I retained Mr. Miller's firm for an Action in Partition defense. I was lied to by his partner Robert Garcia. He told me he was going to file a Motion for Mediation, prepared it, billed me for it and never filed it. He failed and refused to get a matter to mediation three times, under the guise that he was trying to save me money, after which I told to get on with and that he would be paid, and he still refused. Mr. Miller even told him to file the Motion and get the Judge to sign an Order. Mr. Garcia still failed to do so. Then when I became angry at his failure to act, he fires me! Then there was the matter of the $2,500 retainer I paid these people. I had to ask for an itemized bill. I eventually received an email of what was left of my retainer. Upon receipt of my bill, I discovered that I was billed close to $150 for preparation of a Motion THAT WAS NEVER EVEN FILED WITH THE COURT!! Unless it's filed, it's of zero value! THEN I was charged a $15.00 fee for "filing" another motion. THIS is purely a secretarial function! This takes minutes at best. I have worked for law firms in three different states, and know of NO reputable law firm who bills their clients for pleadings that are NEVER filed and for secretarial services. The descriptions Mr. Garcia entered on the bill are inadequate. I've billed my time, and my time entries were NEVER called into question because my descriptions were adequate! I was taught well. You simply cannot enter "email with opposing counsel," and a next to nothing description of that email unless, of course, you don't mind redoing billing entries! When I questioned these email charges, I requested copies of those emails I was being charged for. Mr. Garcia requested that I give him essentially "carte blanche" to have his secretary figure this out and send them to me. He added I would be charged secretarial time and he had no idea how much that would be. Now, once again, I know of no reputable firm that does this kind of thing! IF you want copies of something, you are charged per copy what the Clerk of the Court charged PERIOD! There were NOT that many entries I was questioning. They failed and flat out refused to address the billing issues. I asked Mr. Miller if he would agree to the Fee Dispute Arbitration Program of the Florida Bar. He failed to respond. IT'S FREE! I also sent another offer to amicably resolve the matter, which also went ignored by Mr. Miller and Mr. Garcia. There was a $600 difference between what they took as their "fee" and what I believe their sub-par work and what they put me through was worth. Many times, both Mr. Miller and Mr. Garcia stated "we do not nickel and dime our clients." Just because they say this, doesn't make it so. I am a Senior Citizen, living on Social Security. These people ripped me off as set forth above, disrespected me, and took advantage of me. I do not want anyone else to have to go through this with these horrible people. Use them for closing, as closing are cookie cutter. BUT do not use them for anything else. Also, this website https://www.expertise.com/fl/orlando/real-estate-attorneys, scored 141 real estate lawyers in Orlando and arrived at the top 33, Mr. Miller's firm is conspicuously not among them. They were scored on availability, qualifications, reputation, experience and professionalism. It appears obvious to me that Mr. Miller's firm must not have measured up. Now Mr. Miller and Mr. Garcia may attempt to refute all of this. BUT Please know that I have each and every email sent to my by both of them that will substantiate everything and then some.

For almost 20 years, I have had my numerous real estate closings handled through The Closing Agent, of which Barry Miller is the president. I am confident in his knowledge and expertise. That is why I choose him and his office for my real estate business. He has an efficient and professional staff. I recommend attorney Barry Miller and his company for legal and real estate services.

I rarely write reviews, it takes too mich time. But I have to tell you about Barry Miller. It has been my good fortune to be referred to him for real estate contracting and legal advise. He is a pleasant, smart, and highly focused individual who is very knowledgeable and effective. He gets the job done quickly thoroughly, and without embellishment. He is proactive in his contracting, which places me in an advantageous bargaining position. I recommend him very highly

Sherri DeWitt and Andrew Windle handled my child custody dispute and both did a superb job. Althought it was a tough and long dispute, they both supported me throughout the process and did a superb job as far as the legal work goes. I appreciate all their help and support throughout this difficult time.

Sherri and Andrew Windle represented me in a very complicated marital litigation that lasted some 4 or 5 years. They have been very honest and focused. They got me the child support I wanted in addition to many more things. They are thorough, knew my case very well, and handled the whole process very professionally! I feel so blessed to have had them on my side throughout this difficult matter. There is nothing easy about divorce alone and it is even more atrocious when small children are involved. Sherri and Andrew were very understanding of my situation and truly empathized with me at a time where I could not pay my bill. They worked out a payment plan with me and helped me keep my heard above water. They have been a blessing to me and my family and I will forever be grateful to them. They are truly attorneys with a heart!

