We have used Donna for several years for our personal and professional needs. She is incredibly knowledgeable and advocates for her clients. We are a small family without large assets, but Donna and her team have always been generous with their time and given us the attention and advice we needed. She helped us close several mortgages and a sale of our house, which would not have closed without Donna and her team going above and beyond (the buyer's attorney was clueless). She has handled our estate planning, as well as healthcare powers of attorney. We have a unique family situation, and Donna's knowledge of NC law helped us create custom documents that have brought us tremendous peace of mind. We highly recommend Donna.

I have been working with Donna for many years now and she has become an absolutely essential part of my team and a truly trusted partner. She always takes my calls (early, late, weekends) and if she can't, she gets back to me very quickly -- as if I were her only client. She almost always knows the answers, but if she doesn't she knows the right people to contact. I know that she won't quit until the job gets done. And above all, I know that Donna is always working in my best interests and will always go above and beyond to ensure I am covered from a legal standing. I could not more highly recommend Donna.

I worked with, and retained William Devore IV for a legal mess that I was in. I feel that his representation and consultation throughout the process exceeded my expecations. He helped streamline 2 different issues that I was having, whereupon one dealt with renters and the other my property management company. William is knowlegable, articulate and most importantly assertive with his handle on the law. He guided me along the right path and even went above the billable retainer to get my desired outcome. Hopefully, I won't need his services in the future, but if I am in a legal bind, I would have no thoughts about a different counsel.

Jason is a friend from church. When I approached him for advice about a claim from an auto accident that left me with permanent injuries, the time for filing the claim had nearly expired. Jason began to work for me immediately. He made every effort to settle the claim through mediation, experiencing the same frustration I had experienced with the insurer. Jason was marvelous throughout the trial. He prepared each witness extremely well, presented a well documented and thorough case, and gave keen attention to details. The jury award was substantially higher than mediation would have rendered. Now I consult Jason regularly, fully trusting him with my family law business including divorce, will, and matters of estate. Jason is a hard worker, always prepared, ethical and fair.

Jason Page has represented me for the past year in a case which involved a piece of longleaf timberland I own in eastern North Carolina. Someone impersonated me and sold my timber to a local forest products company. Jason Page helped me recover my damages from the insurance firm representing the timber company. My mediation was completed in January 2012. I was extremely satisfied with his help on all levels. He was available and responsive through emails and telephone calls and always kept me in the loop with regards to papers that he filed and developments in my case. His background of working in timber before becoming a lawyer made him especially valuable in my case…volumes, pricing, optimal merchandising of a timber tract…all are a bit obscure if you are not in the timber world. But in a broader sense, this is a person who I would use for any legal matter that he is willing to take on. His honesty, prompt attention to detail, and full involvement with the case at hand all commend him. With more lawyers like Jason Page, the public impression of the profession would get a big boost.

We are currently in a Real Estate dispute. We are very comfortable in recommending Jason, have numerous times, and will use him again ourselves in the future.

I hired Jonathan to help update my will. We discussed what I had set up and all changes I needed/wanted to the will. Jonathan was very efficient and provided everything I needed. The price was excellent. I even asked questions that did not have anything to do with estate planning. Jonathan explained that this was not in his area of expertise, but did look into it for me. Kendall Page is an incredibly knowledgeable attorney. I have used Kendall for my personal real estate transactions, and have recommended her to my family members as well as numerous clients over the last decade. I have always found Kendall to be incredibly responsive, patient, thoughtful, conscientious, and an all around solid, trusted source for all my real estate inquiries and needs. She is generous with her time, whether it's taking a call from me and answering a question I may have, or that from a first time home buyer who is nervous and new to the process, or clients who haven't bought or sold a home in 30 years. Kendall makes a point of never rushing through a closing. She is very good at stopping along the way to make sure her clients are comfortable and well informed. I have worked with a number of real estate closing attorneys in our area over the course of my 11 year real estate career and Kendall stands out from the rest. I give Kendall Page my highest recommendation.

Mr. Gordon represented us against a fraudulent building contractor. He was tenacious against the individual. After winning in court, and gaining a sizable judgement for us, he was able to turn that judgement into a secured lein on the individual's property. As you may know, judgements don't mean you will recover your losses, but the secured lein has provided the opportunity to actually recover our initial losses. Briefly stated, "You want Harry Gordon to be your lawyer, not opposing council".

