As a real estate investor and licensed broker, I constantly use services from various attorneys based on their expertise. 3 months ago one of my clients encountered a problem acquiring a loan very close to the close of escrow. The owner of the property agreed to finance and carry the loan which required all documentation to be drafted and processed on an expedited manner. I hired Nema Daghbandan to handle the transaction and I am glad I did. He is one of the most knowledgeable attorneys I have ever worked with in handling such transactions. Nema was a pleasure to work with, kept me informed throughout the transaction, handled all communications with the escrow, and didn't send me a bill for every minute a sought his advice. I strongly recommend Nema to anyone that requires attorney service in owner financing situations.

I've personally dealt with dozens of attorneys over the past 10 years for various real estate and finance transactions. In that time I've come up with no more than a handful of attorneys that I truly trust to handle my matters appropriately, in a timely fashion, and at a reasonable cost. Nema and is firm are one of a select group that I feel comfortable leaving in charge of a matter and I know that I can count on him to take care of things in a way that will make sense to me and my business. In the past 12 months I've actually parted ways with other attorneys and given the business to Nema. It's difficult to find an attorney that you can confidently say always has your best interest in mind. I definitely feel that I've found one in Nema.

I was in a car accident that resulted in injuries, time off of work, and repeated visits to medical providers. I sought the assistance of Martin Dack for recovering my lost wages and help with paying my medical bills. This firm was so friendly and really educated me about how auto insurance and medical insurance works when you're involved in an accident. They made me feel comfortable with the process and more importantly I never had to deal with negotiating with the insurance companies for any of my medical bills. I was able to recover my lost wages, my medical expenses were paid in full, and I received a very good recovery for my pain and suffering.

Martin E.Dack is a true professional and a thoroughly good guy who looks for client interest. I was embroiled in a partner dispute with a very big firm and was very nervous as I believed that I would not be able to stand before them. It best and only family law lawyer ever. It's been a long time since I have been ignored by the court's System as well as all the other systems, my ex-husband knows all the way to get custody of 3 kids. Two years ago I posted on a fb group desperately seeking an attorney to protect my children. Candice was recommended by many and I took the advice. She did NOT disappoint ❤️❤️❤️. This woman has a heart of gold and is a fireball in court. It’s rare to find an attorney these days who will use their heart as a shield. Many push paper and do the bare min if you’re lucky, then charge you an arm and a leg. Or they don’t see the games being played and aren’t prepared. Candice knows the games they play, always a step ahead and ready to go. Every hearing we have gotten remarkably closer to our goals. Last week the outcomes in court were life changing and my kids are finally safe. There’s nothing like an attorney that wants to see your ex behind the line as much as you do, wants justice and wants protection just as much as you do and bends over backwards to make it happen and is truly relentless in their pursuit for goodness. I hired this person to help me out of a hi conflict divorce while I was fighting for my life during the lockdown. I was diagnosed with recurrent cancer and unwell. My ex-husband attempted to use my cancer diagnosis to take custody of the kids. my ex and his lawyer tried to claim that I was held under a psych evaluation when I was actually suffering a medication allergy. Candice never used my own medical file as evidence of the false claims. She failed to do her due diligence/job to submit my medical file to the court - which is malpractice

John did our trust. He was responsive and answered every question and made recommendations as to how to best protect our children as beneficiaries of the trust. He was also glad to answer legal questions we had that were unrelated to the trust. He always answered my emails and I had no difficulty with reaching him by phone.

For fixed-fee services, John is UNRESPONSIVE and LACKS ATTENTION TO DETAIL. I strongly urge avoiding hiring John as your attorney. I hired John for a prenup. He offered a fixed rate of $650. My fiancee and I did not have a complex situation; I even had a pre-written draft of the prenup ready to review on Day 1. John assured me his fee covered counseling, advice, negotiation, and attorney certification. 1. John does not respond to email in a timely way. He takes 1-2 days to respond to every email. Not a huge problem, except: 2. When he did respond, his emails were a mere 1-2 sentences long. They frequently failed to answer the question asked. When I emailed back clarifications, it would take 1-2 days for every round-trip of clarifications. This quickly burned time as my fiancee and worked toward our deadline. 3. John never answers the phone. Ever. It's always his assistant, even when you call back moments after he left a voicemail, or seconds after he sent an email. 4. When you schedule a call with John, he often calls early or late. Sometimes, he called 20 min early of our scheduled appointment, other times an hour late. I am a busy professional. I'm not just waiting around for my phone to ring, able to hop on 20 min early or an hour late. John's failure to adhere to his schedule disrespects his client's time. 5. On phone calls, John doesn't "lead." A good attorney leads by saying: "I noticed in your draft, clause A and B. Here are things to keep in mind about clause A. Btw, do you really want to phrase clause B like that? Here's the implication." That's helpful. By contrast, John would say: "What questions do you have for me?" You as the client must have all the questions, or else he has nothing to advise you. But as a client, you don't know what you don't know. That's why you hire an attorney -- to advise. John was almost worthless in this regard. 6. John does not draft anything, even minor word changes. John would say, "you need to include XYZ in your contract." Then I'd have to search on Google for examples of that contract language. Then I'd have to send it back for review, which (from 1-4 above) resulted in more delays and unhelpful emails / phone calls. 7. John doesn't read opposing counsel markup. When opposing counsel sent over document edits, I reviewed them in detail and asked questions, like: "what does this legal reference mean?" and "should I be worried about that clause?" -- John's responses were: "that's boilerplate, don't worry," or "I don't know, I have to look that up," or simply "I have no idea." What the hell are you paying for with these kind of answers? Even for boilerplate, if it FEELS MATERIAL to the client, it's the attorney's JOB to EXPLAIN it. Thoroughly. That's what an advisor does. John utterly fails at this. 8. John does not frame options; YOU must come up with all the options. John just says, "You could do that," or "Yes, that's an option." For example, negotiating spousal support, John provided no assistance either framing or recommending options. A good attorney says: "Here are some ways to structure this. Of these 3 options, I recommend X, because of Y reasons." The client WANTS this. Sure, I may not ultimately follow it - that's my choice - but a rec gives me a better understanding of the issues. That is the difference between advisor vs. scribe. John is NOT an advisor. He's more like a computer program that spits out errors with no helpful explanations, or "Yes, that option is acceptable." 9. John does not negotiate. His fee includes it, but he never once picked up the phone to negotiate for me. I had to communicate directly to opposing counsel, or through my fiancee. 10. John makes REALLY careless mistakes. When sending opposing counsel his attorney certification, he sent the wrong freaking document. He was slow to respond to emails. When he did respond, he sent the wrong damn document. This CAUSED US TO MISS OUR DEADLINE.

