We are longtime volunteers in the foster system and adopted a child who sought to kill us and our autistic son. After 8 years of really trying to guide this child, with therapists, schools, and much more than this review can hold - Attorney Kimberly Garno represented us as we struggled to protect everyone involved. Kimberly Garno read through our extensive documents, understood how to move forward without wasting time and the judge applauded her decisive and unconventional direction. She responded to the calls and questions we had and truly listened to all of our concerns. Her legal acumen is brilliant, non nonsense, and unexpected. My impression of most attorneys is uncaring and only wanting easy money. But Kimberly genuinely looks at your case and sees through the clutter and gets right to the best legal approach. If you are facing any dependency issues, I highly recommend hiring Kimberly Garno as your attorney.

I was appointed Ms. Garno to my Child Dependency case in Pinellas county. I had parted ways with my previous attorney, and had no more money to hire another attorney. So the judge appointed Ms. Garno to represent me. She is a private attorney who was appointed to me on a Pro Bono basis; and I'll be honest I was worried about the level of service I was going to get from an appointed attorney... But I shouldn't have been... Ms. Garno represented me better than the attorney that I paid thousands of dollars to. Her professionalism and expertise was so good that she did something that is very rare, and she won a trial against DCF/Eckerd... My case was dismissed by the judge on a directed judgement, before we even had to plead our defense! If you're thinking about hiring Ms. Garno, stop thinking about it and just do it. You WILL be happy with her representation! Thank you for getting my kids returned to me and my wife, Ms. Garno.

I am pleased to write this review about my experience with Mr. Rodriguez. He took on my civil court case a few years ago and he handle it with the utmost professionalism and knowledge. He thoroughly examined my case and explained to me the strengths and weaknesses about it. He also explained all the possible outcomes and he made no unrealistic promises to me. I never felt like I was being deceived by him into spending unnecessary money on my civil court case against me. It is a pleasure for me to say that I won in court 100% of the case. It was largely due to his capability, competence, knowledge, intelligence and professionalism. Mr. Rodriguez was worth every penny I spent on his wages. Even if I had partially win/lost my case in court, I would still had felt positive about his performance overall. I always trusted Mr. Rodriguez and there is no doubt in my mind that he tried his very best regardless of the outcome. Needless to say, he is still my attorney for any future legal needs and I strongly recommend him as a lawyer to others. His bilingual background also made him extremely helpful to me, and he is an asset to the Hispanic community.

The firm helped me with a bankruptcy, like millions of other people we hit hard times with the economy. I originally met with attorney Charles Stohlmen and he explained to me how I can “get rid of my second mortgage” – which we did successfully. Cheryl was very helpful and preparation of my paperwork. But Darcy in the corporate office was extremely knowledgeable and helpful and always returned every call and explained everything in detail with words I can actually understand. I am so relieved now that I don’t have creditors constantly calling and harassing! I am making monthly payments and I feel good that I am paying something back. But when I am finished – that second mortgage is gone – we are talking about $65,000 2nd mortgage!! I would totally recommend this firm to anyone!

We have used her twice in the last four years on cases at different ends of the spectrum --- Real Estate Law and Animal Law. She was very knowledgeable in both of these areas. Her thorough research and presentation of case examples left the other parties with little to argue. We were successful both times because of her resourcefulness and her approach. I own a technical company that bids on a contracts. After winning the bid, my client asked me to sign a Vendor agreement. There was so much complicated legal language in the document that I did not know what I was signing. Brian walked me through every part of the document explaining to me in plain English what I would be signing. He also flagged potential terms that were very important for me to be aware of, but was a standard practice for this kind of contract. I will be a returning customer and would recommend him to anyone one else who requires this level of detail.

I hired Christopher to help me make changes with My LLC. I was splitting with my business partner and was afraid and unsure of how things would pan out. Not only did he take care of things quickly, he was so kind and forthcoming with answers to questions that I had. He is very up to date with the business laws and when they have been updated. He is very quick to respond back giving you lots of options on how to proceed with things. I really felt like he had my best interest at heart. He is priced fairly, and is up front about making the best choices financially and getting things done quickly without dragging out the charges. Brent provided me with a wealth of information relative to my charge (DUI) and the options that I had as we began the process together. Along with the details of the arrest, he represented my character to the judge, including my previous and current accomplishments as a young professional and lack of criminal history. I hired Beejal Thakore to handle an eviction case for me. I had to evict my tenant. Beejal was the best attorney for the case. Evictions are very costly and stressful. Beejal was not only professional and courteous, she made me feel so comfortable and relieved to know this was being handled swiftly and with the best results. I would highly recommend her to my family or friends with full knowledge of my experience, that they would be in good hands. She has a great understanding of the law, and I was misled on several issues before she took my case. I am very grateful that I found her. She also drew up my new lease agreement for my new tenant. I could not have resolved this issue on my own and feel she went above and beyond. I also felt like I was her only client, the attention was so personal, when I know I was not.

As one who personally finds it painful to speak well of any attorney I must make an exception and speak of my great satisfaction with John Rains. I first dealt with John about twenty years ago as a young businessman. Since that first meeting until today I have been more than satisfied with John's ability as an attorney and character as a person. He is exceptionally well prepared for any meeting or hearing, he exudes professionalism and competence, and reduces stress by simply being in the same room. John is not a "pit bull attorney", he uses his skill and knowledge of the law to achieve results, not a loud mouth and threats. John provides reason and perspective to a case and is not afraid to be brutally honest with his clients about the nature of civil procedure and that your money and peace of mind is more important than "going to war" with your adversary. If you are looking for an attorney that you can respect and who sincerely places you before his desire to rack up a ton of billable hours, I know you will be happy with John Rains.

Our 8 year old child was coached by their counselor to be Baker Acted just a week after same counselor had his twin Baker Acted. Children with normal life and mental health patterns before beginning with this school counselor at the start of the year. Adam was by our side within 4 hours of contact, working with his partner to get our Writ of Habeas Corpus together on a Friday afternoon and document gathering from others as well as our family's doctor and put in play a judge at the ready. He even handled the cops when they were called on us as the administrator couldn't get her story straight. Our child was released within the next 4 through Friday night to our and our doctor's care thanks to the quick thinking and firm hand Adam used to bring our Baker Acted son home to us. I'm deeply grateful to his quick actions and quick thinking to prevent our son from being held against his (and our) will creating traumatizing memories.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
