I met this attorney many years ago when he was representing another party in a mutual negotiation and thought at the time the other party was receiving outstanding representation. Many years later when the time came that I was in need of legal counsel for a very serious business matter I immediately thought of him. I retained him and he has done an outstanding job representing my interests. If you need an aggressive litigator after all attempts at negotiation fail, I highly recommend this attorney. He comes well prepared, thinks outside the box and will keep you fully informed. The most impressive thing though, he is an extremely honest man that possesses the highest degree of integrity. How's that for an attorney?

I called in to his office to ask questions about a legal matter I was having. The secretary put me on hold and Frank answered, looking for another client. He politely asked me my why I was calling and ended up talking to me for 15 minutes. He told me some things I didn't want to hear, but needed to, and also some things that made me feel alot better about my next step. I ended up hiring him and I'm glad I did. He's a hard worker, and a straight shooter. You don't see a whole lot of that anymore.

Consulted with this attorney on a real estate matter. Was well informed, and best of all, was practical. Answered all my questions, was prompt and available when he said he would be. I would recommend him again, and probably seek out his counsel if additional legal advice was needed, but thanks to him the consultation was all we needed to resolve the matter with the opposing party.

Richard is the kindest, most sincere attorney I have ever came across in life anywhere in the world. He settled our high problematic Immigration problem with care and concern. He went over and beyond all the contractual agreements we had to ensure our success was concluded. He started in Washington State, moved to Nevada, and never stopped continuing just like we sat together in a room but separated by states, and even when I didn't get it or was way behind, he picked up my slack to keep the case in-front of the government and active by doing a lot of my work. Richard is truly the best, and working like this in this tough world, I am sure the clients will line up to have a genuine person representing them.

Martin worked on my social security case with Social Security Lawyers of Nevada. He is a smart and compassionate person, who worked very hard on my case that had previously been denied with a different firm. He researched my complex illness and explained how it affected me to the judge in his hearing brief. He also spent a lot of time preparing me for the hearing. Questions were always answered quickly by phone or email. I would not hestitation to recommend a Martin, Peter and Social Security Lawyers of Nevada to handle a social security disability or medical malpractice case.

Kevin Diamond is the most honest and professional attorney I have had the pleasure to work with. A friend of mine was injured at my house resulting in his becoming a parapalegic. My insurance company refused to pay the policy limits (1 million) and I was facing a probable verdict of at least 5 times that amount at trial. I retained Kevin to protect my interest against my insurance company. I am a JD and MBA who has worked extensively in litigation support. He did an amazingly thorough and extremely professional job. The insurance company eventually settled the claim but I felt comfortable that we had established a great bad faith claim if they went to trial and there was a verdict over the policy limits. Kevin is always responsive and kept me informed every step of the way. His bill ran somewhat higher than the original estimate and he has been kind enough to let me make monthly payments. I have recommended him to others.

I obtained Mr Patterson Esq through a referral from a close business associate in 2013. My case involved ownership of property being disputed by the family of a deceased relative. Mr Patterson scheduled a consultation to hear what the situation was first. After he heard the information he actively assisted with getting the proper documentation to assist in retaining his services to proceed with representation in the unfortunate matter. He displayed the most professional and personal services that I have ever experienced in a moment of distress. He made sure I understood the law as it applied to my case and was in lockstep with the judges interpretation on the facts as well. He made all attempts to resolve without going before a judge first, but when the only option was court, he came prepared and attentive to all aspects of everyone involved. I seriously can't that Mr. Patterson enough for what he did for me. It meant the world to me to triumphantly persevere with the help of his extensive knowledge and ginger care. He is definitely worth any accolades he receives.

No words can describe what Jessica did for my son and my life. When I found Jessica it was through word of mouth. She was referred to me by Ms. McNair. I was informed she is the best family law attorney. I came to her for a custody of my only son and a relocation out of the state of Nevada. Gus and Jessica were both present at school my consultation. I was terrified with my situation and I was in desperate need of a great attorney. Jessica was there taking notes, asking the right questions, she was genuine, caring, empathetic/sympathetic, she listened, she was very quick to make sure my case was handled the right way. I was with her for a full year (due to Covid 19 delays). I trusted her, she was thorough, professional, she answered all my questions, she made sure she was always available, she is incredibly intelligent and full of knowledge. She led my case and worked really hard. I had a complicated case and I was very needy. She always made sure that my ex did not take advantage of the situation, she was a fair attorney and she looked at both sides at all times. I could not have done it without her hard work, persistence, patience, intellect, experience. She led my case and I won. I won full custody of my son and was able to relocate out of Nevada. She is now a judge and she is an amazing attorney/judge. I’m very bless and thankful that she was my attorney. She was my blessing in disguise. I miss her and I’m so grateful for her. She really changed my son and my life. Thank you Ms. Jessica. I could not have done it without you.

Dean Patti and his staff exceeded all my expectations. I was so upset and injured after I got into an accident this year. My nearly brand new car was totaled when I was t-boned. I knew my hospitals were going to be high, and I had high deductibles. My employer recommended I speak to Dean, and I am glad I did. He gave me his cell phone number and told me I could call or text him anytime. I was surprised he answered, and when he couldn’t answer right away, he had one of his other attorneys contact me. In no time, he got the full insurance policy limits from the driver that hit me and from my own insurance policy, and then he negotiated down my medical bills so I can get some money for my pain and suffering. I would definitely recommend Dean and D.R. Patti & Associates.

I barely had to disclose the facts of my case. He knew! He told me. He is so well versed in the HOA foreclosure and sale matters being litigated in the courts today that the answers to my questions are at his fingertips. He was able to respond clearly and concisely and quickly without time wasting my precious hourly fee monies on redundancy or confusion. This is his biz, he does it 24/7. He gave me the foundation on which to build my case even though he represents HOA's, and I'm a homeowner. He was so HUMAN! Michael gave me the names of two other attorneys to consult with, each of whom have helped me also. He even offered to answer further questions should I have any. You were 100% right with all the scenarios you offered up. Now I can choose which line of defense I want to present. Thanks toooo much Mr. McKelleb.

I welcomed Jennifer into the hornet's nest that I had created with my super hero like ability to transform everyday business into troublesome legal quandaries. This was the culmination of a multiparty transaction that had lasted over eight months. It was clear that mistakes had been made and that involving Jennifer earlier in the process would have both saved on cost, while also nettig myself more money with far less risk in a more timely matter. There was no second-guessing past decisions, nor was there any pressure to involve her in future dealings once it was understood that I had identified my errors. We discussed how to prevent similar situations from happening in the future. Unquestionably, the importance of her involvement was made clear through my bottom line. Jennifer reviewed the facts surrounding my issue and then took over and diligently worked toward accomplishing our goal. My options were presented to me without bias and despite my best option resulting in less billable hours, the resolution was clear. Dealing with an absolute professional with expert knowledge and experience is very refreshing. I have witnessed attornies with lower standards direct their clients toward selfserving poor decisions in order to line their own pockets. I always felt that Jennifer had my best interest in mind. Looking back, she realized at one point that I may be leaning toward a far riskier emotional decision that may have ultimately cost me money. Clearer heads prevailed after I was urged to sleep on the matter. Knowing how poorly things could have played out I’m ecstatic about having her on my side and look forward to working with her in the future.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
