I was very very pleased with Ryans performance. He helped me with my case against my landlord when I was taken to court for rent payments. I had been trying to pay my rent on several occassions but because my landlord wants me out very badly, my rent continuously was being refused. Ryan had 10 minutes to review my case and this was a very confusing case. At first I almost took the deal that I was given which was to pay Dec rent and be out at the end of Dec.. then at the last minute I came to my senses and had Ryan fight for me..and a fighting he did.. He did a fabulous job for me. Unfortuneatly, I am being taken back to court for the same thing.

Ryan knows the law and is willing to help. My tenant was thousands of dollars behind on rent. Taking advantage of the moratorium, she refused to pay. (She got a new car, new furniture, etc!) . Ryan worked on the paperwork for me and got action fast.

I have been working closely with Louis for more than a year now, primarily on business and real estate matters (including leases, purchase & sale agreements, and LLC formation. Louis is very diligent and thorough, inc. tying up "loose ends." I also find him a well-grounded "sounding board" as I weigh options and courses of action, with his deliberate thought process. He is also creative in coming up with courses of action. He is highly ethical and looks at all sides of an issue. He is both careful and fair in his billings. He is clear in his communications with me and other parties, which avoids potential misunderstandings. He is not flashy or pushy, which is helpful in dealing with other parties. I would not hesitate to engage Louis Treiger in real estate- and business-related matters.

I find Mr. Treiger to be helpful. So far I have mostly worked with him regarding modifying a business agreement and with dealing with business partners. He explains details I find confusing. He is open to my opinions and suggestions and explains what is legal to do and what isn't. He keeps me informed about the status of what we are working on.

Bjorn drew up our estate plans *(Wills, Trusts, and Power of Attorneys) and wrote the documents to reflect clearly what our intentions were then, and our wishes as to what will keep our family's heirs out of probate courts in the future. He is a genuine person, concerned about the implications of the proper use of legal documents, and will take the time necessary to explain all of the pro's and con's of estate planning. I highly recommend this attorney for anyone looking for a competent person to review their personal needs, recommend options and develop an estate plan for today and beyond. A good estate plan is an insurance policy for the assurance of asset protection and your personal decision choices.

We are extremely lucky to have found such an intelligent, caring, and well-rounded attorney to handle our estate planning. We appreciated his willingness to have a quick turnaround on our wills and powers of attorney, while still offering outstanding work for what we thought was a relatively inexpensive cost. He has the ability to translate extremely detailed topics into understandable terms and made us comfortable. He is clear, concise, and responded quickly to our requests. This is someone everyone should have on their side. We have and will continue to recommend Bjorn to all our friends and coworkers, whether they need legal help with estate planning or criminal matters.

Working with Lee was a pleasure and I am incredibly grateful for his guidance, sound legal advice, and vast knowledge of real estate law. I found myself in the unfortunate position of having to evict a tenant from a condo I rent out and needed legal assistance. Lee guided me through the legal process, patiently taking the time to explain exactly what needed to happen, when, and why. He then executed flawlessly and efficiently. He responded promptly to all of my questions (no matter how obtuse) and provided me with additional resources to help me understand the laws and procedures. Lee made what could have been a lengthy, complicated, and messy situation into a swift and straightforward process. Excellent customer service and his amazing ability to execute earns him these well-deserved five stars. Look no further if you need one of the best real estate attorneys in the city. I would highly recommend him to anyone in need of a great lawyer.

Being a Home Owners Association ( HOA ) with a volunteer board, we were in need of professional guidance to secure the sale of a tract of land that the HOA owned. The sale required very thorough investigation as to the process, the local regulations, and the CCR's of the HOA. Mr. Hamell and his team guided us through every step to secure the transaction and communicated with us on a level that we could understand. They were the mediators for us in dealing with the developer and it was actually, dare we say, an enjoyable experience. Our HOA highly endorses Mr. Hamell and we intend on using his firm in the near future for other projects that we are undertaking.

