We asked Shulman Rogers to set up an LLC for us. We got a pre-estimate, it was reasonable at $2000, so we paid the $2k retainer and contracted with them to do the work. During a meeting, we asked a question about placing a piece of property we owned in Washington, DC as a Sole Proprietorship into the LLC. Our Shulman attorney team researched it, then told us "Don't do it, it will cost you so much more money at approximately $7,500." We took their advice and left the property out of the LLC. Imagine our surprise when we received the final bill from Shulman and it was several thousand dollars more than the "it will cost you so much more path" we didn't take! It totaled almost $10,000. Shulman had even added several hours for a Senior Partner at an outrageous rate ($724/hour), who had not worked on our case. We were able to get those hours removed, but all in all it was a losing venture for us. This reminded us of the old adage "a wolf in sheep's clothing." We will NEVER DO BUSINESS with this firm again and we recommend you go elsewhere when you need an attorney.

Erin is reliable, honest, and operates with integrity. I recommend her to anyone who is looking for representation with commercial and real estate issues. She helped me personally with reviewing and making necessary amendments to contracts. She always takes the time to answer any questions and provides me with all the options available. When I ran into some issues with clients not paying out of state, she was also quickly able to recommend the right people to aid me with my problems. I’m delighted to have been referred to Erin August. Erin has a wealth of knowledge and is the best!

Kyle Witherspoon has a brilliant legal mind. But what makes him such an excellent attorney is his ability to vigorously represent his clients with a compassion and humanity that many other lawyers lack. In every instance where I have brought a legal matter to Kyle, he’s done exactly that while achieving great results. As a fellow attorney, I have no hesitation recommending Kyle to anyone looking for legal representation.

They were always very professional and I would definitely use them again. You will be in good hands if you use Kyle and Katelyn.

This one star review is for PGAL, Sam Sorensen. Overcharged for rediculous items, and added no value. Minimal effort to collect a check, and poor judgement. In the end, God knows. Thank heavens for Anna Trupp, our custody evaluator. She came through for us in the end. Think about a custody evaluator over a PGAL, is my recommendation. Especially if you have parents on the other side involved in various versions of substance abuse. It’s not just clients that feel this way, it’s attorneys in the industry that see his lack of effort, as well.

Today Ronald Barba and Kristie Leff presented a Boot Camp for HOA Board Members. The information given was detailed without being overwhelming and essential for staying compliant with state statutes. Questions were entertained without judgment. Refreshments, a swag bag and a touch of humor went a long way to making the 4 house session, not only helpful, but also enjoyable. I hope BAB will provide the same session again and perhaps others of a more specific nature. Thank you!

I hired Thomas Nale as my Divorce Attorney, and he completely blotched my Divorce Agreement when drafting the final agreement that I signed because I trusted that it was done to reflect the agreements made at the final hearing and during our mediations. Attorney Nale left out so many important details that I as a client wouldn't know to look for, especially when discussed just days before, I assumed everything to be accurate and complete!!! Unfortunately this wasn't the case and I trusted him as my Attorney so I signed it!! I didn't know that I would have to bring a calculator with me to figure out square feet in property measurements before signing!!! Now I've lost many acres of property to my ex-husband thanks to Attorney Nales negligence and errors!! Attorney Nale was hired by ME, to represent ME, and now I've LOST SO MUCH because of him, and my ex-husband has gained so much more than what we agreed upon!! Thanks to Attorney Nale, my ex-husband now owns the majority of my deceased parents property for which my dad's ashes are on!!! Hiring Attorney Nale has been the biggest mistake in my entire life and his negligence will affect the rest of my life!! He refused to fix HIS mistakes because my retainer ran out!! So I paid thousands of dollars for an attorney to ruin my life!!! I also am filing a complaint to the OVERSEERS OF THE BAR due to some unethical statements that he has made and some rules that he has broken in order for me to be able to hire him. DO NOT TRUST THIS MAN. If anyone wants any further details of what he did, and neglected to do, just comment, I'll be happy to share and details. I want the public to be aware!! BTW...Attorney Nale attended my final divorce hearing while driving in his car and his cell signal kept going in and out!! Just one more detail I thought would be important to mention.

