On August 24, 2023, Shea Johnson, escrow officer of Patten Title, contacted me to let me know that they were notified from an attorney of a third party that I had an outstanding balance with them and that Patten Title would not be releasing commissions to my firm on a closing that occurred that afternoon in Houston TX 77099. Title companies do not have a right to withhold commissions based on an outside third party’s claim. The owner stated that he did not want to be sued and he was fearful. Even after submitting supporting documentation. I am still unable to pay my agent from this transaction due to Patten Title’s actions. I strongly recommend that real estate professionals do not do business with this title company. I welcome contact regarding this feedback and complaint. I am preparing to seek damages if commissions not received by Friday, September 1, 2023. As of Wednesday, September 26, 2023, outside council has been hired. When I initially posted this review, Patten asked me to remove it. Not only that, the founder and owner, Ashley Patten told me that “you have played with the bull, and when I play with the bull, you get hurt”. I told him when my commissions have been returned I will remove it. He was angry and said it in a very retaliatory tone. He stated in his response that this a complex situation with Patten Title in the past has saw commission advance companies as “predatory”. As a matter of fact title companies are known to dismiss any demand letters from these companies due to their reputation within this industry. They make frivolous claims and in this matter I have on record in they have submitted contradicting dates and amounts due. Evidence was submitted to Patten and they are just reviewing all the facts since this was initially brought to their attention. The company does not care about the agents and brokers. We are the ones that keep them in business. Patten title is a risk and does not do its care and due diligence. I have since saw had buyers buy two house where initially Patten Title was to be the title company, but after telling my story, the listing agent agreed to switch to my preferred title company.

They were very helpful in my case and ensured i was well taken care of in the end.

Excellent title company I use them for all my real estate transactions. They work diligently to make sure everything is done on time. The team is very responsive and communicate clearly on what is needed for closing. There office is also very nice. I recommend you take your real estate business here.

So so, great office appearance, loved the location, and they have friendly staff. Sent my check ASAP, but there was some lag time on the paperwork that upset my client.

Very impressive office but not the service. I asked for the HUD statement at closing table but was not given one. As an agent i would definitely choose a different title company.