I want to start off by saying I trust him and feel very comfortable saying that Prosser is the top attorney in the area. I was involved in a situation where being a small company with limited funds I was being taken advantage of by a multi million firm with a large legal team. Once I finally made it to Prosser things fell into place and what I felt was a no win situation with the possibility of being dragged out for years was handled promptly and with positive results. His responsiveness is impressive, turning around docs, and returns calls almost immediately. I actually have him working on setting up documents for my company to ensure there is no room for anyone to take advantage of my services again. He has proven once again just because you don't practice nor reside in a large city and don't work for a huge firm doesn't mean you are inferior in the legal arena. He isn't animated and loud nor threating, he is to the point, clear and concise . When I was at wits end he helped manage my expectations and calmed me down. I recommend him to anyone in need o legal advice.

There are a lot of attorneys out there but there are a select few that stand out above the rest and Prosser (Sandy) is one of those attorneys. Sandy has strategically helped me through multiple matters involving a partner buy out in one company, a settlement pay out negotiation instead of going to litigation and a larger matter involving loss in an investment. Sandy has a gift and that gift is understanding and interpreting the law to protect individuals like myself and my family. One differentiator about Sandy that I personally have not found in any other attorney is that he genuinely cares about protecting me and my family. To say I Highly Recommend Sandy would be an understatement. To sum it up in 3 words I would say Sandy is Knowledgeable, Fair and delivers Results.

We strive to provide all of our clients with quality work, pricing and customer service. In this case the client requested we perform work outside the scope of which we were hired to do. We attempted to resolve the issue with the client directly and were unsuccessful in reaching an agreement. We hired Mrs. Quinn to be the go between and to clarify the scope of the work that we would perform. She took the weight off of our shoulders and handled the negotiations flawlessly. She always strived to understand the industry lingo to make sure that both parties were satisfied. We have recommended her to several we know already.

Andrew was knowledgeable, patient and clearly explained my options. It was a much easier process than I expected and I would highly recommend Andrew.

Brian recently helped me put together a will and provided counsel during a home refinance. He provided excellent service. He was patient, listened, and thoroughly answered my questions. He made me feel comfortable as I planned for the future and put me at ease knowing my family would be well cared for if anything should happen to me. He gave me one of the most valuable gifts I could receive: peace of mind.

I've had the opportunity to work with Brian and his staff for more than 5 years now. In addition to Brian's expertise and professionalism, I have seen how Brian handles complex situations in a trustworthy and thorough manner. Brian will listen to your concerns and questions, research the matter, and provide a well thought out recommendation. In addition to professional ability, he also is easy to work with and wants to help the client.

Brian is an excellent attorney. He makes you feel that your case is the most important to him. Listens, takes notes, makes you feel at ease in talking with him. Very professional, explains what is happening and what to expect in the next steps of your case. Goes out of his way to do research on your case. He understands this is something I don't do for a living and explains and helps you understand the process of the case. Brian helped me with the estate of my Father and is helping me with the trust that he left which my family is protesting. We are still in the process of finalizing the trust and I have the confidence Brian will succeed in getting this case to a close.

Rob was amazing! After wasting 8 months (and a lot of money!) with another attorney, I sat down with Rob and in an hour he laid out a plan to resolve my personal divorce. Even better, he was then able to communicate the plan to my ex-husband in such a way that he and his attorney started working with us cooperatively. Rob did more in two hours than the other attorneys did in 8 months. I wish I had found him sooner!

"Dear Mr. Maitland, Thank you for seeing us today about our family-owned beach house and the increasing burdens that joint ownership involving my three children and me has caused us. I can't tell you how helpful it is to have talked this through with you, and have our options presented clearly devoid of all the emotional weight that can't help but cloud each of our own family associations with the cottage. Thank you especially for the empathy and care you gave to our overall well-being and the longer-term considerations attendant on this decision for me as I approach my seventies -- I hadn't really acknowledged my own inadequate financial situation, but I do now and appreciate your concern, wisdom, and decency." (note sent by me to Rob Maitland after his consultation with my daughter and me)

Contacted Scott Eggleston to prepare documents necessary for estate planning for my wife and myself. These included will, health care power of attorney, durable power of attorney and living will. Mr. Eggleston conducted a thorough interview, explained the purpose and need for the various documents and what they accomplish. My wife and I never felt rushed or that our questions were foolish. The time from our meeting to being provided with our documents was extremely short. Charges for services were very reasonable. I was very pleased and would highly recommend Mr. Eggleston and his Firm.

