I hired this guy to help me with a small yet very important eviction and he failed (forgot) to turn in the response to the court which then lead them to give me 1 week to be out of m my house instead of the 4 months Michie said hed get me to find a place! Michie also found an error on the court papers my pervert land lord made (who happens to be on parole) that he said he was going to bring to the courts attention, my lanlord pretty much committed a crime by changing something on court documents and there was proof however when it came time to do all of this MICHIE did NOTHING he said he would do for me, what did i pay him for, so ya he refunded me my money (which proves he knew he was in the wrong) howver it didnt make any difference i still had one week to vacate my house with a 2 yr old baby & a disabled mother! Hes a horrible attorney if u want my opinion!

A family member recommended Doug Michie and we were not initially sure whether we wanted to use a lawyer. Doug fights for you and works hard following-up on your case. My husband and I felt like we finally had a voice and that there was someone sticking-up for us. Doug's hard work paid off and he won our case. We would use him again if needed and highly recommend working with him.

Update: they did not reply to me after two attempts of calling and not until after I emailed and said I will file a complaint with the state bar did they call me back. Ed kept saying he understands where I am coming from but yet will not provide a refund. I was very forthcoming with the information I provided about my situation. I spoke to Mark several times to do my due diligence in making sure this was a right step for me. He reassured me multiple times that I was able to file for bankruptcy and there wouldn’t be an issue. After having only 1 meeting that was 1 1/2 hours long with Ramona and giving them all the information that I gave from the beginning, I decided to pay the $1500.00 retainer fee. Everything seemed fine during the intake all the information was the same from my initial screening from this law firm. Well, after they were able to coerce me into signing and paying the $1500.00 retainer fee the information I provided all of the sudden was an issue and they told me they couldn’t file for 4 more months. So, I had to decide if I wanted to have collection agencies torment me for 4 months or cancel. From talking to Mark, in the beginning before signing, I asked if I decide not to go through with it am I able to be refunded. He said yes, depending on how much work was done. In my mind, all I did was a 1 1/2 hour session and should get some money refunded. That was not the case. I messaged Mark in regards to wanting a refund and he forwarded me to Ed in the billing department and Ed explained I will not be getting a refund since the amount of work was actually $2000 even though my case was abruptly put on hold for 4 months. It’s no wonder attorneys have the stereotypes of being liars, now I know why. I was told one thing and the opposite happened once they received their money. It’s very unfortunate, sad and dishonest. Most people going into bankruptcy probably don’t have $1500 to throw away. If I would have known the very very little time I spent with them would cost me $1500, I wouldn’t have tried with them. It was a frustrating experience.

I was rear ended in 2021 and needed an attorney. Grant Zehnder was recommended to me and I am so glad I made that call. The case was just recently settled. Grant and his office did a fantastic job over the past 3 years. He always took the time to explain everything and it was obvious he cared and was always looking out for my best interest. The entire staff was always helpful and ready to answer any questions I may have had. They were always compassionate and empathetic. Thank you so much for all you and your team did for me. Small retainer and a flat monthly legal fee. There's a reason for that. Litigation is a long process and majority of that process is your file just sitting there. Meanwhile Foondo's cashes your $1750+ monthly check. The attorneys will convince you to settle the case for pennies siting, "It's the best you'll get." After almost two years of paying a $5K retainer and Foondo's taking a $1750 monthly fee and his joke of an attorney telling me to settle my case for $15K, I took my case elsewhere - we went to trial and it resulted in a multi-million dollar judgment. Litigation is a horrible situation to find yourself in. An attorney that exploits that and profits off of it is the last thing you need.

