I have known Greg for over 20 years and have used him for legal advice in my business and personal affairs. I have delt with a few lawyers in my time but Greg is the keeper. I do not know of another attorney who is as honest. He is very kind and gentle but firm when he needs to be. He is very honest and very fair in his dealings with others.

My both cases are nearing to Fact Discovery deadlines and I am getting anxious. This time, I need to be very careful in choosing the right lawyer because he is going to be the last, after my 2 previous lawyers. I spent reading reviews and profiles everyday. I can't even count how many lawyers I have talked to. Seem like, I almost called all of the Salt Lake Firms. So, I narrowed my searched and checked Provo areas. Until, I came across to Mr. Gregory Hadley's profile. I love what I read about his experience. Although, I am only seeing one review from a co-worker. But it did not stop me. He said, I have a very difficult case. But "thank, God", he accepted me as a new client. While working with Mr. Hadley, he amazed me everyday. He goes above and beyond to work with me and to the opposing party, update me every details of my case. He is very responsive and quick in getting back on my emails, texts, calls. He ease my worries. He truly cares for his clients. I wished I have found him earlier. Best decision I made to keep finding the right advocacy. I can't thank him ENOUGH! I would highly recommend him to anyone.

I appreciated all the work Mr. Slaugh went through to see my case through. We hit many road blocks along the way but the end result was what I was looking for. He always answered any questions that I had in a professional way. Thank you for not giving up on me or my case. I would not hesitate to recommend your firm to anyone in need of a sound lawyer.

Jeff has represented me many times. Each time he has given precise attention to detail. He is a master litigator, very well organized, professional and courteous in court. But don’t let that fool you, he is a bulldog and will get positive results. Whether you need a good letter or full representation, he is your attorney.

Scott Help me through a very rough patch in my life. I needed to work through a marriage fraught with trials and challenges. He did not encourage me to hurry and get a divorce, rather he encouraged me to do several things to save the marriage. I followed his advice and in the end he did help me with the divorce process, but by the time we did that, I was well prepared for the end. I knew that everything possible had been tried, and having tried many, many solutions gave me insight into the situation that I otherwise would never have known. My ex-wife was married to me but she was in love with someone else. Had we filed for divorce right away, I would have ended up in a much worse situation. Having waited until the more complete story came out put me in a great position to keep the children with full custody. I get to stay in the family home and the money I earned goes to support the family not to support someone who is untrustworthy. During the time I was trying to put things back together, I found out about secret banking accounts, real estate, and other possessions that were part of her life but not mine. Scott helped me understand why she pushed so hard for some things (mostly financial.) She pushed hard for all of the things we owned together to be put into a family trust which for some reason didn't include me. She said that because we were married in reality I was a member of the trust. She wanted access to my bank account, but refused to allow me to even go into her bank with her. When it came time for the financial statements to be filed, I had the information needed to confront her about the assets that she had and had not declared. Due to the lack of her disclosure it was clear that she was not telling the truth and therefore had no credibility with the judge. The judge looked much more favorably at the arguments we presented even though the truth of my position was not always pretty, it was the truth. I had given Scott all of the ugly details of the marriage, so there were no surprises for him during negotiations or when we got to court.

My company was contacted by a private equity firm who made an unsolicited, written offer for our company. It was a fair price, offered at a time my partner was looking to retire. Our business lawyer recommended Brent Hawkins to represent us through the acquisition. Brent was very expert and insightful and helped negotiate a better agreement and price than had been initially proposed. We’re satisfied nothing was left undone and that we were well represented.

I hired Mr Gregersen to help me with a bankruptcy. From the first contact from his office, through to my case in court today, he and his staff have not only been professional but also caring and thoughtful. I never got communication that was snarky or short; it was always informative and friendly. They walked me through every step, even including a short role-play right before court to make sure I wasn’t too nervous to function. They spent as much time with me as was necessary and I never felt rushed or abandoned as we went through the process.

This attorney assisted me regarding questions on statutes of limitations for small claims landlord matters. There was no Utah Code per se regarding limitations of actions. Thus, I learned I had more time to file the claim as Shane explained things to me and listened and responded attentively with a phone call out of the blue.

James Dunkelberger was my litigator on a suit I filed against an errant Uncle who was trustee of my Grandpa's estate. Said Uncle ran to the "No. 1" law firm in the state to defend our suit. When that "didn't work" Uncle ran to the "No. 2" law firm in the State. Hilarity ensued! It was a 15 month fight into which both James and I each put a lot of time but in the end the beneficiaries on my side got 87% of what their full inheritance would have been and that's a lot better than some on Errant Uncle's side ended up with. My brief take away is that I would never hire one of those "Big Firms." What you need is a good facts and a great lawyer who is honest, smart, clever and professional (did I say smart?). It was a long slog but we had good facts and James is a great lawyer and all of those things above. He was instrumental to our favorable outcome.

Scott Crook is hands down the best attorney when it comes to Utah employment law, non-competition agreements, litigation, and business law in general. I’ve worked with several attorneys over the years and Scott has been the only one I’ve been truly impressed with. Scott worked with me on my case for approximately 7 months, as such, I’ve had the opportunity to interact with him on a regular basis. He is timely in his responses, thoughtful in his execution, and a true ally you want on your side. Scott never made me feel like I was asking a “dumb question”, and he always sought to ensure I understood every facet of my case throughout the entire process. I was so impressed with his services on my particular case that I will be using his firm for some of my companies’ other legal needs. I can’t recommend Scott or his practice enough. Experienced, dependable and level-headed. If you’re looking for an attorney who cares about his clients and their pursuits: Scott is your guy.

I worked with Jared over a series months and was extremely impressed by his combination of legal acumen and expertise as well as real world savvy. He took over a case from a previous attorney who had created a significant mess quagmire for him to unpack, organize and then turn around. Apart from bringing my case to a rapid resolution, he did so at a very reasonable cost and with the utmost efficiency. I would not hesitate to work with Jared again and feel lucky to have had him on my team on a very difficult case. If there was a 10 of 5 stars option on this website I would offer it to him.

I give Clark Fetzer my highest recommendation. We retained Clark Fetter as counsel in an incredibly complex construction law matter in Utah involving a sub-contractor's failure to perform, and our relationship as General Contractor with a major retail client. I can say without equivocation, Clark is a pre-eminant attorney in his field. His integrity, skill, and effort are unsurpassed as he applied his many years of experience and excellent judgment to provide cost-effective legal solutions for our problem. Clark gets my highest recommendation.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
