Even though I lost my case, I would still have Daryl make the same decisions we made if I had the cahance to go back and do everything over again. He is punctual, professional and curteous with his clients. I feel bad for whoever he is arguing against, because he is a Bulldog in the courtroom. I did not know Mr. Williams before I hired him, but I would consider him a friend now after. Paul C.

My wife and I hired Daryl after several attempts over the course of 4 months to resolve a dispute with a major aviation dealer in Utah. Mr. Urdang is a highly experienced professional gentleman who handled my case with the utmost care. He is extremely knowledgeable and was available 24 hours a day to keep me well informed; I could call him anytime, day or night. I would highly recommend this attorney as he is tough in a court of law when it truly counts; yet is cordial and has a good sense of humor when dealing with the high stress of legal proceedings. The Judge ruled in my favor and I was quite pleased with the good outcome of my difficult case.

John helped carry forth our vision of obtaining quality master planned community approvals that provided us with an edge versus our competition. Expanded the utility of existing development law and unafraid to push boundaries of interpretation with municipal actors. Creatively read and applied existing laws to help us craft new approaches to annexation, special taxing districts, development standards and limits on liability. Fearless and not able to be intimidated by in-house and outside firm municipal counsel. Regularly obtained entitlements better than competition.

Richard has handled 4-6 legal matters for me, one of a serious and protracted nature. He certainly cares for his clients and ethically pursues the best possible outcome, but is unafraid to throw down the gloves and fight when necessary. He kept me well-informed, I understood all may options and he received my input thoughtfully. His background as a professional engineer and a long-time businessman with an MBA, gives him a well-roundedness that is not always seen among lawyers. Finally, having learned the specifics of his so-called "disciplinary record," what Richard did was 100% commendable because he gave a voice to a juvenile client who was counting on him and whom no one else would help. He was the only one in "the system" to reach this young man and he put his client's rights above a judge's bogus order. Well done, Richard!

I hired Mr. Remick to resolve a matter I had been told was a lost cause. He was confident he could get a positive result. He did better than I thought possible and got a settlement issued and many loose ends taken care of. I would still be losing sleep of not for this outstanding attorney. He was kind and explained all the options and possible outcomes. He never tried to spend money on things that were not necessary. He answered countless questions. I highly recommend him. You won't find many attorneys who know the law this well, work this hard and are honest.

I found myself on the wrong end of a lawsuit, which unfortunately in USA is all too common. It was completely baseless but when you are being sued you do have to respond to the suit or settle the suit. I was being sued for an exorbitant amount of money and on a rather tenuous, if not frivolous claim. In reality the basis of what I was being sued for would not have withstood a judgement even if the plaintiffs established jurisdiction, which they likely would not have had I chose to fight. The grounds of the settlement are confidential so I can only say that in some states the basis of the suit is actually thrown out by judges based on law and the plaintiffs are forced to pay attorney fees and a penalty for bringing such a suit. Unfortunately Arizona does not have these laws. As a result I was in a panic and just wanted out of the suit. I had previously hired a "blazing gun" type attorney who specialises in this type of law but he made matters worse. There was an offer of settlement but it involved large sums of money to be paid and I was not guilty of any wrongdoing so I was not willing to do that. I had contact with Brad Denton who was also amazing and Sterling handled my claim and to be honest I am so happy he did. Within weeks we had a settlement offer as soon as he replied to the lack of basis of the lawsuit. I would likely have won but been out a lot of money so when he had got the opposing counsel to simply see that they really did not have a winner they offered a settlement that had little impact on my life, no out of pocket expenses and it has now been dismissed. I did have to fall on my sword and do something I disagreed with morally but as it has no effect on my life the saying, "I'd rather be happy than right" comes to mind. I am thrilled with his ability to see through the facts of a claim and relay that to his opposing counsel and effectuate a settlement I otherwise do not think I would have got. I cannot say enough good things about Sterling. He is personable, approachable, knowledgable, funny, and talented as a lawyer. What he did my "blazing gun" lawyer who allegedly specialised in this type of law was unable to do. I highly recommend him as a lawyer and his firm is great, they give their time and do not just give you time you are paying for but had contact both on an amicable (human) basis, as well as great legal communication.

I had serious issues with a property management company. After signing a lease they wouldn't give me a copy of the lease, ignored needed home repairs to make the property liveable and simply refused to respond to verbal and written requests. Nature Lewis was referred by another Attorney who said she was in the business and he was right. Ms. Lewis called me back within minutes; spent time discussing my issue even before I asked to hire her; within minutes of speaking with her - she was on the phone to the Property Management Company. She kept me informed every step of the way and her knowledge and advice about tenant law was outstanding. And as a result, the Property Management Company completed changed. I got a copy of the lease, certain repairs were done and they responded instead of ignoring my requests. Without her, I know this would not have happened. And Ms. Lewis really cared about my issue and me. She was writing emails and doing calls evenings and weekends! I felt so much more confident knowing she was on my side. I recommend her I have worked with some great Attorneys for my business and corporate life. Ms. Lewis simply is the best in knowledge, enthusiasm, and responsiveness.

Contacted Lockhart Park regarding a matter related to the California State License Board (CSLB) and was conntected to a paralegal who took our info. and informed us that partner Lockhart would contact us. Got a call from Mr. Lockhart within the same day. He listened to us and took add'l info. He informed us that he would have a colleague familiar with the county court to contact us. We were contacted by Melissa Wurster the next day. She could tell that we were worried sick. She was very kind and assuring. This is different / oppsite to other firms we have contacted, some were lecturing us. We found out that the CSLB would not be referring the matter to the district attorney office, so it's a relief. We will definitely go back to Mr. Lockhart & Ms. Wurster if we need legal counsel in the future, and would refer friends / families to them if they need a lawyer.

There were so many twists and turns in my Living Trust case with the opposing side, I nearly got car sick. But Mr. Pecharich was phenomenal. He kept us on the road, avoided the cliffs and potholes and completed the journey with everyone and everything intact. In the beginning, things looked seriously daunting. And, believe me, when we started there wasn't much more than hope. Mr. Pecharich's negotiating skills, repeated efforts and achievements were carried out with professionalism, knowledge, effectiveness, and success. Crucial also, was his caring. That is one of the things that made a difference in this situation, because his caring was genuine and helped smooth the road time and again. We achieved everything we'd hoped for, and without Mr. Pecharich at the helm, I have serious doubts that could have been accomplished.

Attorney Cupo was outstanding in representing my wife and me.. His fee was quite reasonable and, when it developed that he was required to do more work than any of us anticipated originally, he did it and refused to accept additional payment Invariably, he returned our phone calls within, at most, two or three hours (unless he was in court); sometimes he did so within a matter of minutes. Though Attorney Cupo is young and only recently graduated from Law School, he was knowledgeable about and comfortable with the relevant legal rules, procedures and precedents. Both my wife and I recommend him without reservation.

He took the time to listen to all of our concerns and even provided us with updates on a Saturday. What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
