Daniel Harnsberger and his team did a fantastic job and got me into a great home, even in this awful market. Daniel is upfront, honest, and closely communicated with me every step of the way. He knows what he is doing - every analysis he makes to prepare the offer is spot on. I made an offer based on his recommendations and it put the appraisal in my favor. He was able to secure things that I did not expect. Even though the agreement was as-is, he was able to negotiate with the sellers to make necessary repairs and to assist in closing costs. Daniel with the Susie Hall team at NextHome Advantage is great, and his colleague Chris did a great job working with me to find times that didn't conflict with work. Words cannot express how incredible Pat Hogan, with NextHome Advantage, is as a realtor and as a person. She sold me and my husband a home 2 years ago, and I reached out to her this past September to sell my rental home. She was very receptive and we met in person to look at my property soon after. She walked me through how the whole process would go, step by step, as I had never sold a home before. We had 60 showings and 6 offers within 5 days! We ran into so many issues while the sale was under contract (through no fault of Pat); whatever you can think of as a problem people face when selling a property, it probably happened to us. However, Pat went to bat for us every single day and fought so hard to close the deal. At one point, we were hanging on by such a thin thread and we thought we were going to have to cancel the contract and start all over, but she promised she would do everything in her power to keep it together for us. And SHE DID!!! Pat is truly in this business for her clients and not for herself. She is one in a million, and we could not have asked for anyone better. Not only did my husband and I have an amazing experience for what would normally be an extremely stressful process, but we gained a friend for life.

Pat Hogan, with NextHome Advantage, was great! My wife and I live in Nevada and was given her name by a friend. Trust and honesty were extremely important since we now live 2300 miles away. We have never met Pat in person but I sure hope to someday, We are so happy with her. She was very professional, courteous, and kind. She handled EVERYTHING!! After the inspection report, with a few things to get fixed, she was right on it. After a couple of emails and phone calls it was time to show. The home sold the 1st weekend, and soon after we were able to close on it. Pat, thank you so much, we appreciate you more than you could know, if someone needs what I would say is the best, most honest, kindest, patient realtor, probably anywhere…Pat is your best bet!

Received a call at 8:08AM from Daniel Harnsberger, asking me if I wanted to sell my home, I advised him that I was no longer interested in selling my personal property as the listing was taking down back in 6/2021, he asked what were my plans after moving, I advised that I was going to build my house but decided to take a different route and he asked so you aren’t building your house any longer, I said “No obviously not” (Since I advised that I was taking a different) route and he proceeded to say “Well it’s not obvious if I didn’t ask the question”. To say this company is calling home owners trying to possibly get them as a client, very rude and Unprofessional and wouldn’t want someone representing my company speaking to customers that way. Whomever is in charge of the cold calling for this company, might want to reevaluate Daniel Harnsberger and how he speaks to people.

I began my search for a home in summer of 2020, which ended up being a strong sellers market. I had full confidence in every offer we made, that we were not only making competitive offers, but also making offers that are still within the actual value of the home (and not way above appraisal!)! Yes, we had a few offers that didn’t work out, but in those situations I walked away knowing that both Pat and myself put our best foot forward and did all we possibly could. On the home I ended up purchasing, Pat provided advice on how to put forward the strongest offer possible, and it succeeded, even though the competing offer came in with a much higher purchase price! But Pat’s greatness doesn’t stop there. During the home inspection, Pat definitely went to battle for me. The sellers were being quite stubborn and she was able to get all parties satisfied. Finally, once in the home, Pat has a great decorative mindset to provide helpful tips and advice. She also had some great contractors to recommend who do amazing work at reasonable prices! Folks, your realtor search ends here. I highly recommend Pat and cannot say enough good things about her. Pick her this instant and you’ll be in the best hands possible! I cannot begin to explain how much of a pleasure it was to work with Next Home Advantage. We were so happy with Abigail at NextHome Advantage!! We were moving from another state and due to covid and a crazy market we were not able to travel and see homes in person.
