My family and I were brought into an estate fight after the death of my parents. We were individuals up against a massive corporate law department and felt like we were living our own David and Goliath story. After being dissatisfied with a few other firms and how they did or didn't handle specific issues in our case, we met with and ultimately hired Webb Law Group as counsel. Mr. Webb and Ms. Kiley were a pleasure to work with, and quickly understood our case and the legal stance we needed to take. They listened to my viewpoints as their client, including the risks I was and was not prepared to take, and ultimately helped us reach a settlement. I would recommend Webb Law Group to anyone finding themselves in a similar situation. ~ M. Scott

She works for Lenden Web at The Webb Law Group in San Diego https://webblawgroup.com. I strongly endorse her!

Dan recently represented me in a partnership dispute that eventually ended with a jury verdict in my favor. He did an outstanding job at trial with almost all major issues being decided by either the judge or the jury in my favor. After the verdict was entered, we had a chance to talk with most of the jurors, and they almost all expressed comments that were consistent with my opinion of Dan's performance.

Brian Holm and Holm Law Group have wildly exceeded my expectations. I hired Brian for help with a business partnership dispute and he managed to turn the case entirely in my favor and make me whole again. The process involved years of tons of litigation, depositions, motions and everything else, but Brian Holm made the entire process as easy as a situation like this can be. Brian Holm is someone you can trust to do the right thing. I am extremely pleased with his services and would never even consider doing business with another attorney. He has the experience and expertise to see you through any complicated business matter there is. A+++++++++++

Mark really cares about his clients and it's obvious. I've used probably a dozen lawyers in my career and having someone with hands on experience in the development world was a huge asset. Mark understood my business, how things worked, and it saved so much time not having to explain processes. I never want to need a lawyer again, but if I do, I will definitely go back to Mark.

Stephen Cummings law firm has provided us efficient, trustworthy, completely responsive and EFFECTIVE services handling a complicated set of issues involving courts, other attorneys, brokers and international corporate officers. Mr. Cummings diligently pursued resolving the issues in a 100% satisfactory manner on a settlement agreement that - for over two years - had been deemed uncollectable by our previous attorney. As a result of his efforts, over the past several months, Mr. Cummings successfully collected a substantial sum of money for us. Additionally, he recently negotiated a new agreement for payment of the remainder due (the first two of these payments have already been received promptly). Throughout, Mr. Cummings has been personally involved in a very effective fashion. (His office staff is courteous and knowledgeable as well.) Of the several attorneys we have worked with on this matter, the services provided to us by the Cummings law firm have been exceptionally effective. We feel fortunate to have Mr. Cummings representing us Fred Villella

I started my own business and hired Elidia to write my Terms and Conditions. She knocked it out of the park! She was efficient and helpful throughout the entire process. She also told me to add a couple of things that I hadn't thought about! THIS is why you hire a lawyer! Elidia had me covered. She mentioned some other cases in my industry that went to court and their rulings, so we added guidelines and protections in my terms so that I wouldn't run into the same issue. I'd hire her again in a heartbeat.

My case involved multiple building code violations along with harassment, racial abuse, sexism, and health risks. In addition, we were dealing with a incompetent landlord who did not maintain the property. Not to mention, hires criminals to be managers and maintenance personnel given their criminal history. I was even exposed to black mold in the unit. Marc and his team are fighters! They will work diligently around the clock to ensure the case is solid. Marc took the time to inspect the property, meet with witnesses, and speak with healthcare providers regarding the case. He isn't just doing this for the money, he has a genuine interest fighting for the underdog. Honestly, if you're seeking to find a attorney that is well versed with real estate matters, go to Marc. He is one of the best attorneys in San Diego county. I'm so grateful to hire him for this case. As a result, we ended up having the insurance to settle. Worth to hire.