I was referred to Shaun for help with a 1031 exchannge where I was trading one rental property in Seattle for two acquired properties, one in Pierce County and the second near Seattle. The transactions involved multiple competing interests, financing and title companies in two jurisdictions. I found Shaun to be very knowledgeable in the areas of title and financing and she was able to keep everyone focused and moving forward over prolonged transactions. Shaun is straightforward and methodical and had the ability to entice results from the title company where she had obviously developed a long standing rapport. The complicated exchange needed to be completed under strict timing and ended up closing at 5pm on the last day of the year. No doubt there were many other closings clamoring to record before year end. Thanks Shaun, I would definitely recommend Shaun with her determined way of working with people to get results.

Mischelle evaluated a professional employment contract for me. She is a superb lawyer, because she balances humanistic care and concern for my long-term best interests, with a keen analytical mind that identifies potential problems rapidly. She has real-world solutions and suggested changes to contract language that all parties to the contract agreed would be fair, reasonable and an improvement over the original proposed document. I quickly learned to trust Mischelle with my legal questions, feeling that I am consistently receiving the best possible legal representation. To objectively rate Mischelle as a "superb" attorney is an understatement.

From simple business issues to representing me in the State Supreme Court I felt I could have no finer attorney or individual looking out for my best interest. She has the ability to be tenacious when required to accomplish her objective but also possesses the negotiating skills and intuition to settle issues with minimal legal expenses, an invaluable combination. I made the best decision when I chose Catherine Fleming of Fleming Law to represent me in my lawsuit against the city of Seattle. I had a bicycle crash on a poorly marked Seattle street which left me semi-paralyzed and permanently in a wheelchair. Catherine is a personal injury attorney but has a special interest in representing injured cyclists, pedestrians or vehicle drivers who sue municipalities for negligent road design. My case was a complicated one due to a preexisting condition, but Catherine had built a strong case, and the city did not want to risk going to trial. They proposed settling out of court, and during her skillful mediation, I was granted a 7-figure settlement, an amount which far exceeded my expectations and for which I am forever grateful to Catherine. This can only be attributed to her in-depth preparation, knowledge of the law, and prior experience with cases against the city of Seattle. I found Catherine because of another attorney’s high praise. He is a prominent Seattle attorney, and even though he specializes in bicycle accidents, he said he doesn’t like taking cases like mine, against the city of Seattle, as they were high risk and hard to win. He said there’s only one attorney that he knew of who has won these types of cases, and that’s Catherine Fleming. It was this referral by another highly reputable attorney and my initial conversation with Catherine that led me to retaining her for my case. She absolutely proved to be the right choice. Catherine is a hardworking perfectionist who skillfully builds a case with tenacity, thoroughness, and an unwavering commitment to fight for her clients. If you have been injured, either cycling, walking, or driving, and think it may be the result of poor signage or road design (or any other reason), consult with Catherine Fleming at Fleming Law. She is one of a few who has the expertise to take on these cases and has earned respect for her many wins. She has earned mine, and I am most grateful that this large settlement amount brings us a newfound financial freedom and peace of mind for whatever our future holds.

We are so glad we found Catherine Fleming and Fleming Law! After my wife’s bicycle crash in Seattle and subsequent spinal surgery, we faced an uncertain future. Before, she had been a strong cyclist and active hiker, but now was confined to a wheelchair with incomplete paraplegia. Not only did we experience the loss of the many activities we had once shared, we now faced looming medical expenses, and the possibility of needing long-term care in the future. We believed that the area where my wife crashed was confusing and dangerous for bicyclists, but were unsure if we had any hope of recovering anything for damages. Catherine agreed to take us on as clients and worked tirelessly to build our case against the city. She amassed evidence that the street design at the site of the accident was unsafe, and furthermore that the city had been aware of this fact. As the case progressed, it became clear that we had chosen the right attorney for the job. She demonstrated a thorough understanding of the issues and the law surrounding bicycles and traffic safety. It was also evident that she also commanded the respect of her counterparts in the City Attorney’s Office. After Catherine guided us through a successful mediation, we were delighted with the settlement. While no amount of money can replace my wife’s mobility, we now face the future with less anxiety. -- Bobby Ball