Very disappointed overall. Everything was ok until after the hearing. A couple of weeks past and I reached out to Mr. Hedtke by phone on 08/06/2024 concerning the fact that I had not and still as of today 08/14/2024 have not received any documents from the court hearing. When I reached out to Mr. Hedtke his first response was that "Someone must be stealing my mail!!!???" How he jumped directly to that conclusion I frankly have no idea. When I informed him that due to the neighborhood mail box lock being broken we have been picking up our mail at the post office for over 3 weeks, his next line of reasoning was that I must have not been paying attention and threw it away by accident. He verified my correct address and then said, "I don't know what to tell you." When I asked if there was a number I could call at the courthouse, he seemed to me from his tone of voice to get upset and finally said his office could email me a copy of a paper they had. It's now been 08 days and I've received NOTHING. I texted him a reminder about it yesterday and the only response I received was a text asking me "Who is this?" When I responded with my name, I received no reply. Very, unprofessional and callous. I would not recommend. I can only assume his office offering a $30.00 gift card for leaving a 5 star rating helps tremendously to raise his ratings.

The situation was resolved and he even continued to follow up afterward. Mr Jarrell is experienced, articulate, thorough, respectful, and treated us with kindness. We strongly recommend Mr Jarrell!

I'm not one to write reviews but I felt I had to save someone the time and money. I'm a single mother and hired Mr Morris back in October 2023. When I called he immediately answered but told me he was at church and would get back to me. He did indeed got back to me. I told him I really needed help and I needed an aggressive attorney dealing with my Childs father for my child custody case. I decided to go with him because he seemed trustworthy and he was the only lawyer that allowed payments towards the retainer fee. I felt so relieved to have an attorney and someone to represent me. After my contracts were signed he was so difficult to get in touch with. He never asked me questions about my case and I never heard from anyone unless I called them. He has a call center answering once you become a client and he has 2 paralegals named Amy and Kristina. I always spoke to Kristina and she said I needed to relax and that my case was a simple case. Implying that it was going to be smooth and I had nothing to worry about. When they finally filed the paperwork for me to serve my daughters father I had to keep calling them in regards to that matter also. It was a week before my case and I still hadn't heard anything back from Kristina or Mr Morris.. Coming to find out she had a death in her family and Mr Morris was on vacation in Belize. Since he was gone my daughters fathers attorney managed to get the case moved to the Whittier courthouse when we filed in LA and had them served. So now I'm the recipient and he's the petitioner. He let this other Attorney walk all over him and call the shots. Btw The judge in Whittier was a nightmare. She has terrible reviews and is bias. But At this point my anxiety is through the roof because I can't get in touch with anyone, we don't have a case to present because they still haven't asked or guided me on anything to do. He didnt tell me to start documenting anything or pulling up text! Nothing. I had to have my mom call from her number because once you become a client they screen your calls. She pretended to be interested in hiring him and guess what! He called her back. After a month of not speaking to me at all. So he finally gave me an appointment to meet him at his office to go over my case. He never wrote down any notes of asked me what the other party could have against me. Nothing! Finally court, Mr Morris showed up 30 minutes late to court! He didn't register us, when we were in front of the judge he didn't know my case. The Judge asked him what was the status quo and he turned and asked me. I almost got contempt of court because he wasn't saying anything of substance out of his mouth that I told him. They judge kept asking him what was his point. He was talking circles. It was completely embarrassing. He had no fight in court! He didn't take notes at all in court either. You are better off representing yourself. After that horrible experience, I was so distraught. I fired him the next day. He still proceeded to tell the third party who I was going through to pay for him that he rendered all my services and I still owed him 4000 dollars. I will be suing him and reporting them to the bar. He's a money hungry lazy attorney that uses his faith as a front. He doesn't care about making sure you keep your family together.

