew what to expect and could assess the cost/benefit. He also indicated that he felt we had a good case, given the issue and the fact that I’d documented everything along the way. Thus, I hired him. He began with an intake process to gather information and documentation for me in a well-organized way. He then engaged the other party's legal counsel, and we eventually reached a settlement that matched what I'd tried to negotiate without legal assistance. Through the process, Mr. Guequierre responded to my inquiries in a timely manner, shared detailed knowledge about relevant areas of the law and legal proceedings, kept me in the loop on all communications with the other party, shared helpful advice to help me make decisions about potential settlement terms, was diligent about following up with the other party to get a response in the agreed upon time, and was easy to communicate with (personable, approachable, etc.). Overall, I found him to be professional and honest. I would recommend him and hire him again if needed.

I retained Robert DuBois as my attorney in a partner dispute that spanned the majority of 2014. Robert was responsive in getting back to me whenever I had questions via phone or email as well as scheduling last minute meetings with him in person. He was completely knowledgeable of the situation and kept me informed of any new developments as soon as they occurred. He also kept me aware of what I could expect to occur as well as respond to what I felt were my needs in the case in a way that I thought was most beneficial to my outcome. We settled this dispute in December without needing to go to court in as favorable of a manner as I could expect from the start. I would highly recommend Robert for anyone seeking a highly knowledgeable and trustworthy business attorney.

My business partner has Cory represent us in a civil lawsuit. This case lasted just over three years. We could not had selected a better attorney to represent us. Very professions and knowledgable. One of the best trial lawyers I have seen. He went above and beyond what we ever expected from an attorney. Our legal fees were probably what most law firms charge as a retainer. He did everything he could to cut our costs and provided two additional attorneys for jury selection at no cost to us. I would not hesitate in using Cory Smith again should I ever need legal services.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
