Jesse London is one of the hardest working, smartest attorney's you will find. He was dogged in pursuit of facts to prove my case. He worked endless hours reviewing SQL code and spreadsheets, researching the legal requirements and formatting for court preparation. He motions were clear, well researched and rigorous. Moreover, Jesse is a really good person that works tirelessly for his clients. He is assessable, prompt to return calls or emails, never leave you guessing.

I have been an instructor and advisor of managers and owners of manufactured home parks for over 13 years. I have referred several parks to Jim Gardner, and his brother Alan for eviction work, and all give Jim high marks (Alan retired recently). If you are a park-owner, you need a lawyer who knows manufactured home park law. Jim fits that description.

I have had a fairly positive legal experience with two legal disputes I have currently in the courts in the state of Oregon. Initially, I began both suits as a pro se litigant, but as my cases became more complex, I decided to bring in professional help. Mr. Baldwin was open to listening to my cause, my concerns and mostly guided me to where I developed complete trust and eventually, I hired him. I have no regrets. Navigating through the legal process is time consuming....and I have a great respect for the effort he has put forth in my cases. Mr. Baldwin has a practical approach yet is very wise when it comes to reading people, their intentions...an honesty quotient if you will. I found that I could present complicated facts and he would effortlessly compile my research or facts into a comprehensive pleading and yet would be proactive when it came to anticipating the opposing counsels responses. A brilliant mind, a professional demeanor and a great presence in the court room if he is litigating for you. I would have no problem referring this very down to earth person to anyone who wants excellent and honest representation in a legal dispute.

We were referred to John Davis for guidance in estate planning and value of a trust in our situation. John was a good listener, collected family dynamics, challenged our ideas, focused our thoughts and in the end developed a great workable plan. Since we don't speak "Lawyer-ese" and the "Trust" concepts were unfamiliar, the one thing that finely helped pull everything together and sealed the deal, was a visual "graphic" presentation with decision points, arrows and boxes. Thanks John, .... You Done Good

Since Day 1 I have been very happy with Taylor supporting me as my attorney. As an owner of two businesses, one of which is still budding, I have contracts and agreements that need to be reviewed by attentive, critical eyes and amended with ideas to solidify my stance and protect me and my businesses. Taylor fulfills these needs, on-time every time, and I know she and the JJH team are focusing on my case at that moment. She also explains jargon to me in a simplified manner so I can best understand how the language in the documents will impact me and my businesses. If you are seeking an attorney to handle your needs for business law or employment law, I highly recommend contacting Taylor and JJH Law. Thank you, Taylor! Cheers, Erin

Eric was chosen to represent us in a lawsuit that was filed regarding an injury on a former property that we sold. The plaintiffs Attorney's were known to be very successful at representing individuals for this type of case. From the day that we were introduced to Eric he made us feel comfortable and took much of our worry away, I should say, "as much as he could when your'e being sued." We were defendants and the new home owner was the other defendant and had their own councel. Once Jury selection and the cross examination began it was clear that the plaintiffs attorney didn't want my attorney in the courtroom. He was articulate and fearless, played very well with the co defendant Attorney and had a clear path in his mind to victory. The co defendants Attorney also did very well but Eric picked up the ball where he left off in cross examination and made the facts very transparent. After only 2 days in a 5 day trial, the plaintiffs attorney's dismiss the case against us. Im sure there were many reasons for that decision but I truly believe that their motivation was to get Eric Schilling out of there before he destroyed the credibility of their plaintiff and witnesses. Thank you Eric for your professionalism and a superb job representing us in this case. You are Top Notch! The Martin's

Martitia or Marti as she prefers to be called is a very plain spoken, honest and very reasonably priced lawyer. Marti will not get into an area she is not familiar with and she won't waste your time on what ifs. Most of her specialties are estate planning, real estate and business law formations and agreements. She is very intelligent and compassionate to many of those in society that are not of priviledge or those who haven't exactly had a story book cookie cutter life style. Marti is patient nor is she jaded or arrogant like many in the law profession. She does however expect straight talk and will deliver it back in her small home town country upbringing delivery when pressed or pushed. Hiring Marti will not only bring you satisfactory results but you will feel good about getting associated with her.

I contacted Vivien Lyon regarding an odd domestic abuse/tenant situation and she was instantly on the case. Ms. Lyon offered practical advice, delivered well-written C&D letters, was proactive in following up with police and landlord and always knew what she was talking about. She was 100% on my side, never negating my experiences or failing to set my feet firmly back on solid ground. All in all, this was the best experience I have ever had with an attorney, and I highly recommend Ms. Lyon's legal ability and personal commitment to anyone who has ever preferred to crawl into a ditch rather than deal with another awful attorney. Ms. Lyon is the real deal, and she prices herself to be available to those of us without trust funds.

Through that site Mr. O'Connell offered a half hour free consultation. He called and answered several questions thoroughly and with a respectful demeanor and in a way I can understand. Due to the complexity of my situation ( dealing with a deceitful personal representative and her lawyer) Mr. O'Connell continued to assist and answer questions via email. He went above and beyond to help me even at times being a buffer between me and the personal representative and her attorney. This helped A LOT ! Without Mr. O'Connell and his exceptional assistant's interaction and daily communication I would not have been able to retrieve family heirlooms and sentimental items, they were headed for the dump since spite is my families coping method. I am forever grateful to Mr. O'Connell and Mrs. Snelling for their professional, above and beyond work with their exceptional understanding and respectful mannerisms in handling me and my situation.

My son was facing serious charges and a La Grande native let me know Wes Williams was regarded as the best lawyer in town. Wes immediately restored our confidence and my son's rights. He had already been characterized as guilty by the police and DA. Wes and his team worked on our case for nearly a year and we're very happy with the outcome. The DA's original charges that would have sent a child to prison for a minimum of 50 years were dismissed and my son pleaded guilty to what amounts to a minor non-traffic offense. I shared my experience with a co-worker Wes Williams had also represented and he remarked "he's worth every penny," and I agree completely. I highly recommend Wes Williams and his team, they can be trusted.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