I have hired Ben Levinson (Ben) for over twenty years. During that time, the cases he assisted with ranged from foreclosure issues, bankruptcy issues, real estate in many forms including eviction assistance, to concerns related to notes and loans. Scarcely a year has gone by when I have not had some issue or cause of litigation which required his assistance. His knowledge of the fields above has been quite exceptional. His sheer depth of experience has meant I not only felt comfortable with him in every way, but have recommended him to others, as well as regard him as the man "I go to" first of all. In addition, many of my colleagues in the real estate areas above also consider him the "go to man" nowadays. I doubt if there are many attorneys with his combination of experience and book knowledge combined. I have seen Ben in many different circumstances, and dealt with numerous other attorneys both as a client and adversary. Ben's years of business provides an extensive list of contacts which Ben readily offers to you if needed. This can be very useful where a case is remote from him and minimizes costs by using a local man. I can say he shows no restraint in minimizing exposure to other, cost-saving persons. Such experience also gives a client the inside information on the type of judges at hand, the best practical way to handle a case, and the strength of an opponent both in terms of the case, and his representation. This class of insight can only come from a long period in the field, and direct interaction with the actors in that field. Ben has both. As regards his knowledge of the business, I have seen first-hand his vast knowledge applied in what I know have been really exotic cases to my advantage. I have seen him run rings around other, lesser attorneys who literally lack his understanding and insight. I will add his recognition by the bench also does not harm the client where a judge has to choose between attorney BS and Levinson savoir-faire. With such observations, one would expect a fee that is high. I can state I have found Ben to be quite reasonable. I pay attorneys from $350 per hour to $1,500 per hour. Ben is in the reasonable portion of that range. Furthermore, since your payments as a client are the product of the hourly rate and number of hours, he has not to my knowledge ever added to the hours portion to enhance his bills - in fact quite the contrary. Ben has frequently undercharged for what I was expecting and also given free advice. I wish that were true of all attorneys! Ben has an office that is not large. As such, if your case is huge, an idea may be to have him lead the case, with one of the major "big-name" offices providing back-up. You will only save using this approach, I can guarantee that. I have used a similar approach on three occasions. In all interactions I have found Ben to be honest, forthright, and to the point. A valuable asset when the clock is ticking. He is accessible easily and answers his calls in a timely fashion. This may seem trite, but can be a major problem in getting cases started or questions answered. The contrast between Ben and other attorneys I am trying to deal with makes life so much more easy which is why I choose to deal with him when I can. In short, Ben is both a real professional, who knows his field, and does not inflate charges. A real find, at lease for me, in his world.

Thomas has my greatest respect. At the last minute, we had to sign documents we could not understand for a suit we thought had already been closed. He listened to our story and offered to meet and help us. He explained what we were signing and offered us amazing advice. His sincerity and kindness during a stressful time did not go unnoticed. He gave my husband and me plenty to think about, and because of Thomas' brutal honesty, we made a very empowering decision. Michael Alfred is an incompetent attorney. He was passive and un-knowledgeable. He made mistakes on our contract and he was never available, seemingly on vacation the last two weeks of every month. He would ask for money, disappear and do nothing. He was reactive to the other side of the case and never seemed to have a plan of his own. When we were being beaten on every aspect of the case he recommended a settlement that benefited the other side. He was late submitting interrogatories then blamed it on me when all he had to do was ask for an extension. Avoid this guy, you can do better.

A friend needed to consult with a lawyer about how to flee her abusive husband and i was blessed to be able to get her in touch with Joe La Costa after she'd gotten some potentially fatal advice from another lawyer. Instantly responsive, thorough, and so kind, Mr. La Costa answered all her questions and thought of many different aspects she'd need help with and gave her step by step advice. May very well have saved her life. Very generous and helpful, he gave her quite a bit of time and it was pro bono (no fee, voluntary) and on a weekend. Just wanted to help her. Wonderful, wonderful man, I can't say enough how wonderful.

Do not hire Joe La Costa or the person that works with him Carlos Paredes. They told us that they were going to stop the sale on the foreclosure. They promised we will be in the property for at least another year and then we will work on getting a loan modification at 1% rate for 40 years. He charges almost $2000 a month due on the first. It is the 20th of the previous month and he starts sending bills. He does not answer the phone normally unless is to collect the money. He did not stop the sale. Then after the property was sold, he said we could be there at least 6 months and since the property supposedly was not sold "legally", he will have the sale reversed. Well, these are all lies. Do not trust him or Carlos Paredes. He is also part of the scam. We had a court day because eviction proceeding started and he never told us. The second time we had a hearing is when he told us to be there, at that point is when I realized that he was a scam and extremely disorganized. The judge on various occasion told him to have some ethics. He has an extremely bad reputation with the judges. The attorney of the other party told me that they had another case in process with that Joe La Costa and his client also got a judgement against him. Now, I have a judgement for almost $12,500 and he charged me almost $8000. One time he told me he needed to file a motion asap, I had to go to the bank and deposit $330 2 days before court. In court, judge said there was nothing filed. I took the money out of the bank account so the check will bounce. He never said anything about it because he knew he got caught with his lie. He just wanted to collect more money. Now, 3 months after the foreclosure sale, the police came to evict us. We have our personal belongings in storage and living in a hotel. With the moving and hotel, we already spent almost more than $3000. Oh by the way, he is still sending bills via email. He never gave us heads up about having to leave the property. When you speak with him or Carlos, they always tell you not to worry about it, that is part of the process when it is not. There are just empty promises that are never delivered. Be careful with them. You will end up losing your house and costing you thousands of dollars.