Jim and Ethan did an excellent job of resolving my auto accident case. I was referred by someone that was familiar with the quality of work that they do. I was rear ended in a car accident and ended up needing rehab on my neck, shoulders, and back to get back to as normal as possible. My PIP was used up quickly, and in the end, Young Law saw to it that all extra bills were negotiated, paid off, and my settlement would cover continuous treatments that will be needed. Highly recommended!!!

Kristina Wulber is without a doubt one of the finest attorneys in Alamance County. As a long-time resident, I have had the pleasure of interacting with Kristina on several occasions, both professionally and personally. She consistently delivers top-notch legal representation with tremendous compassion. With more than 15 years of experience practicing law, Kristina is exceptionally skilled in many areas. What truly sets her apart, however, is her unique ability to form a deep personal connection with each and every client. She fiercely advocates on their behalf while treating them with the utmost empathy, patience, and care. In addition to her exemplary legal work, Kristina is deeply committed to bettering the local community. She volunteers with charitable organizations throughout Graham and the surrounding area. She clearly views her role as far more than legal representation - she aims to empower and support clients through both challenging and joyous times in their lives. Whether you require assistance with a major case or a simple legal matter, I have no doubt that Kristina Wulber will surpass expectations while making you feel like family. Her combination of top-tier legal skills, compassion for others, and dedication to our community makes her stand out as one of the best attorneys around. I give Kristina my highest recommendation and five stars without reservation.

I was required to use this law office through a relocation agreement. I would not recommend this office, if you have the choice. There were multiple instances where information provided was incomplete and required quite a bit of back and forth. With a tight timeline for purchase as an out of state buyer, this back and forth resulted in wasted time and additional stressors.

In early Jan 2023 I was scammed for a large sum of money. I filed a police report with the Brevard County Sheriff’s Office (BCSO). The report was forwarded to the BCSO Economic Crimes Task Force for investigation. The sheriff’s office located the money and initiated legal steps to seize the money. The BCSO sent me a letter stating they had seized the money and it may be eligible to be returned to me by filing a sworn petition IAW FL Statute 812.061 with the judge supporting Brevard County. I attempted to contact the Brevard Clerk of Courts to get information on filing a petition. They did not help at all and would not reply to my emails. At this point I decided I needed an attorney. My daughter recommended Attorney Nicholas A, Vidoni. I met with him and we discussed my case. He agreed to help me. He drafted a petition to present to the court and included words stating the scammers exploited me as a vulnerable adult. This would allow me to collect my attorney’s fees, court costs and such other relief as the court deems just and proper. The judge agreed. At this point Nick had to negotiate with BCSO to have my attorney’s fees, court costs and such other relief as the court deems just and proper awarded to me. Through Nick’s tenacity and knowledge of the law he recovered my money and the costs incurred by him. My lack of knowledge of the legal system was overcome by Attorney Vidoni and his knowledge of the law. He kept me informed of what was happening from the time I hired him to actually receiving my money back. I will use his services in the future for any legal help I require.

After he got his retainer he did nothing. No document production, no motion to get documents from prior counsel. Seven months. He told me nothing. He even tried settling my case without my knowledge. I know because I saw his email from another counsel. He must have made a deal with the other side without my knowledge because he harmed me terribly in my case.

Doug has worked on my case tirelessly for over a year. His knowledge of the law and consideration of an exceedingly delicate situation has been extraordinary. He has both been incredibly professional and personable. I would recommend Doug to anyone who is in need of someone that is both caring and requires an attorney who is well-versed in the nuances of the law. In my case, Doug was able to change a seemingly impossible situation - an "onion that needed to be peeled layer by layer" as he put it. He is very thoughtful of the fact that my ex is extremely abusive and helped prepare me for what abusers typically make their next steps. In doing so, I have been better able to care for my children in devastating circumstances. He also has helped me better understand the legal process and what is typical vs atypical in the court room. Having that background, the legal jargon and proceedings were easier to comprehend in what has previously been very overwhelming. While my case is not finished yet, I expect Doug to keep fighting with the veracity and intelligence that he has exhibited thus far and will post again at the conclusion of my case! I think the best I can say so far is thank you for everything Doug!