Having just turned 60 years old, the time had come to update my and my wife's wills. I phoned two lawyers. One never did return my call. The other lawyer I called was Jan. Despite it being late on a Friday afternoon, she answered immediately! She took the time to understand our needs and promptly sent me a multi page form to complete. About a week later we met to review her work and recommendations. Jan set up a trust for us, updated our wills, provided a durable power of attorney and a health care power of attorney. After everything was signed and notarized (Jan is a Notary Public) she provided all documents in a tabbed 3 ring binder for easy reference. All documents were also scanned and emailed to me. As such, we now also have it stored on a thumb drive. Access to Jan, her attention to detail, sense of urgency and skill in this area of the law are each impressive. Taken together, these attributes separate Jan from almost all others in the profession. I would certainly endorse and recommend Jan for any estate planning needs.

Our company retained Janean Kelly, MBA, JD, in early 2016 for a contract dispute between our firm and a delinquent corporate client, a Washington corporation, with the case to be heard in Nevada. Ms. Kelly is a business attorney, local to our office, and is licensed both in Washington State and Nevada; thus, she was the logical choice for our needs, and we were not disappointed. We felt we were represented exceptionally well by Ms. Kelly in that matter. Her expertise in business, business law and contracts was evident, but she also was able to make complicated legal issues understandable to the layperson. Also, and importantly, through the course of the case, Ms. Kelly was excellent at communicating regularly the status of the case and prompt in returning all communications from us. Although the case for which we retained Ms. Kelly’s services has since settled, we continue to utilize her services for all our business needs. Quite simply, her work ethics are beyond reproach. She was extremely efficient and cost-effective, excellent at walking us through each document and was able to quickly and confidently address every question and concern we had. Her responsiveness and excellent manner mad this a very pleasant experience.

My wife and I recently had a baby...our first, and we decided that it was time we set up a will. Obviously, setting up a will involves making plans and decisions that no new parents really want to think about, The idea of the whole process seemed very daunting and unpleasant, but we were very fortunate to have hired Hoda Mezistrano to assist us. Ms Mezistrano's warm and compassionate demeanor made it very easy to wade through a lot of tough decisions and foster conversations that are not always 100% comfortable. She was both thorough and professional from beginning to end and the process turned out to be much quicker and much more pleasnt than we could ever have imagined. She went out of her way to research things for us which we were not certain of, and in the end, created a final product with which we were very comfortable. We warmly and enthusiastically recommend Hoda Mezistrano's services to anyone who is considering creating or ammending a will or doing any estate planning.

He had thorough knowledge of the ins and outs of the law, which he communicated clearly, and he was very accessible to answer any questions. Beyond that, he helped me think through the many layers of my personal options. Furthermore, my strong sense is that his own values of fairness and decency guide his practice.

I was introduced to Matt when I became very dissatisfied with the work a firm was doing for our firm. After reviewing documents and certain aspects of the law, he advised that we were trying to defend a contract when in reality new Federal law took precedence. The other side never saw his argument coming, we won the case and appeal. I have met and dealt with a lot of lawyers in my life, but none like Matt.

I worked closely with Marta at B.F. Saul Co. when she was in-house in our legal department. From the moment she arrived Marta quickly become one of the shining stars of our legal staff. Marta is smart, capable, dedicated, thorough, professional, and knowledgeable. But that is only part of the story. Real Estate depends significantly on relationship management. And, having done all kinds of deals over the past 10 plus years, I know that outside counsel can facilitate, or sour, the relationship between the business people. Marta is definately in the "facilitating" category! She is engaging and charming, and does a fabulous job of developing and maintaining positive professional relationships with other counsel and with the parties to the transaction. She has mastered the ability to avocate for her clients interest without acting like a bull in a tea shop and without losing sight of the bigger picture. A truly great person to have on your team!

