I cannot say enough about the team at Anderson Irrigation. We had a water leak happening and I was stressed out wasting so much water. These guys help guide be through the steps to find the leak and then I had them come out to fix. Everyone I worked with was professional, helpful, and was efficient at the work they did for us. I HIGHLY recommend this team over anyone else! Thank you!

I contacted Attorney Michael Cougar with questions about my mothers estate. It took Michael 2 days to return my call. We agreed to a phone appointment day and time. At appointment time he didn't call. After waiting 10 minutes I called him and left a message. He returned my call several hours later saying he had taken an online class that day and was returning my call. He seemed to have forgotten our appointment. Today we spoke. He spoke to me in a confrontational manner as though he was angry. He said many things including, "I can't answer your question.", a series of "You" statements directed towards me, "you asked me a question, I gave you an answer," was one of his replies. In sarcasm he said "Of course, there are" as though my question was wrong to have asked and the final comment was "whatever, whats the next question?" at that point I felt I had no other option but to end the call. It matters not if he was having a bad day or perhaps didn't want to speak with me. This guy is a loose cannon. His sarcasm and impatience was uncalled for. There are plenty of other Attorneys in Medford. Cross Cougar off your list.

Mr. Cougar is straight to the point and doesn't waste your time with frivolity. His demeanor says that he knows what he's talking about and doesn't care if you buy it... because he's not selling anything. He'll get in the trench with you if you need it. Otherwise, don't waste his time because he won't waste yours! I hated the fact that I needed him, but sure glad that I had him on my side!

Mr Kelly was very friendly. However I feel he did not provide full and complete details and options regarding my situation. Was advised entire real estate matter would be resolved in 4-5 business day. Paper not filed as advised for over 40+ days. Multiple issues and need for repeat office visits as he "forgot" the situation. Third appointment 2 wks ago, told papers would be filed with the court the next business day. Paper not filed for another 2 weeks. Very unhappy with delay. Price quote changed 3 different times. Does not communicate via email. Hesitates to communicate by phone prefering repeat office visits.

Jeffrey failed me in every way and it's my opinion that he lacked empathy or respect for the difficulties I was facing. It is also my honest opinion that I do not recommend him for legal services. He took advantage of me during a time I was vulnerable, while incurring excessive fees without providing the help I needed. Jeffrey Frasier increased his wages in the middle of our litigation without proper notice. He racked up a higher price tag with tasks that should have been completed in a shorter time frame, especially with his background and experience. He added billable hours to my invoice, then later sued me for his fees. He made no reasonable offers to settle our fee dispute, and even failed to attend our scheduled mediation. When making an important decision to hire a lawyer to represent your important legal matters... you need to ask yourself..... do you want someone who is willing to bring a suit against the client vs. assigning their fee claims to a collection agency? I really wish I would have done my homework, before being damaged and financially ruined by Jeffrey Frasier

We had contacted Jeffrey when we were referred to him by another Oregon lawyer & after I read about him on the site FindLaw. He is extremely courteous, very knowledgeable, sharp minded and is a very good listener. He acted promptly with our case and was able to put our minds at ease with a very stressful situation. His charges were very reasonable and affordable; We were very delighted with his services and would definitely rehire him again as well as recommend him to others.

I have been involved with a case for which Jeffrey Frasier was the attorney. Unfortunately, I found him to be unfriendly and somewhat terse. Some of the clients he works for are very unprofessional and it made the entire process difficult for everyone involved. This was the first time I had been involved with his group, and unfortunately I found it to be a troublesome experience and I would not recommend working with them.

At the time of my divorce, I had become permanently disabled from a major car accident. While I was unable to defend myself, I hired Mr. Larvik to be my voice. He spent several months researching my case and a considerable amount of money. At the time of the court hearing, he said that he wasn't prepared and encouraged a settlement that gave my husband all of our joint assets so that we could get it over with. I was too shocked and incapacitated to respond. Later, my ex-husband stated that he would have settled for half of what he received. I received no part of the marital estate and continue to incur considerable medical expenses. I would have been better off letting the judge decide.

