Sadly this company is not aware that dry settlements are not allowed in Maryland. Not only were they not in receipt of the buyers substantial down payment when we closed they did not advise the seller of this. We found out in an email after closing that said, "please note, we are still waiting on the buyer’s funds to arrive. He did wire them around 11am; upon receipt of the wire, we can disburse all funds." They offered to close at what we thought was their office in Crofton, it was actually Gambrils and a Coldwell banker office that they didnt bother to mention. Needless to say I would not use them again.

Today my husband and I had the pleasure of closing with Mr. Richard Sterrn. Let me say that this company's process from the very beginning was smooth and informative. Our questions were always answered and phone calls and emails returned promptly. Upon finally meeting Richard in person "at the "table", his personality and professionalism were A1. NEVER have we been that at ease handing over that type of money and laughing about it but that's what happened. A painless process and we are more than satisified.

Nicole was very kind, responsive and helpful. Loved working with her.

Seller had to wait 3 days after closing for their funds from mid Atlantic. Dry settlements are illegal. sold my house on Friday May 19th and the buyer used Mid-Atlantic settlement services. After signing all the paperwork with Lee Snyder and closing was finished. Lee told me they did not have the funds and I would have to come back on Monday to receive my check. I confirm this with the lady in the office and she said “we have had the funds for hours and they’ve already cut your check. I don’t know what’s going on” none of this was told to me, until after all the paperwork was signed and the keys were already with the buyer. I asked for the keys back they would not give them to me. I did go back Monday and receive my check. I will never use them again. And if the person buying my next house decides to use them, I will reject the offer. I am also reporting this to the Better Business Bureau and greater Baltimore Board of realtors and commission. There are several things that happened during closing that are unethical and illegal and although the end result worked out fine, I should not have to be put through that. There is way too much real estate fraud out there

Working with Richard at Mid-Atlantic Settlement was very straight forward. As a new home owner, he was patient and answered all of our questions. He also communicated and explained things very well!

Kimberly Puller and her team were great with our closing. She was courteous, funny and extremely knowledgeable. She made it all go off without a hitch and we so appreciated it.

He maintained professionalism throughout the process and was a huge help in what was a very tricky and difficult title transfer and general buying process. Rich was supremely helpful and knowledgeable, and we are so thankful!

Teressa and Kim at this comapny are the absoltely incredible. They went above and beyond for me. They understood my timeline to close a loan was crazy, did not push back on my expectations and even pushed my lender to close too. They were professional, kind, efficient and just incredible at their jobs. I cannot thank them enough. I will be using Teressa and Kim in the future!

Richard is the ultimate settlement /title officer. He's the person I go to for advice and even hand holding throughout transactions. He knows his business and is always willing to go out of the way to help! He has looked over paperwork and advised me on potential issues for my clients even before putting their homes on the market or when buying a home. He knows how to explain the closing process and paperwork in layman's terms to the client to keep the process moving smoothly. He is in constant contact with me and the client throughout. He also has a great sense of humor which I certainly appreciate. With 32 years in this RE business I have dealt with many settlement people and Richard is one of the best.