I had an attorney and was not happy with her services. I consulted several lawyers, all of whom wanted my case for a significant retainer. I consulted with Mr. Barics who reviewed my case, and said that my current counsel was properly representing me. He explained in detail what should be done and what to do if the judge didn't do what she was supposed to do. I was ready to change lawyers, and Mr. Barics was high on the list. However, his honesty in telling me to stay with my current counsel and declining to accept a large retainer is worthy of mention. I stayed with my existing attorney, and the case proceeded nearly exactly how Mr. Barics predicted it would. I did not retain Mr. Barics then, but I am impressed he would decline a client when he felt the client was properly represented with current counsel. My former attorney has since retired and if I need new counsel Mr. Barics would be my first choice.

When I finally got around to the task, I found Ms. Davis and her team to be knowledgeable, efficient and patient. they made the information understandable and the overall process very easy, despite the COVID-19 crisis. Ms. Davis explained the pros and cons of my options, she answered all my questions and made recommendations based on my unique circumstances. I am very satisfied with the final outcome, and impressed with her practice in general. Ms. Davis’ assistant, Dax, is very efficient and processed all of the information in a timely manner. I was curious to see if I had any charges on my record as drinking and parties were the essence of my college years. It's still on my record, a misdemeanor, for a charge that was initially given to me by the police. However, as a 20 yr old, I was worried about my future. However, 13 yrs later, Im still uneasy of with this predatory lawyer. I thought that I was getting value as he was apart of a highly reviewed legal practice at the time. I could not have been more wrong. He used scare tatic of him stating of the seriousness of my case and that retaining him would produce the best possible outcome. He was very knowledgeable of the proceedings police take, however in the end, I know without a shadow of a doubt it was an easy money grab for him. I still remember to this day. First, I need to retain him for $7500, then pay for a couple of motions to where he told me to plead guilty for the misdemeanor charges that was initially charged. This would be fine if there were any new damaging evidence. However, there wasn't. I was just scared to retain a predatory lawyer for 7500, and paid an additional 2500 for a preliminary hearing and one motion. Please, I implore that you consult multiple attorneys before picking one that could be as predatory as this one. Attorneys name, Mark A. Friese..

Without hesitation I give my highest recommendation to Bruce Jacobs, my attorney since December 2014. I had researched and spoken with many other attorneys in my search for help in my foreclosure case. Then I heard Bruce Jacobs speak on his weekly radio show “Debt Warriors” every Wednesday at 5pm on 880 AM. I was VERY highly impressed on his knowledge and absolute mastery of the subject matter regarding foreclosures and the crooked banks. No one better than Jacobs understands how the crooked banks operate in foreclosure cases. For example, earlier this year 2016 Jacobs won a HUGE landmark Ruling here in Miami from judge Beatrice Butchko that has resonated all over the US (Case No.: 12-388811 CA 01) , HSBC v. Buset. This landmark Ruling sets precedent for foreclosure cases especially here in Florida. If you are desperate and fear losing your home in foreclosure to the crooked banks, Bruce Jacobs will fight hard for you as he is doing for me and for all of his clients. For example, after a careful review of my case, Jacobs filed a Counterclaim alleging the following main causes of action: 1. Civil Conspiracy to commit Fraud, 2. Violations of the RICO Act, 3. Mail Fraud and Wire Fraud, 4. Perjury, 5. Others... This Counterclaim was filed March 19, 2015 and as of today (August 1, 2016) the bank (Bank of America) has not yet responded… Jacobs is like a bulldog, a Jedi warrior that doesn’t give up…The banks know who he is… they fear him. If you have read this, I know you are hurting right now searching for someone to help you save your home and find justice against the corrupt banks. Bruce Jacobs will give you your best shot. No one has asked me to write this. I am being totally sincere in what I say. God Bless. AURELIO.

I recently had my loan modified on my home and a balance reduction. I have been working with the team at Jacobs Keeley for years now. They have kept me and my family in my home and battled the banks for years. Well we finally won. We received an outstanding modification and balance reduction on my house. I could not be more pleased with the way my case was handled from the attorneys on the case to the team of excellent paralegals in the office. They FOUGHT for my rights. They would not give up and they got the end results my husband and I were looking for. If you want a paper pusher hire another firm. If you was a fighters who are dedicated and passionate about the cause hire this firm.