My trial proceeded exactly like he assured me it would and I couldn't have been more pleased with the outcome; a fair decision by the Judge.

We worked with Corey on a land use issue. His knowledge was good, though not comprehensive. For example, after reading the relevant ordinance, we identified problems he hadn't, problems he later agreed were there. The biggest problem working with Corey is his lack of responsiveness. During a crunch time for us (a period of a couple weeks), Corey was completely unresponsive, despite our contacts by email, by fax, and via voice messages. We ended up missing a deadline because we could not get Corey to respond. He eventually did respond, but with no mention or apology about his delays. When we contacted him again to follow up, same problem: we contacted him multiple times over multiple days without response. We don't expect every attorney to be instantly available, but Corey's unresponsiveness was far beyond reasonable.

Basic attorney, to answer questions you can go to Scott. If you’re looking for someone to fight hard for you I would recommend looking else where. I was referred to him by modest means and was told I wouldn’t be charged more then 60$ a hour but was charged 100$ a hour when his regular rate is only $50 more. When I came to Scott I came with concerns about custody he told me for the time being i should try to modify our current plan. I had him on my case for around 6 months. Scott really didn’t do anything for me except answer some questions and communicate with opposing parties attorney. When it was 2 weeks before our hearing he told me he was ready to fight. Scott told me we would file to see another judge if they were considerate of everything. Just days before our hearing he said he wasn’t sure if I should go through with trying to modify and there was a big chance I wouldn’t get what I was asking for. At trial the judge asked if he had even listened to our entire transcript of previous hearings and he said NO. In the months he had to prepare and fight he didn’t even sit down and listen to the transcript to fully understand everything that had previously happen in my case! I did not get what I was asking for and Scott did not fight hard or bring up in substantial things that had happen in my case since the previous hearing. I was upset and expressed that and expressed what I believed he should have brought up. Scott told me the things I referred to were only going to matter in a custody change but all along Scott told me I didn’t have anything for a custody change. i spent 1700 to have him communicate with another attorney and file for a hearing. I could have gotten advice and saved my money and filed what he did if I knew he wasn’t going to go hard against opposing party or even listen to our transcript to understand our case. Ontop of everything I never met Scott In person or even over video. The first time I saw him was at court and he did not even know who I was , I had to introduce myself. He has no office to meet at and many times his children were in the background of the phone calls i had with him. Overall not happy with my outcome of my case and all my wasted time and money.

I hired Man 2 years ago to help me with my auto injury accident. In the beginning, he was ok. After about 6 months, he basically fell off the earth. It was take months between contacts despite me trying to contact him via phone, email, or texting. He would never respond. A year after my accident, it was time to close the case and file the complaint for compensation. In Oregon, you have 2 years from the time of your accident to do this. He said there was plenty of time but he would get the paperwork together including all medical records and file this complaint. Fast forward 6 more months, after numerous tries by me to contact him, he stated we were on track. Now here we are almost exactly at the 2 year mark and guess what!? I have not heard from him in 4 months. Finally I was fed up with it and hired someone else. I found out that Man Vu NEVER FILED ANY PAPERWORK at all! He as literally done nothing on my case for 18 months! This was confirmed by my new lawyer! I have less than a week to get my new lawyer everything and for him to file the complaint for compensation. Man has literally done nothing for 18 months on my case and then lied to me about it. I am glad that I hired someone else in time otherwise I would not be getting anything for my injuries. This will no doubt have a great effect on what I will get now since my new lawyer has to frantically put my case together.

Ms. Peterson was hired by me in relation to descrepencies on my credit report. During our initial consultation, she appeared competent and knowledgeable. After she was hired, she did not follow through on promises she made to attempt to contact the companies regarding my case, she did not return my phone calls or emails. I had to Physically go to her office twice. The first time I showed up, she apologized for not returning my calls stating that things got extremely busy. She admitted that she had not even started on my case and it had been almost a month since she was hired. After our meeting , I heard from her via a letter she sent to the companies on one occasion and then another "letter" that actually was an invoice for time accrued. Well it's been 6 months and I have heard nothing else from her. I just recently emailed her requesting the valve of my retainer: $44.00. This attorney is awful and I am extremely surprised she has remained in business. I only stumbled upon her through my employer's EAP Program...if you need a lawyer, beware of this one....in fact, run the other way.