I hired Russell in the Fall of 2013 to represent me in a multi million dollar securities fraud lawsuit. The lawsuit came to an end in the Fall of 2015 after a three week trial by jury in which we prevailed on all counts. I cannot say enough good things about Russell Knight! He is very through and organized. He took well over 5000 pages of documents and testimony, wove it into a story that the jury could understand and lead them day by day to the final outcome. Russell is as steady as they come. Do not let his boyish face and soft demeanor fool you. I guarantee that he will not let anyone take advantage of him or the situation. Most importantly, the jury really liked Russell. After the verdict, both sides sat down with a couple of the jurors to get their feedback. They stated that Russell had presented a full, concise, believable story, which they appreciated. If you have a large case, which this was, and need an attorney that will spend whatever time is necessary and keep you informed every step of the way, you cannot do better than Russell Knight. Obviously, I highly recommend Russell and the entire Smith Alling firm!

I worked with another partner at the Lasher firm who introduced me to Mario Bianchi, who ended up representing my family on a very complex transaction. We were sued by an aggressive lawyer/investor who hired a strong litigation firm and lawyer who I was told was a legend in this field... well he was no match for Mr. Bianchi. Mario was calm, "right on" the legal aspects, and focused only on what we needed to focus on to carry the day with the Court and the Judge. Litigation is an extremely frustrating endeavor and it tests all your stamina financially and emotionally. Make sure the litigation firm you hire not only knows the high-stakes game you need to expertly play but is ethical and won't take you on a wild goose chase to waste time and precious resources. Wouldn't hesitate for a second to recommend the Lasher firm and their star litigator Mr. Bianchi.

My family and I recently worked with Mario. We were impressed with his representation in our case against my ex-business partner, who is also my brother. I often make a point to recognize extraordinary talent when I come across it. Mario is an extraordinary talent. Through most of my life, I’ve managed to dodge a great deal of conflicts by either walking away or by bullying my way through my adversaries, using any means available, fair or not. A few years ago, my father passed away. At this time, I decided to make some drastic changes in my life. I decided to be more thoughtful in the ways I treat others and try to lead by example. It’s ironic that while I have made a 180-degree turnaround in my life, I also encountered the greatest betrayal of my life, both personally and professionally. This was unchartered territory for me; in the past, I was often the one doing the perpetrating and not the one being taken advantage of. To make matters worse, I was conned by my brother. I was, therefore, susceptible to one low blow after another. I was dejected and hopeless until coming to the realization that a previous experience in life could help me through these trying times. Indeed, it did. A few years ago, I saw Mario in action when he represented as co-counsel one of my business partners. I was impressed with his work, especially his attention to detail. Mario has an ability to see a case from all angles, like Gary Peyton on the basketball court. If was going to fight the injustice levied against me, I would have to hire the best man for the job: Mario. I considered this case against my brother to be one of the most challenging times in my life. And consider this: I have survived a heart attack and braved the big seas as child boat refugee fleeing communist Vietnam on my way to freedom in the United States. Hell yes, Mario was the right man to hire. Please excuse my language but this is how my family and I feel about the guy. I needed to win the case against my brother; he had already taken so much from me and my family. Thankfully, we did win the case. To quote the late rapper Biggie Smalls: “I don’t have to worry about that, my attorney handled that!” I told Mario I would write him a glowing review, even though he did not ask for one. So here it is. It is fitting my 10-year-old son calls Mario “Super Mario.” If you are dealing with any of life’s legal obstacles that are too important to lose, call Mario. Having he and his team in your corner will give you the best fighting chance. He is worth every penny and then some!

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