I have been trying to keep my home for nearly four years. I have paid thousands for legal "expertise" NEEDING representation like a trauma victim needs a surgeon. I am not an attorney. But I do know how to read . Two weeks ago, I happened to review my court docket. My case had been set for TRIAL. The attorney I had hired and already paid $$$$ monthly was clueless. I was just another case to him. I was dangerously close to trial without an attorney I had faith in. I interviewed 3 more attorneys. Not impressed. I thought of a different approach. I personally went to observe foreclosure trials scheduled before a random judge. Random attorneys. Very depressing watching failure in motion with so much at stake for the clients they represented. I do not claim to have an informed legal basis for my judgement. I do not know the "standard of care" for lawyers. I can recognize glaring lack of preparation, legal knowledge with no evidence of "zealous advocacy" for clients rights. Then I saw an attorney who actually clearly articulated his clients rights and facts of his defense. His partner was just as sharp. The bank's attorney was no match. These guys WON the case. I stayed longer. He had another case. The bank wanted to postpone the case. Judge said " NO. Trial NOW ". If I could read minds, I would of heard "Bring it on ". They again prevailed. Case dismissed. Two families didn't loose their homes that day. I followed him and his team out of the courthouse. The lawyer was Bruce Jacobs. His partner Court Keeley. Two days later, I went for the free consultation. I met with the firms FOUR attorneys who ravenously examined my mortgage /documents looking for merits for my defense. They spent FOUR hours with me. Thank you Bruce, Court, Monica and Abby. Mr. Jacobs and his team took over my case two days before my foreclosure trial. They went ready to go to trial. I could have lost my home that day. I did not. My case is not over. But this isn't just a case. It is my home, my children's home , my families financial security. I believe Mr Jacob's and his team get it. I am impressed with FOUR LAWYERS . Someone has contacted me almost every day. At night. Over the weekend. It's personal and they are fighting for my family. I am beginning to exhale.

I took me two years to be able to review Mr. Goldberg and his partner David Waterbury. Mr. Goldberg handled my car accident case. Mr. Goldberg denied to fight my case in court becase I was a hispanic woman with an accent. He personally told me that the court was prejudice to minorities. He has a nice personality but he doesn't know his job and he really don't care to fight for his clients. He just want to get paid. That's all he care for. There are plenty of others lawyers in NY. Good lawyers. I wouldn't never recommend Michael Goldberg and David Waterbury. Michael Goldberg worse lawyer in NY.

I faced a difficult situation with tenants who refused to leave after legal notices were sent. After months of working to resolve the situation, it was apparent legal assistance was required to evict. This attorney was initially recommended by the Oregon State Bar. He worked with compassion for the tenants as requested, and excellent knowledge of the laws and procedures required. As a result, the case was resolved timely. Questions were answered with patience. Billing was clear, and was reasonable cost compared to others. No hidden charges or surprises. Highly recommend.

I contacted eight lawyers and firms looking to get advice. Lewis Farmer was the only one to respond and his advice turned out to be accurate for what eventually happened with the company I was getting no communication from. Thank you.

I hired David for 2 terms in different occasion and I never had a problem. He made it easy for me not like other Lawyers that kept asking you to comeback until they drain your bank account. David listened to my case carefully and just had a court one time and all is done. I was happy to his excellent service in my case. I will always recommend him with all my respect.

Mr. Robold and his team made a very difficult time in my life easier. They listened to my concerns, thoroughly explained the laws and court procedures involved in child custody divorces/cases, and helped me to feel as comfortable as possible through the process. He, or a member of his team, were quick to respond to concerns, fears or questions that came up during my case. I would highly recommend him and should I ever need a family law attorney again, I know exactly who to call.

What a Foreclosure Lawyer Can Do for You

A foreclosure lawyer specializes in helping homeowners navigate the legal complexities of foreclosure, working to protect their rights and potentially save their homes. Foreclosure lawyers assist homeowners facing foreclosure by negotiating with lenders, filing legal defenses, and representing them in court. They also help with loan modifications, short sales, and other alternatives to foreclosure. Whether you’re behind on mortgage payments or already in foreclosure proceedings, a lawyer can help you explore your legal options and work toward a solution.