I felt a little slimy with his tactics, but he got me the results I was seeking. Ge gets paid based on how long he can keep you in your home after a forclosure sale. Acts bumbling but the judges bend over for him because they feel he is incompetent and they don't want to see the client hurt.

I hired Robert Stratmore to help with my loan modification. He started off strong by making calls and keeping me updated but he was never able to get me any set dates or resolution to my case. I was desperate and needed help so I agreed to pay him upfront as he requested. I followed his every recommendation and when my house got foreclosed, he not only abandoned me but blamed me for the result. In the end, he was just another sleazy lawyer who took my money upfront and ran. I hope he gets his due justice soon. Three years later and I'm still cleaning up the mess from the same foreclosure. Yes, much of what happened was my fault by not doing my homework before I hired him. I just hope you don't make the same mistake I made.

Anthony Delas was such a horrible Attorney to deal with and here is why. Besides taking 2 years rather than 6 months to go through my bankruptcy process he always kept me in the dark of what was going on and what I should expect. He would always give me a days notice for meetings or important appointments which would get in trouble at work. His emails are very hard to understand and he would always have me resend attachments because he would "lose" them. I wouldn't recommend this attorney. He was such a headache to work with and made this process even more stressful. I honestly felt like he wasn't on my side. I was already very stressed and upset that I had to go bankrupt and he made the experience even worst.

Mr Dannemeyer was unhelpful, unprofessional, unresponsive to inquiries. He had no compassion whatsoever for my case. It was if he was hoping that I lost my case (which I did because he forgot to notify me of an important legal matter) I found him to be untrustworthy and unreliable. I feel bad for anyone who isn't wealthy and needs his help, he will ignore your calls. In my opinion, He is extremely unethical.

Used Mr. Dannemeyer a few years ago in a landlord-tenant dispute that went to trial. Mr. Dannemeyer had great trial presence, superb sense of humor, and a keen insight into the landlord's extremely dishonest tactics. We prevailed. A true professional.

Only writing this to help others avoid this pitfall! We had a contract. She strung us along for 6 weeks and then dropped us at the last minute. She did not complete even one item on our contract. She lied, she continued lying--she provided NOTHING that she promised. She left a disabled family hanging in a courtroom--she dropped out. She was always cranky and blaming. She refused to meet with us until the trial date. She screwed us. She came unprepared. She is nasty. You have been warned. She never even returned our file, our evidence.or the money she basically stole from us--She knows we have no money to hire anyone else. She abandoned us the day before our trial. She is 65. and MEAN. She has ZERO ethics. This is an alcoholic- liar-contract breaker. We are doing a bar complaint. I am now interviewing other attorneys and they have commented on her, confirming what I am saying here. She is bad news.

So Not Use this Office or this attorney. This firm has been very rude and does not provide proper service. Their secretary and Inez in the office hangs up on my face instead of providing me with information to contact a supervisor or attorney.

What a Foreclosure Lawyer Can Do for You

A foreclosure lawyer specializes in helping homeowners navigate the legal complexities of foreclosure, working to protect their rights and potentially save their homes. Foreclosure lawyers assist homeowners facing foreclosure by negotiating with lenders, filing legal defenses, and representing them in court. They also help with loan modifications, short sales, and other alternatives to foreclosure. Whether you’re behind on mortgage payments or already in foreclosure proceedings, a lawyer can help you explore your legal options and work toward a solution.