This firm enjoys harassing local businesses. Mr. Adam Miller has been trying to enforce and invalid subpoena for the past 5 months. TRYING is the important word. His shortcomings with paperwork could mean the difference in your case. Use at your own risk!! I would not use an attorney who cant even force someone to produce the evidence needed to defend you or win your case.

Jesse is the best! I was referred to Jesse the second I found out that I was being improperly sued by my landlord. Jesse took his time and explained all options to me, but also went a step further to inform me of what could possibly happen if I took the different routes. Within just 2 weeks, we not only handled my case, I won and all false claims were proven wrong as I hoped for, Thanks to Jesse. In the end, my landlord had to pay me, which was my goal due to all of the issues that I encountered, as well as my damaged property. I felt that Jesse handled my case as if I was a member of his family, not just another client or a "paycheck". He is very smart and knowledgeable of the statutes, and he will leave you feeling comfortable and confident with him representing you. Thank you so much for everything Jesse! I will always recommend Jesse, he's just awesome and solid at his profession ! -Yana

I used The Fab Law Firm to file my divorce and was quoted a price of 3,500 with a max price of 7,500 if we needed mediation. I paid the 7,500 upfront just in case. The case ended up not needing mediation because the ex-wife and I were able to reach an agreement on our own, which we sent to our lawyers to draft. In total I spoke with my point of contact less than 10 times on the phone and less than 20 times via email. I was charged over 6,500 dollars for the work because they charged me for every email they sent to me and or the other law firm, and at times sending multiple emails (conversations) and charging for each response. I am not sure of many of the items I was charged for because it was just shown as hours they logged for work done on my behalf. I really don't understand all of the work that was done because the ex and I wrote our own agreement and just needed it drafted into legal form and submitted. The lawyers in my case didn't negotiate or write any agreement on my behalf, they simply took the agreement the ex and I made and put it into form for the courts, submitted it, and we were done, but somehow my charges still reached over 6,000 when I was quoted 3,500 if we didn't need mediation. In addition I was giving access to a portal to communicate with them called CLIO, however they were very unresponsive and hard to contact there. My case closed July 16, 2024 and I am now waiting for a review before the remaining funds are returned to me. I was told that Felicia has 30 days to review the file before returning the retainer. However I spoke with them today (Sep 19, 2024) over 2 months after my case has closed and was told that she has now been tasked with doing the review but she hasn't got to it and doesn't have a date on when she can because she is busy. I am a entrepreneur myself and run multiple companies, which is why I feel that this is a completely unacceptable way to deal with a client. I don't usually write bad reviews but I do feel like people should be aware of my experience, and hopefully save them some of the trouble I've dealt with.

Also, he requested all my motions be sealed/expunged but didn’t go the application process. Like every one else nor did he pay the filing fee. I wish I could give this place 0 stars. As attorneys they are not looking for your well being but rather only their financial gain. I went to Mr. Suarez for advice regarding filing a BK. Since they don't handle Chapter 13 cases he didn't tell me that my best option to keep my house was a Chapter 13. I gave him a $750 deposit and when I did my research online and learned that my best option was a chapter 13 they told me they couldn't do it. At that point I politely asked for a refund of my deposit and they simply stated that I was screwed as I had signed an agreement to do a chapter 7. Do not give this people your hard earned money as they are not looking out for your best interest. I've resigned myself to the fact that I lost my money to these people as Mr. Suarez wont even talk to me and just uses his employees to shield himself from being a human being and doing the right thing.

It would take pages to list all the faux pas and issues my wife and I have with this very personable but lazy uncaring, poor excuse for an Attorney. Wasted years of our life, now we have to get a real Attorney in this space. Go name brand is the lesson here. His staff even laughs at you, you have to collect all the evidence yourself a year after you've been lied to and told you we'll get it handled. Lied to so many times about what was done or allegedly in progress. Once we finally got to him writing a demand letter...we waited a month to read it ( unfiled, thank GOD). Then we got a copy and it left out 90 percent of the points a second grader would have known to include in it. Then it sat another month on HIS desk...when we called, to ask if they had heard from State Farm ( he laughs and says...hold on let me look ...oops...I got so busy it's still on my deks. ) Love NASCAR apparently more than serving clients. He did get us a second opinion, but he didn't even remember later who the doctor was that HE had sent us to. Referred to our doctors by the wrong names, titles. fields of expertise. If you have an injury that will leave you with a lifelong issue..DON'T EVEN THINK ABOUT THIS POOR EXCUSE OF AN ATTORNEY. Can you imagine a personal injury Attorney not wanting to go for more than a 100 K...and content to settle for 7500.00 knowing that it would leave you with thousands and thousands of dollars of unpaid medical bills, and nothing towards a life of needing a pain killer and a glass of wine to get to sleep from the pain?. Charles Parker forced her to say...she was 100 percent cured before he would even file the Demand Letter. Can you imagine that.....Would have had done that if her legs had been cut off from the car accident. Well we can't file until you can walk. He actually thinks we are thinking over for the last couple weeks...settling for 7500.00. If he wants a dime from the new attorney we will let the B.A.R. know the fullness of his negligence. We want justice, is that too much to ask for from one's Attorney. Several attorney friends we should have gone to could not believe the LONG list of truly unconscionable oversights, negligence would be an understatement.