I had hired Jason to assist my elderly mother with a partner dispute that involved a government, subsidized multi housing project . At first I was very impressed with Jason, until it seemed that paying his high retainer was all that seemed to matter. In my case, the opposing party had not filed any legal action and there were no subpoenas, interrogatories or requests for production at the current time; only a bunch of demand letters with empty threats and fancy wording. I wanted to "hold off" on paying Jason this high retainer until there had been a court action filed, which would have required us to pay necessary money to defend the case. During a two week period my attorney bill was escalating to close to $5000 with Jason continuously arguing with opposing council with the expectation I follow their every demand. Since the property was heading to foreclosure, it was imperative that certain paperwork was completed and turned into the government. I explained to Jason that I didn't have time to argue with opposing counsel's demands, while other serious matters were imperative with government deadlines. To make a long story short, he didn't like that I was resisting his direction and advice, and expected a $25,000 retainer for him to continue his services. I went with my gut instinct, and let this guy go and handled my mom's case myself. By October 1, I was able to regain full compliance on the property as well as a substantial rental increase, starting 2017. It was the biggest increase the property has seen since it was purchased in 1982. If you are someone who is rich and has a lot of money to waste on unnecessary litigation that doesn't even exist... then Jason is the guy for you. Otherwise, do your research and hire an attorney who works on your behalf while believing in you and your case. Stay away from those who will bleed you dry while not stopping opposing council from abusing you without a care in the world.

I engaged Caitlin for a small project. She estimated the time to complete at roughly 3 hours. Caitlin initially sent me an email stating that she would begin the research immediately and check in by the end of the week. A month later, I've heard nothing - no status updates, no work product. I then write her an email on a Tuesday checking in to ask for a status update and to request that she have the project completed within the next 10 days. She writes back that she'll have it to me by the end of the current week. End of the week arrives, nothing. Tuesday of the following week, she emails me to she had a multi-day emergency the previous week but that she would get it to me the following morning. She did not. She also did not send me any notice that she would be delayed by the emergency. A few days after that, I emailed her to terminate my engagement with her and asked for a refund. Ignoring my email, she sent me the work product for the project soon thereafter. If you're looking for a responsible, responsive attorney who will complete work in a timely manner, I strongly recommend that you look elsewhere. Caitlin exhibited a clear pattern of excuse making throughout the engagement that I would have never tolerated from any of my own employees. I suspect that if I hadn't followed up the project would have never been completed.

"Whoever wrote this did not know what they were doing" said a Multnomah County Judge to me in 2010 regarding my simple bill of sale Mrs. Burns crafted expensively for me in 2009. The judge also said "This document is not legally binding" and "If I were you I'd seek legal advice against your lawyer." After my lawsuit was thrown out I approached Mrs Burns for a return of my money. She refused, and gave me the name of her malpractice insurance company. My new lawyer told me its expensive and fruitless to go up against another lawyer like this, and it's not really worth the money that I spent already. (As a side note, I should have known better, for at my first meeting there, there was dog poop all over her office and meeting room floors and it stank horribly. Completely unprofessional.)

Andy represented me and my companies while actively representing another client and misrepresented that he had a serious conflict. Compounding matters he basically charged me for service that did for this other company. He proclaims to be the expert related to Apartment owners but fundamentally seems to represent whomever is the biggest client while pretending to also represent another conflicting smaller client. He seems to ignore conflicts and does not do an adequate job of representing his clients. He simply just takes whatever clients he can in his industry and doesn't do conflict checks. In my experience he passes projects off to inexperienced lawyers and seems to over charge for simple tasks like forming an LLC. Also he is frequently on vacation and doesn't have adequate or responsive support. Again in my opinion its not worth hiring an attorney at any price that ignores conflicts, is unresponsive and is unsupported.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