If you’re at risk of losing your home, a foreclosure lawyer can provide guidance on how to stop or delay the foreclosure process and protect your financial future.

When Should I Hire a Foreclosure Lawyer?

You should consider hiring a foreclosure lawyer in several situations where you are facing financial difficulties with your mortgage. Common reasons to hire a lawyer include:

  • Facing foreclosure proceedings: If your lender has initiated foreclosure proceedings, a lawyer can help you file a legal defense and explore options for stopping or delaying the process.
  • Loan modification: If you want to modify the terms of your mortgage to make payments more manageable, a lawyer can help you negotiate with your lender and ensure that the modification complies with legal standards.
  • Challenging the foreclosure: If you believe your lender has violated foreclosure laws or the terms of your mortgage agreement, a lawyer can help you challenge the foreclosure in court.
  • Stopping a foreclosure sale: If your home is about to be sold at a foreclosure auction, a lawyer may be able to file for a temporary restraining order or injunction to halt the sale.
  • Short sale or deed in lieu of foreclosure: If you cannot afford to keep your home but want to avoid foreclosure, a lawyer can assist with arranging a short sale or a deed in lieu of foreclosure, where you voluntarily transfer ownership of the home to the lender to avoid foreclosure.
  • Filing for bankruptcy: If you’re unable to manage your mortgage debt and other financial obligations, a lawyer can advise whether filing for bankruptcy might stop foreclosure and help you restructure your debts.

Hiring a lawyer as soon as possible - especially when foreclosure is imminent - can provide you with more legal options to save your home or limit financial damages.

What Does a Foreclosure Lawyer Do?

A foreclosure lawyer provides a variety of legal services to homeowners facing foreclosure, working to protect their rights and help them avoid losing their homes. Their responsibilities often include:

  • Negotiating with lenders: A lawyer can negotiate with your lender to modify your mortgage or create a repayment plan, helping you avoid foreclosure by securing more favorable terms.
  • Filing a legal defense: If your lender is improperly foreclosing or has made errors in the foreclosure process, a lawyer can file a legal defense, challenging the foreclosure in court. Defenses may include violations of foreclosure laws, predatory lending practices, or failure to follow the terms of the mortgage.
  • Representing you in court: A lawyer can represent you in foreclosure proceedings, whether you are defending against the foreclosure, seeking more time to negotiate with the lender, or filing for bankruptcy.
  • Stopping or delaying foreclosure sales: If your home is scheduled for a foreclosure auction, a lawyer can help file a motion to stop or delay the sale, giving you time to explore other options.
  • Advising on bankruptcy: A foreclosure lawyer can assess whether filing for Chapter 7 or Chapter 13 bankruptcy would be beneficial, as bankruptcy can temporarily stop foreclosure and give you time to reorganize your finances.
  • Arranging short sales or deeds in lieu of foreclosure: A lawyer can help facilitate a short sale (selling the property for less than the mortgage balance) or a deed in lieu of foreclosure (transferring the property to the lender), which may allow you to avoid the foreclosure process.

How Are Foreclosure Lawyers Paid?

Foreclosure lawyers typically charge for their services based on the complexity of the case and the legal work involved. Common payment structures include:

  • Hourly rate: Many foreclosure lawyers charge by the hour, with rates typically ranging from $150 to $500 or more, depending on the lawyer’s experience and location.
  • Flat fee: For specific legal services, such as negotiating a loan modification or filing a bankruptcy petition, some lawyers offer a flat fee. Flat fees can range from $1,500 to $5,000, depending on the scope of the work.
  • Retainer: In more complex foreclosure cases, especially those involving ongoing negotiations with lenders or court appearances, a lawyer may require a retainer. This is an upfront payment that is billed against as the lawyer works on your case.
  • Contingency fee (rare): In some rare cases, particularly when suing a lender for wrongful foreclosure, a lawyer may work on a contingency fee basis. This means they only get paid if they win the case or settle on your behalf.

It’s important to discuss fees and payment arrangements with your lawyer upfront, especially if you are facing financial difficulties.