We had a positive experience with this law firm. April Alderiso was our condo conversion attorney and was very responsive with all of our emails and seemed knowledgeable about the process. The firm offers a low "flat fee", which we really liked. For extra services they tell you hourly charges will apply but everything in our contract was provided under the initial fee and there were never any unexpected bills. We felt they kept good track of our project, sent us easy to understand instructions throughout the process and notified us of all deadlines. We would recommend this firm.

Although April Alderiso did a decent job for us, I believe there must be better suited lawyers in SF to guide one through the condominium conversion process. We found April to be sufficient but not creative or proactive in her advise. We experienced a majority of her email responses as 'stock text' that didn't always address our particular circumstances etc. Working with her felt like working on an assembly line. She is fairly responsive and trustworthy so no character issues but we did not feel she addressed our particular concerns without really prodding her to think outside of the box.

Hired Attorney Hasan for an HOA dispute I had. He was very straight forward from the begining, never made unrealistic promises. He always took time to explain my options and his action plan. Mr Dannemeyer was unhelpful, unprofessional, unresponsive to inquiries. He had no compassion whatsoever for my case. It was if he was hoping that I lost my case (which I did because he forgot to notify me of an important legal matter) I found him to be untrustworthy and unreliable. I feel bad for anyone who isn't wealthy and needs his help, he will ignore your calls. In my opinion, He is extremely unethical.

Our homeowners association hired Ms. Powers because we had heard that she was an experienced HOA attorney. The Board was having a internal dispute and wanted Ms. Powers to help settle its issues. Ms. Powers attended our meeting and acted like a mediator. However, her presence made the Board even more antagonistic and did not resolve anytime. She made mountains out of molehills trying to scare us, and billed our association thousands by writing lengthy convoluted letter. I think our association would have resolved its issues with hiring Ms. Powers. Also, she does not respond to emails or phone calls quickly.

This lawyer Marvin Adviento come to represent all the ugly and rancid stereotypes that attorneys are known for: cold, inattentive, lying, disappearing and not responding your calls and emails for months and totally unprofessional! He kept my case for so long and did absolutely 0 for the whole case during 2 years. He told me we need to go to the deposition to get more money and then disappeared for months with no response. During 2 years the depo never happened! He promised me he would send inspections to my unit , that there will be more additional work done. He has done literally nothing for 2 years. Every question you ask him about his behavior he either avoid to answer or twisting the truth. When you tell him to help with what lawyer supposed to do like talking to the other side- he threaten you to leave the case. He doesn’t care about your case or your situation or outcome of the case. He disappeared many times for months ignoring my call and emails, he wasted 2 years of time and he has done absolutely 0 work for the case, none. He didn’t even care to read all materials and evidences I provided and work with it. The worst experience ever! If I could give 0 stars I would!

Marvin claims he is an eviction attorney however after 60 day notice he was not able to evict my tenant. He had served the wrong documents to the tenant! He was unaware of the new TPA law. I had to start all over again and he would not return my money. He also does not return your calls or emails. Stay away!

This attorney had the worst follow through. He would take 2-3 days to answer an email. I paid him $500 to serve a tenant with the intention of going to trial. He served her and ghosted me. After 3 weeks of numerous emails and phone numbers, I gave up and hired someone else.

Showed up late for court. Was unaware of basic case law. The judge had to repeatedly educate him. Left our hearing to answer his phone. Very poorly trained attorney. Turned a simple case into something not winnable.

We hired Isaac for what we thought was a very simple breach of contract case. He showed up late for the court case and left twice in the middle of our hearing to answer his cellphone. The judge had to inform him of some of the laws around the case as he apparently had quoted some no longer existent law. Overall, very unhappy. We ended up letting Mr. Zfaty go and hiring another attorney.

I had an opportunity to work with Ms. Muldoon. She is abrasive, rude and condescending. She makes it appear like she knows a lot and really she doesn't. Sad to see the that lawyers like her give that profession a bad reputation. If you are thinking of hiring her, stay away and save your money for another attorney who will be cheaper and represent your interest.