Has won multiple cases for our family and friends and got just as much money as other attorneys would promise. He is like an extended family member, very down to earth! Thank you Mr. Parker!!

I HIGHLY RECOMMEND MR. LEKLEM!! I have been fighting a case for over 13 years. During the 13 years, I hired two attorneys to take the case because I knew something wasn't adding up. It was a waste of money. Speaking with Mr. Leklem, I knew immediately I have found an excellent attorney who cares about the case. He cares about my case, but most of all, he wants to ensure that I understand the process. Out of all the attorneys, I knew Mr. Leklem had my back and would do his best. His law knowledge is superb, which is why I am at ease for the first time in 13 years. The little information that I discovered on Google, I knew that I was taking by Plaintiff, but the law isn't my thing. I didn't have to say anything to Mr. Leklem; he begins to say something that I knew was correct concerning the Florida Statues. As soon as he begins to speak, I hired him on the spot. He is not afraid to challenge the opposing attorneys, and that's what I needed. For the first time in 13 years, I have hope, and I have Mr. Leklem to thank for that. Just from my experience, if you have an attorney that gives you a lot of excuses, give Mr. Leklem a chance to put your mind at ease. He is honest and will tell you the bad or the good. I will forever be grateful to him. He cares about his clients, and he listens. Not just listen, he actively listens and doesn't make you feel less by the questions you asked.

Attorney Daren Dorminy posted my home address on google. In retaliation for filing truthful motions against him in my civil case. For fraud and misrepresentation of material facts in my case. That I can prove with concrete evidence. The judge ordered my motion sealed/expunged on May 5, 2024. Mr. Dorminy’s posted the sealed motion on goggle the same day. Also, he requested all my motions be sealed/expunged but didn’t go the application process. Like every one else nor did he pay the filing fee. So the citizens of Orange County paid for filing fees for a Florida Bar attorney with the ability to pay.

Well I love how Mike in above review said about her being professional with her customers. What a ton of lies. Wrong and Very Wrong! I have "pleasure" speaking with her as a client. I was outraged, angry and fact is I fired her and got proof of it. She talked disrespectfully. There was no politeness or sympathy from her. I can't believe how she's managed so far but probably it's because of who she is. Ruthless attorney looking for bigger piece to bid! Client Health or Personal life does not Matter at all. I describe one episode with her from many - the opposite side wanted discovery questions answered in certain period of time. Karen waited till no time left and then ordered me to answer these questions in writing/not typed. This was absolutely inconsiderate since English my third language and it's impossible for me alone. She wouldn't offer any help or invite me to office and answer them together. She's a horrible person who thinks people are working for her not other way around! Do Not Hire her! She cost me my case....

My preconceived beliefs that all lawyers are all pompous and truly don't care about their clients were dispelled through my experience with Karen. Karen is very professional, courteous , and proved to be a strong advocate for me and my case. I attest that without Jennyfer, I would not have gotten the successful results I am receiving now. To paraphrase, Karen clearly provided representation with my best interests as the main priority, not her personal agenda but mine. I exhort others to have the same positive lawyer/ client relationship that I was able to enjoy without hassles, judgements or attitudes . I am thankful for her representation. They Work VERY WELL Together.

I used Serena Kurtz for two incidents regarding my rental properties and she was very incompetent! She didn't show up for my hearing's for both issues and now I have two judgements against me for a total of $5350 due to Ms. Kurtz not doing her job and not communicating to me what was going on! I was absolutely shocked when I received papers that were served to me regarding these incidents as Serena told me "the papers were never filed with the court"! Four months later I was served papers with the two judgements against me! Now I have to pay for these two judgements because Ms Kurtz didn't do her job and didn't communicate the status of these complaints. Look elsewhere for a real state attorney!

Attorney Kurtz created a complete plan for our estate. She was very thorough and thoughtful throughout the entire process. She worked out all the contingencies and filed the paper work with a local bank. Planning our estate was made much easier by the knowledge and experience shown by Ms. Kurtz.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