How Much Does a Foreclosure Lawyer Cost?

The cost of hiring a foreclosure lawyer depends on the complexity of the case, the lawyer’s experience, and the amount of time required to resolve the issue. General cost estimates include:

  • Hourly rates: Foreclosure lawyers typically charge between $150 and $500 per hour. For example, a simple case with 10 hours of legal work at $300 per hour would cost $3,000.
  • Flat fees: For straightforward services such as filing for bankruptcy or negotiating a loan modification, flat fees typically range from $1,500 to $5,000, depending on the complexity of the work.
  • Retainers: In more complex or ongoing foreclosure cases, a lawyer may require a retainer ranging from $2,500 to $10,000, depending on the length of the case and the lawyer’s experience.

In addition to legal fees, you may also need to cover additional costs, such as court filing fees or expenses related to property appraisals.

Top Questions to Ask a Foreclosure Lawyer

Before hiring a foreclosure lawyer, it’s important to ask key questions to ensure they have the necessary experience and approach to help you. Key questions to ask include:

  1. What experience do you have with foreclosure cases?
Ensure the lawyer has experience handling foreclosure cases similar to yours and has successfully helped homeowners avoid foreclosure or negotiate better terms.
  2. How do you charge for your services?
Clarify whether the lawyer charges by the hour, a flat fee, or requires a retainer, and ask for a detailed estimate of the total cost of their services.
  3. What are my options for stopping foreclosure?
Ask the lawyer to explain the different legal strategies available for stopping or delaying foreclosure, such as loan modifications, filing a legal defense, or bankruptcy.
  4. What is the likelihood of success in my case?
Ask the lawyer for an honest assessment of your case and the chances of successfully avoiding or delaying foreclosure.
  5. How long will the process take?
Foreclosure cases can vary in duration, so ask the lawyer how long they expect the process to take and what factors might affect the timeline.
  6. Will I need to go to court?
Ask whether your case is likely to settle out of court or if a trial may be necessary. If a trial is possible, ask what steps the lawyer will take to prepare.
  7. What steps can I take to protect my home?
Ask the lawyer for advice on steps you can take to protect your home, such as making partial payments, negotiating with your lender, or exploring foreclosure alternatives.

How to Check the Credibility of a Foreclosure Lawyer

To ensure you are hiring a reputable foreclosure lawyer, take the following steps to verify their credentials and experience:

  • Check their bar status: Verify with your state bar association that the lawyer is licensed to practice law and has no disciplinary actions against them.
  • Look for foreclosure experience: Review the lawyer’s website or professional profile to ensure they specialize in foreclosure law and have successfully handled cases similar to yours.
  • Read client reviews and testimonials: Look for reviews on platforms like Avvo, Martindale-Hubbell, or Google to see what previous clients have said about their experience with the lawyer.
  • Ask for references: A reputable lawyer should be able to provide references from past clients who have worked with them on foreclosure matters.
  • Check for certifications or memberships: Look for lawyers who are members of organizations like the National Association of Consumer Advocates (NACA) or who have specialized certifications in real estate or foreclosure law.

What Should I Prepare for My First Consultation?

To get the most out of your first consultation with a foreclosure lawyer, it’s important to come prepared with relevant documents and information. Here’s what you should bring:

  • Mortgage documents: Bring a copy of your mortgage agreement, payment history, and any correspondence you’ve received from your lender, including foreclosure notices or demand letters.
  • Financial information: Provide information about your income, expenses, and debts, as this will help the lawyer assess your financial situation and determine the best legal strategy for your case.
  • Previous communications with your lender: If you’ve already tried to negotiate with your lender, bring any emails, letters, or records of phone calls that document these communications.
  • Court documents (if applicable): If foreclosure proceedings have already begun, bring any court documents related to the case.
  • Questions about your legal options: Prepare a list of questions about the foreclosure process, your options for avoiding foreclosure, and how the lawyer plans to help you.

By preparing thoroughly for your consultation, you can help the lawyer assess your situation more effectively and provide the best possible legal advice for protecting your home from foreclosure.