If you’re at risk of losing your home, a foreclosure lawyer can provide guidance on how to stop or delay the foreclosure process and protect your financial future.

When Should I Hire a Foreclosure Lawyer?

You should consider hiring a foreclosure lawyer in several situations where you are facing financial difficulties with your mortgage. Common reasons to hire a lawyer include:

  • Facing foreclosure proceedings: If your lender has initiated foreclosure proceedings, a lawyer can help you file a legal defense and explore options for stopping or delaying the process.
  • Loan modification: If you want to modify the terms of your mortgage to make payments more manageable, a lawyer can help you negotiate with your lender and ensure that the modification complies with legal standards.
  • Challenging the foreclosure: If you believe your lender has violated foreclosure laws or the terms of your mortgage agreement, a lawyer can help you challenge the foreclosure in court.
  • Stopping a foreclosure sale: If your home is about to be sold at a foreclosure auction, a lawyer may be able to file for a temporary restraining order or injunction to halt the sale.
  • Short sale or deed in lieu of foreclosure: If you cannot afford to keep your home but want to avoid foreclosure, a lawyer can assist with arranging a short sale or a deed in lieu of foreclosure, where you voluntarily transfer ownership of the home to the lender to avoid foreclosure.
  • Filing for bankruptcy: If you’re unable to manage your mortgage debt and other financial obligations, a lawyer can advise whether filing for bankruptcy might stop foreclosure and help you restructure your debts.

Hiring a lawyer as soon as possible - especially when foreclosure is imminent - can provide you with more legal options to save your home or limit financial damages.

What Does a Foreclosure Lawyer Do?

A foreclosure lawyer provides a variety of legal services to homeowners facing foreclosure, working to protect their rights and help them avoid losing their homes. Their responsibilities often include:

  • Negotiating with lenders: A lawyer can negotiate with your lender to modify your mortgage or create a repayment plan, helping you avoid foreclosure by securing more favorable terms.
  • Filing a legal defense: If your lender is improperly foreclosing or has made errors in the foreclosure process, a lawyer can file a legal defense, challenging the foreclosure in court. Defenses may include violations of foreclosure laws, predatory lending practices, or failure to follow the terms of the mortgage.
  • Representing you in court: A lawyer can represent you in foreclosure proceedings, whether you are defending against the foreclosure, seeking more time to negotiate with the lender, or filing for bankruptcy.
  • Stopping or delaying foreclosure sales: If your home is scheduled for a foreclosure auction, a lawyer can help file a motion to stop or delay the sale, giving you time to explore other options.
  • Advising on bankruptcy: A foreclosure lawyer can assess whether filing for Chapter 7 or Chapter 13 bankruptcy would be beneficial, as bankruptcy can temporarily stop foreclosure and give you time to reorganize your finances.
  • Arranging short sales or deeds in lieu of foreclosure: A lawyer can help facilitate a short sale (selling the property for less than the mortgage balance) or a deed in lieu of foreclosure (transferring the property to the lender), which may allow you to avoid the foreclosure process.

How Are Foreclosure Lawyers Paid?

Foreclosure lawyers typically charge for their services based on the complexity of the case and the legal work involved. Common payment structures include:

  • Hourly rate: Many foreclosure lawyers charge by the hour, with rates typically ranging from $150 to $500 or more, depending on the lawyer’s experience and location.
  • Flat fee: For specific legal services, such as negotiating a loan modification or filing a bankruptcy petition, some lawyers offer a flat fee. Flat fees can range from $1,500 to $5,000, depending on the scope of the work.
  • Retainer: In more complex foreclosure cases, especially those involving ongoing negotiations with lenders or court appearances, a lawyer may require a retainer. This is an upfront payment that is billed against as the lawyer works on your case.
  • Contingency fee (rare): In some rare cases, particularly when suing a lender for wrongful foreclosure, a lawyer may work on a contingency fee basis. This means they only get paid if they win the case or settle on your behalf.