For many years I have had to put up with the "neighbors from hell". They were consistently unfriendly and hostile to us. At one point, regarding an ongoing fence dispute , We both finally "lost it" and responded with all sorts of crude language, and I called the Sheriff and filed for a Temporary Restraining Order. My first advice to anyone who has a problem with their neighbors is DO NOT file for a Restraining Order, unless they can be proven to be a physical threat and meet the heavy criteria involved in this order. Also, be aware that the person you file upon can "cross file" and then they are asking for a restraining order against you. That is what happened in my case and it was very upsetting. I found Mark's phone number on line and called him. He immediately put my mind at ease, explaining and assuring me of my options and how to proceed. He understood, typically, when a person reaches out for legal help they are emotionally battered and in great need of someone to "vent" to. Someone who can sort out the emotional pain from what is the plain legal aspects of our problem. He was able to put my mind at ease with one phone call, in which he generously gave me free of charge until I decided to hire him. I knew he was not an "ambulance chaser" the moment he laid it on the line about how costly and for the most part unsuccessful civil lawsuits can be. He helped me to put into perspective that I do NOT want to go there if I can avoid it. For a very reasonable fee Mark took all of my Court Documents, Photos and Tons of "Evidence" by e-mail attachment and reviewed it. He then gave me his professional opinion on to how to proceed and the possible outcome (s). I then hired him (once again all online) at his hourly rate. He faithfully and kindly reviewed all my paperwork and reviewed events as they unfolded towards the hearing date set by the Court. He provided more than legal advice, he provided a much needed "shoulder to cry on" . He was genuine in his concern and offered encouragement to for me to move forward with confidence. He reviewed and "fixed" all my documents to represent myself with proper grammar and favorable viewing by the Court. I have a deep seated respect and fear of the Law. It was painful in the extreme to put myself before a legal proceeding, especially knowing that I was not blameless (its takes two to quarrel) so I would have do defend my actions. The outcome of the hearing was WE WON HANDS DOWN! Total victory and satisfaction. The other party was humiliated by, in part, my advantage to having legal counsel and advice on how to proceed. Remember in my case at least, this whole unfortunate, sad and depressing episode could have been avoided had I not acted in haste. If you are unable to reason with your neighbors most likely that will never change, just suck it up and walk away. However, if you find your self up to your neck in legal proceedings or think you need an attorney I suggest you call Mark! I pretty much "vet" folks I hire from a gut feeling and I trusted him immediately. As a side note, he is also GLBT friendly if that is important to you and or has a bearing on your case. Although that fact had nothing to do with my case, it happened to come up in the course of sharing, I feel more comfortable with folks who are supportive of civil rights for all! Just remember, if you yourself are the "neighbor from hell" and you have no defense to offer for being a "hateful and bad person" take a look at yourself before you engage in a fight that you cannot possibly win. I feel very lucky and quite smug in fact that I was successful and I hope this review can help you if you find yourself in a similar situation. Sincerely One Happy Client.

I do not have a ton of contacts and wanted to sell my business which I built over 10 years time. My business was quite successful and grossing 3 million but I was super burnt out and wanted to move out of Southern California. I needed someone who would represent me and look out for my best interests. I called a bunch of attorneys but mostly found arrogance, over inflated fees, and slow response times. I knew one excellent trademark attorney who was honest and easy to deal with but I figured I needed someone with expertise in business sales. It's been over 2 years since I worked with Tim but I still remember how lucky I was to have found him. He is super organized and help me gather the necessary documents to present to the buyers of my business to make the due diligence process a snap. The buyers were quite impressed with the package we presented to them. This was the due diligence phase - the prospectus was already written before I met Tim. He is a tough negotiator but fair in dealing with the other side so both parties to the agreement feel good. He seems to enjoy what he does for a living. He takes time in "crafting the purchase agreement" - that's the words he used with me. These are not just words. I have worked with plenty of attorneys and know what he means. Tim was a pleasure to work with - I only wish I could retain his services in my new state. It would also help if I could build another successful business first! Not easy.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