Kesai closed several transactions for me, including my personal home purchase. She never appeared rushed at any point in the transaction and took the time to explain all the documents we were signing. She was very knowledgeable and even caught some mistakes that the HOA had made and quickly had that issue resolved. She returned calls and emails quickly. She even made our closing time work, even though we had to change it several times! Highly recommend!

Kesai was my real estate attorney on my new home for my daughter and myself. I closed briefly before my daughter arrived and the process could not have been smoother. The sellers were going through a divorce and made things a little difficult, but not for me. All the kinks were taken care of for me and I just had to show up, review the documents , and sign. She took the time to go through any questions I had with care. I could tell she wanted to make sure I understood the process. Buying this home was a major step in starting my new life. It's means a lot to me when people take the time to make you feel educated and comfortable in this major decision. She may do this all day and everyday, but I felt like I was her only client.

Our daughter, who was traveling through the state of NC on her way back to college, was charged with a DUI. As any parent would feel, we were extremely concerned. Our biggest problem was that we live several hundred miles away, and had no idea who we should entrust our daughter's fate with. After careful research, we decided to move forward with Mark. I feel so fortunate to have done so. The process before the trial took several months. During this time our anxiety level was very high given the severity of the charges. What struck me about Mark in particular was his empathy and understanding of our circumstances. He made himself available numerous times to discuss the progression of the case. After careful examination of the evidence surrounding our case, he felt that there was in fact no real evidence to support the officers numerous claims. He explained this to us thoroughly, and how he would prepare to litigate her case. We understood that there were no guarantees, but felt better as the day approached. Thankfully the court agreed with Mark's argument, and dropped the most serious charges leaving her with only a speeding ticket. I would highly recommend Mark!

In a million years I would not have imagined I would have ended up in such a difficult and emotionally draining divorce proceeding, but I did. Christine was referred to me by a friend. She was patient yet direct with me. She was kind but firm. I trusted her, because she genuinely had my best interests at heart. She was clear about what she would and would not do for me. The opposing Attorney was ruthless. and rattled me at times. She kept me focused, accountable and on track. Only by the grace of God did our disaster end well and our marriage was restored. Once she was sure I was of sound mind she was genuinely happy for us, even though she knew the details of our messy situation. My husband's Attorney did not take it as well, he was in it from what I experienced for the "thrill of the hunt." Christine was seeking the best outcome possible for me and always presented the highest levels of honesty and integrity every time I worked with her. Christine is a "Best in Class" Attorney and an Incredible Woman whom I respect immensely. I recommend her services without reservation.

I have been working with Mr. Wenzel for about 15 years and he is a truly exceptional attorney. He is my go to attorney for everything. Mr. Wenzel is a true professional, do yourself a favor and make him your first call. He will get it done. He can handle extremely complicated estates and business transactions all the way down to the "easy" home close. Every time I call him he gets is done exactly correct! Mr. Wenzel has handled many legal documents and transactions for me, and has delivered perfectly every time. I will share one story in particular that was so over and above exceptional! Keep in mind Mr. Wenzel can handle very complicated transactions but here is an "easy one" it just happens to be my favorite story. My wife and I were buying our dream house on a lake in North Carolina. I personally made this transaction about as complicated as possible, it may have been the most complicated home purchase in history! Mr. Wenzel got it done, on time, and correctly and we did end up closing. That transaction probably made us $200,000 and it would not have happened without Mr. Wenzel.

I had several speeding tickets in NC dating back to 2001. I contacted Ms Bostrom and she immediately got back with me and we planned out a strategy to pursue these tickets. Seeing that the tickets were in several counties, Ms Bostrom had to do a bit of leg worked to make contact with several small county DAs. That was not an obstacle for her! When all was said and done, Ms Bostrom somehow was able to get me out of a ticket that carried a possible suspension of my license, etc. I was able to pay other tickets and fines through Ms Bostrom and that was really great, seeing that I now live in New Jersey. We communicated on the phone and via email and she was always forthright in what the possible scenarios entailed. I'd suggest that you retain Ms Bostrom's services because she is that good. What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