It’s important to discuss fees and payment arrangements with your lawyer upfront, especially if you are facing financial difficulties.

How Much Does a Foreclosure Lawyer Cost?

The cost of hiring a foreclosure lawyer depends on the complexity of the case, the lawyer’s experience, and the amount of time required to resolve the issue. General cost estimates include:

  • Hourly rates: Foreclosure lawyers typically charge between $150 and $500 per hour. For example, a simple case with 10 hours of legal work at $300 per hour would cost $3,000.
  • Flat fees: For straightforward services such as filing for bankruptcy or negotiating a loan modification, flat fees typically range from $1,500 to $5,000, depending on the complexity of the work.
  • Retainers: In more complex or ongoing foreclosure cases, a lawyer may require a retainer ranging from $2,500 to $10,000, depending on the length of the case and the lawyer’s experience.

In addition to legal fees, you may also need to cover additional costs, such as court filing fees or expenses related to property appraisals.

Top Questions to Ask a Foreclosure Lawyer

Before hiring a foreclosure lawyer, it’s important to ask key questions to ensure they have the necessary experience and approach to help you. Key questions to ask include:

  1. What experience do you have with foreclosure cases?
Ensure the lawyer has experience handling foreclosure cases similar to yours and has successfully helped homeowners avoid foreclosure or negotiate better terms.
  2. How do you charge for your services?
Clarify whether the lawyer charges by the hour, a flat fee, or requires a retainer, and ask for a detailed estimate of the total cost of their services.
  3. What are my options for stopping foreclosure?
Ask the lawyer to explain the different legal strategies available for stopping or delaying foreclosure, such as loan modifications, filing a legal defense, or bankruptcy.
  4. What is the likelihood of success in my case?
Ask the lawyer for an honest assessment of your case and the chances of successfully avoiding or delaying foreclosure.
  5. How long will the process take?
Foreclosure cases can vary in duration, so ask the lawyer how long they expect the process to take and what factors might affect the timeline.
  6. Will I need to go to court?
Ask whether your case is likely to settle out of court or if a trial may be necessary. If a trial is possible, ask what steps the lawyer will take to prepare.
  7. What steps can I take to protect my home?
Ask the lawyer for advice on steps you can take to protect your home, such as making partial payments, negotiating with your lender, or exploring foreclosure alternatives.

How to Check the Credibility of a Foreclosure Lawyer

To ensure you are hiring a reputable foreclosure lawyer, take the following steps to verify their credentials and experience:

  • Check their bar status: Verify with your state bar association that the lawyer is licensed to practice law and has no disciplinary actions against them.
  • Look for foreclosure experience: Review the lawyer’s website or professional profile to ensure they specialize in foreclosure law and have successfully handled cases similar to yours.
  • Read client reviews and testimonials: Look for reviews on platforms like Avvo, Martindale-Hubbell, or Google to see what previous clients have said about their experience with the lawyer.
  • Ask for references: A reputable lawyer should be able to provide references from past clients who have worked with them on foreclosure matters.
  • Check for certifications or memberships: Look for lawyers who are members of organizations like the National Association of Consumer Advocates (NACA) or who have specialized certifications in real estate or foreclosure law.

What Should I Prepare for My First Consultation?

To get the most out of your first consultation with a foreclosure lawyer, it’s important to come prepared with relevant documents and information. Here’s what you should bring:

  • Mortgage documents: Bring a copy of your mortgage agreement, payment history, and any correspondence you’ve received from your lender, including foreclosure notices or demand letters.
  • Financial information: Provide information about your income, expenses, and debts, as this will help the lawyer assess your financial situation and determine the best legal strategy for your case.
  • Previous communications with your lender: If you’ve already tried to negotiate with your lender, bring any emails, letters, or records of phone calls that document these communications.
  • Court documents (if applicable): If foreclosure proceedings have already begun, bring any court documents related to the case.
  • Questions about your legal options: Prepare a list of questions about the foreclosure process, your options for avoiding foreclosure, and how the lawyer plans to help you.

By preparing thoroughly for your consultation, you can help the lawyer assess your situation more effectively and provide the best possible legal advice for protecting your home from foreclosure.
