Matthew was extremely knowledgable in all facets of my case, he listened to all of my concerns and was a strong advocate throughout the process. I could not have imagined what this horrible process would have been like without him at my side. I thank him for all of his work for me and my family. I would absolutely use him again but hope to never need to do so.

I went to Matt(how many attorneys ask you to call them by their nickname?) and although my divorce was the worst thing I have done in my life, having him as an attorney was a fantastic experience. Extremely professional, knowledgeable and very skilled in what he does. Made the process more palatable, and did a great job for me AND my family!

Attorney Mellin was VERY helpful, his fee was more than reasonable. He knew most of his "stuff" by wrote and didn't pretend ignorance so that he could charge me for "research"! Fee was very fair, even gracious. Similarly, his associate Mr.Brown, was very understanding. I parked right in front of his office the first few times and then less than a block away in city garage. They did as much as they could for me and certainly educated me to reality.

I recently worked with Scarlett Croll and Myers regarding a chapter 7 Bankruptcy and I worked mostly with Michael Myers. Both my husband and I are very thankful that Michael went above and beyond to take care of my case. He was not only thorough but he was compassionate, it really made me feel good to know that he was doing whatever it took to help me. The firm genuinely cares about their clients and that in itself was worth every penny we spent. My outcome was positive and I have them to thank!

It has been two years since Greg represented my CPA firm in a merger. Looking back I still appreciate the great job he did. First of all, he made the merger happen! He is the type of attorney who is a deal-maker, not a deal-breaker. On every level he did a great job. He is an excellent negotiator but knows when to let the client make the decision. HIs draftsmanship is excellent and his advice is sound. One piece of his advice generated over $100,000 into our pockets!

I called Ms. Spooner about a tenant issue. Although Ms. Spooner does not handle such matters, she researched my issue and found a solution. Ms. Spooner advised me and provided me with valuable information to assist me. She listened to my situation and empowered me to take the necessary actions to resolve my problem. As a result of Ms. Spooner's legal advice, I saved thousands of dollars. I would highly recommend Ms. Spooner for legal counsel. You will receive quality and outstanding service.

Ms. Alencherry's demeanor is that of kind, polished professional. But, her opponent's better watch out for those shark teeth! She represented me last week in a Landlord/Tenant dispute and deftly slapped down their every excuse and objection. Made it easy for the judge to see who wronged whom: we won. Gave great advice to me before and during the trial - it was like going to court with a friend. She worked very hard on my case but made it all look easy. She came prepared to win! I'm so glad that she was on MY side of the courtroom!

I engaged James Connolly to undertake a civil action against a neighbor with whom I was having a property related dispute. He brought the issue to a satisfactory end for me and did it in a way that saved me time and money. He acted swifly, kept me informed and gave me good advice that kept me from letting the emotional aspects of the case drive my actions which could have potentially been expensive for all parties. I highly recommend James Connolly.

Ms. Laumann is one of the kindest people you will ever meet. She genuinely cares about her clients and will try her hardest to get a fair outcome. She advised me on a complex estate matter. Rather than lying to me and billing me for work she wasn't qualified to do, she had the integrity to recommend someone more qualified. In short, hire Cedulie if she says she can help you. She's reasonable and honest (which I can't say about most of the legal profession).

I am now and have been a client of Albert J. A. "JAY" Young for ESTATE MATTERS. He is the best at this -- he really knows his stuff and doesn't just fudge you off with boilerplate. When it comes to making out your will and devising your assets, he takes you through the entire process, covering everything. His vast knowledge and experience, especially his familiarity and expertise in trusts and tax matters, inheritance matters, family issues, etc., stand his clients in very good stead. I recommend JAY Young absolutely for anything involving wills, trusts, or estates. My family has also used him for land use planning, zoning, working with municipalities and family land issues as well and he is equally adept and sensitive -- unmatched in that field.

If there was a rating scale of 1 to 10, I would rate Mr. Reckson as 10. We needed an attorney licensed for the state of Maryland. My sister and I both live out of state. In fact, different states. My sister found him via the Internet. Because of the excellent service we received, I felt a need to write this review. I know there are people like us that rely on reviews to help obtain services needed. For this reason, I felt a need to write a review that would help someone else in determining where to obtain good legal assistance. In working with us, Mr. Reckson made himself available to answer questions and kept us abreast of events affecting our case. Mr. Reckson is a man of integrity. He cares about his work and about the people for whom he represents. Being out of state, my sister and I could not stay on top of things, but Mr. Reckson did. He kept us informed of our options and things we should considered. I am impressed by his professionalism. But more than that, I am impressed by his caring spirit. I would not hesitate to recommend Mr. Reckson to anyone. He is definitely a number 10 (rating)!!

I have a long history as a client of Jay Eisenberg, my precious father who has since passed; did also, before me. It would be inappropriate to go into personal detail here, but Mr Eisenberg has kept the integrity he promised my father many years ago and he has protected me and my siblings in a long term trust situation, from determined outside adversaries who have tried to take advantage of me on more than one occasion. Without his unwavering faithfulness and caring heart through the years, I don't know what I would have done. I thank him for honoring the wishes of my father, long after he was gone and taking such amazing care of us. His firm and partners are way above average as well.

Mr. Shore was awesome. In a discrimination claim from an unhappy rental prospect, Tony guided me in handling the issue adroitly and with delicacy. The HUD inspector was satisfied that I had done nothing wrong nor inappropriate. The claim was dismissed. Mr. Shore also aided me in preparing arguments against fines levied on me by an HOA. The fines were ultimately dismissed. I would strongly recommend Mr. Shore to anyone with real estate issues.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
